Lovely setting, reasonably close to town, walking distance to village and pub, well appointed room and dining facilities, attentive staff.
Drive into town in rush hour, made worse by road works. Not the fault of Rectory Farm!
House was beautiful as we're the surroundings.
Disappointed to be placed in the Chalet accommodation when I selected and paid for House Double! Chalet was noisy with guests slamming doors.

Great location, good staff, efficient service. Generally very pleasant for a B&B stay.
Lodge and house (breakfast) separate. Furniture in lodge is old rather than the targeted antique look (coffee table was so marked/stained as to be unusable). Egg boiler has an unattended alarm that is confused with a fire alarm.

The property far exceeded our expectations from the moment we arrived via the lovely gated driveway. The family room was a treat. This massive room was clean and comfortable. Maybe a little dated but we loved it.

The room was very comfortable and the setting was really lovely.
The bed was comfortable, the breakfast room bright and the location was good for the park and ride.
The room was small, had a beam across the room giving about 5ft 3in headroom down one side of the bed. The towels were very thin and the breakfasts very expensive for what was on offer.

Although it is a nice-ish location, I believe that £10 for a croissant, muesli and yoghurt is too expensive! If you want a full English this is another £10! A bit pricey for a hotel next to the m11
Breakfast was a little expensive but was optional.
The owner was quite rude didnt attempt to engage in any conversation. I also think charging £10 for a small continental breakfast abit steep, and an additional £10 for full english crazy (£20 in total).
A mere £68.25 got us an entire cottage for one night, with far more space than I could have expected. The location was a lovely countryside escape and we very much enjoyed walking along the private footpath to the local village in the evening.
Heating in the cottage wasn't quite what we had hoped and there weren't any additional blankets provided. Also I was hoping that the additional breakfast charge would have covered a cooked breakfast rather than just continental.

Far from warm welcome, Room not located in the rectory...in a annex in the grounds with low beams which I regularly banged my head. Unable to get to your room until 1600 no explanation or guidance of how to fill the three hour wait. Then shown to room by staff with limited English and not told that on the key ring was a key for the main Rectory entrance so one felt excluded from the hotel itself and to gain entry I thought and did have to knock on the front door!...on one occasision our lock wouldnt open from inside the bedroom and although staff arrived quickly the man (who i believe might have been the proprioter) offered no apology and appeared very off hand.
Almost everything. Well run, good breakfast, excellent atmosphere for relaxing.
There was only one restaurant within an half hour walk and it didn't open until 6 PM. If you don't have a car this place would not work for you at all.

Breakfast isn't served until 8 am. I had an interview at 8 so was forced to go on an empty stomach.
