In dire need of renovation (right down to the missing 'R' from the front of the hotel). The rooms are tiny - the 'twin' rooms are simply single rooms with an extra bed in them. One of the coldest hotels I've ever stayed in.
Staff horrible heartless people.
Location of property. Helpful younger staff; but unfortunately they were unable to address the larger issues (all of which had to be referred to the manager).
Too many issues to name individually. The apartment is mis-represented (washing machine did not work; no lighter provided for gas cooker; no oven trays; poor Wi-Fi etc etc) & poorly equipped for 6. Difficulty resolving issues with manager/owner as he is overly defensive about the shortcomings of the property. The system they use for returning the bond meant that we were advised it could not be credited back to us for 2 weeks! We did not accept this and eventually got credited on the day we left. But, do you really want to spend holiday time dealing with this type of problem (and many others)?
A budget hotel.4 rooms to a floor. The room was simple and *clean* with wonderful view of the city from the 3rd floor. The hotel gave a very European experience for us North Americans.The Gentleman at who worked there made the experience for us. He was super pleasant and helpful. Continental breakfast was more then expected. and was open early on the weekend which i think is rare ( good for all you bus tourists). It makes a great base to pop back to after a roam around the city. Very close to food and Edinburgh bus station. We will definitely stay again.
No lift and lots of stairs...but that was OK because we simply had our backpacks :) Europe seems to be very energy efficient place. Our room was freezing ( we visited in winter) when we got in lol but there was an electric heater which took a while to warm up buuuut we had each other and where warm in a few hours.

The location was good
The hotel is deinstalled not a hotel worthy of any stars. The rooms are extremely run down. Broken furniture etc. we couldn't even sleep in the bed as the springs were poking through the mattress. The manager was aware of this and still put us in this room. They refused to give us a refund, instead offered to turn the mattress over to see if it was more comfortable. An absolute disgrace of a place. It should be closed down or renovated. Would never stay here again even if I was offered it for free.

The position of the hotel was excellent and the breakfast was quite good.
The room was really cold, the heating in our room was not working and when we asked for and extra duvet they said NO. The hotel has no lift, and the stairs are really dangerous, especially if you are with big luggage. The room was cosy but really small for 2 people, you almost can not move.

The room was a single *** no space or facilities for 2 people in this room ** wardrobe was single size also had radiator inside plus a big cushion/pillow on top shelf therefore how on earth was 2 peoples clothes supposed to fit considering this was the only storage space in the room. There was no bedside table or chest. There was only one very small table which was no use because it was full with lamp and kettle/cups/glasses tray therefore nowhere to put anything down apart from one chair. The curtain was hanging off rail at one side so difficult to close the curtains. When we opened the window it was coming inwards. Both beds were terrible they sank in middle extremely uncomfortable and both myself and my friend hardly got any sleep and got up with a backache the next day. The electric switch above the bed on the wall had an exposed wire and the remote for the TV did not work. The kettle had to be filled from the shower because the sink was so small. The shower didn't close properly. The sink didn't drain properly and there was no soap. Also the mirror was broken and had been taped up.

Not being advised by the owner/manager at time of booking from Australia that construction work would be carried out above my room. Staff member doing work aboveboard room until midnight! Having to pack up things and ask for another room which was provided and was much quieter. Dismissive response to my initial complaint from the male managerand who would not help taking my luggage upstairs to new room as no lift in hotel.
The lady that worked in the hotel was very nice and friendly. The facilities were a bit old but everything was working and the room was OK (it had everything it needed to have). Plus it looked nice and clean too. Also, the breakfast was surprisingly good! Many choices and lovely food! Would recommend to others!
I did not really like the old shower there. Everything worked and it was clean but it was a bit tricky to use. It was also very small.

A room which looked as though it was furnished from a charity shop. Old fashioned, dusty and not exactly keeping up with Edinburgh hotels. on entering room I felt I had stepped back in time. I will not be staying again.

Powerful shower. Generally quiet. Proximity of guest house to a Tesco express, nearby fish and chip shop and city centre.
Following a long journey by train to Edinburgh, upon arrival the usual staff was not at the door instead was greeted by the "manager" whom in my opinion was rude as i was kept waiting at the door whilst he continued with his phone call. When i got to my room, there was broken glass on the bathroom floor from the mirror and black tape was used to seal the sharp corners. The sink was partially blocked and took ages to drain and despite a message left with the cleaner, this was not addressed. Milk was not replaced the next day, nor tea bags. The wardrobe was dusty, and the telly was not working. No lift ( minor point ) Attention to detail would make a difference to the stay of a traveller and sets apart a good guest house from a really bad one. Not impressed, won't be returning.

An interesting building. Lovely staff. Plenty of choice for breakfast - and plenty of it! Warm and comfortable. Excellent location for us peronally and so cloe to princes St and Waverly SAtatio. Broughton is an interesting area with great coffee shops and restauarnts too.
Room 5 a bit noisy during breakfast service but wouldn't put us off returning.

Room decor a little overlooked
Breakfast times too limited, lack of privacy due to lack of blinds in bathroom to avoid being overlooked from neighbouring properties, toilet bowl needed securing to the floor. Had requested move from Room 8 prior to arrival obviously this was not possible. This was my second visit will consider staying elsewhere in the future.
