The only thing I can say is the location- it has a great location, in a really cool neighborhood and very close to the train and bus stations, and the Old Town historical sites
The place is very run-down. Our room was in the basement, and was really dank; our clothes actually got damp from being in there. The bed was falling apart, with springs sticking through. At some point the TV stopped working. And the bathroom was gross-there was mildew all over the shower. The staff was friendly but did not speak English well and were thus not very helpful. And the breakfast was ok, but kind of poor quality. This is basically a hostel. The plus side is that it made us spend as much time as possible in Edinburgh to avoid our room.

The accomadation had no heat, was told, not to tough boiler for heat or water, bath was damaged unable to get a shower for ourselves and a bath for the children. The mattresses was not comfortable and needed replaced and tiles were coming of the walls in places not safe for children. loose floor boards and not refund went complaint was made.

Location Nice dining room. After complaining about the room in the basement they were able to put us in a better room the next night.
They put us in a basement room that was dark, cold, noisy and the bathroom was moldy.
The dinner room is beautiful. Nice view from the room. Some of the staff were really pleasant. Good breakfast service.
The bed wasn't comfortable, I felt back pain when I woke up everyday. The stairs to access the rooms are dangerous and narrow . Not enough shampoo and washing gel for all of us. The toilet flash take a while to be ready for the next person. The 1 pound charge to pay with credit card.

NO WARDROBE !!! Clothes hung on coat hook behind door . Didn't replenish the condiments. No curtains to shower window , flats opposite (higher) had a good view ! Toilet rocked , not fixed properly ! Room No. 8 (single) way too much ££ for the standard of the room .
80 pounds per night is too expensive for what you got. Poor breakfast, available only 0800-0900. It's not B&B concept. Location is too far from train station, had up-hill/down-hill. Bathroom is too small. No lift.

The appalling attitude of the owner, who promptly went off on a 15 minute tirade against booking.com when I checked in. If I were in charge of hotel selection at booking.com, I would immediately remove this establishment from their books. Clearly the owner hates you !!! The 'breakfast' was a poor continental type, with ham, cheese and salami. The ham was clearly of the Tesco 'Saver' reconstituted variety. Most sites would now list a continental breakfast as just that - this hotel merely showed a very misleading 'breakfast included'. Also not on the booking.com website was the fact that £2.00 will be added to credit card payments, and £1.00 to debit card payments. When I refused to pay the debit card charge, the owner was very unpleasant indeed. All in all a great shame, as the establishment itself is pretty good, but the owner clearly needs to attend a customer care course as a matter of some urgency !!!
The hotel was very comfortable & clean & in a great location near centre of town. Excellent for 1 night stay.
The hotel possibly needs upgrading but for location & price you can't fault it.
Where it was situated, breakfast was fine, staff very helpful and friendly. Allowed us to leave our luggage, whilst going shopping.

The central location was great.
The selection of food at breakfast was poor and only served between 0800-0900. We were out late each evening and would have appreciated service until 0930 at least. There was no cooked option which was disappointing. We made the effort to get up for 0830 on one occasion and ate just muesli. Shame, as the coffee was great ! The mirror in the bathroom was held together with gaffer tape - it is badly broken. The room was very small and we had no room to move about at all. There was one small wardrobe and one drawer only for the two of us. I lived out of my suitcase for three nights. A shame, as the website showed much better rooms which is misleading.

walking up all the stairs as i have a sore back you do need a lift in the hotel that the only thing it would stop me from staying there again is the stairs mrs h mcnally
