Really liked this small hotel: central location but quiet as set back from the busy coastal road. Sea views of the old pier from our room (full height windows with balcony). A character well looked after property with beautifully romantic rooms and a charming host. Ticked all our boxes.
all ok fine nice roodm food good to
They left us to it but were friendly and there if you needed. Lovely room and bed, lovely location. Didn't have breakfast but it looked nice. Even though we had a big lie in they cleaned our room! Very relaxing weekend.
Only thing I would say was the guide to the hotel had a lot of CAPS LOCKS about how much they would charge you for losing keys/smoking etc. Its totally their right to do this and I understand but it felt like you were being told off a bit before having done anything wrong. A couple of things could do with a bit of DIY, but to be honest I like somewhere that has character and this hotel does, so none of this should put anyone off going.
Location is superb, close enough for all amenities but far enough away from all the noise of other seafront hotels
The staff was very good and friendly and very approachable, the room was lovely and good selection of free toiletries and tea making facilities!
The walls are quite thin so could hear people in the room next to us coming in at 2 in the morning, also the wifi doesn't work on the floor we was in in room 9 which was a little bit of an inconvenience. Over all we was happy though!
The staff were very welcoming, the room was small and cosy and the view was lovely to end a day on.
The bathroom door for our en-suite wouldn't close properly but other than that the hotel was wonderful!
The lady that checked us in was helpful, friendly and approachable. An asset to the hotel.
Wifi is running through a BT Home/Business Hub and didn't even nearly reach our room. No lock on the bathroom. No hand towel provided. The shower of the neighbouring room seemed to be attached to the other side of the wall our bed was against so at 11pm we had loud groaning noises from the shower. Not enough shower gel for even 1 person. TV signal would drop for a couple of minutes at a time.
The Regency was gloriously charming, quirky and historic; centrally located with the best views! Our room was erotic, designed for "fun", and, whilst small, we couldn't fault it. We will ask for one of the larger rooms next time - Room 3 with a balcony looked gorgeous! I am so pleased that we were let down by the Artists' Residence where we had originally booked as The Regency was equally good for half the price.
The hotel was really clean & room really good for the for the price. I liked the fact that you could pick the room that you actually wanted to stay in. Location excellent.
The breakfast could have been better. Not really anyone around to ask for it to be replenished.
clean room, comfortable

The room was clean and comfortable and offered everything that we wanted. the staff were friendly and accomodating.
Right in the centre of things, short walk from the station, good breakfast with very pleasant staff. I enjoyed my stay.
Very small room right at the top, accessed by steep, leaning staircase. Glad I didn't have to climb in the hot weather!
Very friendly and extremely helpful.
Number of stairs when you have pounded the streets of Brighton or carrying heavy luggage. There is no lift, but landings to catch you breathe on if you are higher up.
Great location Comfortable room
Breakfast was poor
Loved the room, it had a really romantic feel, was clean & comfortable. The staff were friendly & helpful. The hotel is in an excellent location.
If I had to pick something, I would say the cups in the room could be bigger, in order to make a decent cup of tea - but that's being really picky, as overall everything was perfect!
Comfort, cleanliness and placement.
Location of the hotel is ideal.
Bedroom and bathroom size. Duvet and covers need freshness.
Nice character property with excellent views from the top floor of the sea.
Carpet in the room (12) was thread-bare which took away from the general good quality and feel of the overall hotel.
One of the most comfortable beds I have ever slept in with a lovely view of the sea. Great facilities and friendly staff.

Nice comfy beds, clean room
All the stairs. Although hotel was full it felt a bit isolated at times.
Room tasteful with quirky room options available too. The breakfast was really good and the location is great, just a few minutes walk to pretty much anywhere.
Nothing, it was all good. We organised parking in the street behind which was really good value and safe all night inside parking. Would have been nice if someone had taken the car around for us to the park but you can't have everything.
Was comfortable car park near staff lovely. We will diffently return.
