Steep stairs, decor a bit dated
location was ideal for playhouse
The room was a single *** no space or facilities for 2 people in this room ** wardrobe was single size also had radiator inside plus a big cushion/pillow on top shelf therefore how on earth was 2 peoples clothes supposed to fit considering this was the only storage space in the room. There was no bedside table or chest. There was only one very small table which was no use because it was full with lamp and kettle/cups/glasses tray therefore nowhere to put anything down apart from one chair. The curtain was hanging off rail at one side so difficult to close the curtains. When we opened the window it was coming inwards. Both beds were terrible they sank in middle extremely uncomfortable and both myself and my friend hardly got any sleep and got up with a backache the next day. The electric switch above the bed on the wall had an exposed wire and the remote for the TV did not work. The kettle had to be filled from the shower because the sink was so small. The shower didn't close properly. The sink didn't drain properly and there was no soap. Also the mirror was broken and had been taped up.

Not being advised by the owner/manager at time of booking from Australia that construction work would be carried out above my room. Staff member doing work aboveboard room until midnight! Having to pack up things and ask for another room which was provided and was much quieter. Dismissive response to my initial complaint from the male managerand who would not help taking my luggage upstairs to new room as no lift in hotel.
The lady that worked in the hotel was very nice and friendly. The facilities were a bit old but everything was working and the room was OK (it had everything it needed to have). Plus it looked nice and clean too. Also, the breakfast was surprisingly good! Many choices and lovely food! Would recommend to others!
I did not really like the old shower there. Everything worked and it was clean but it was a bit tricky to use. It was also very small.

A room which looked as though it was furnished from a charity shop. Old fashioned, dusty and not exactly keeping up with Edinburgh hotels. on entering room I felt I had stepped back in time. I will not be staying again.

Powerful shower. Generally quiet. Proximity of guest house to a Tesco express, nearby fish and chip shop and city centre.
Following a long journey by train to Edinburgh, upon arrival the usual staff was not at the door instead was greeted by the "manager" whom in my opinion was rude as i was kept waiting at the door whilst he continued with his phone call. When i got to my room, there was broken glass on the bathroom floor from the mirror and black tape was used to seal the sharp corners. The sink was partially blocked and took ages to drain and despite a message left with the cleaner, this was not addressed. Milk was not replaced the next day, nor tea bags. The wardrobe was dusty, and the telly was not working. No lift ( minor point ) Attention to detail would make a difference to the stay of a traveller and sets apart a good guest house from a really bad one. Not impressed, won't be returning.

"By exception" we were allowed to pay a bit later (to give us time to go withdraw money) rather than RIGHT UPON arrival- as we wanted to avoid the 1£ fee by paying w/ debit card (even if booking.com states otherwise) Slight draft by the window due to wooden frames If stairs are an issue for you beware
An interesting building. Lovely staff. Plenty of choice for breakfast - and plenty of it! Warm and comfortable. Excellent location for us peronally and so cloe to princes St and Waverly SAtatio. Broughton is an interesting area with great coffee shops and restauarnts too.
Room 5 a bit noisy during breakfast service but wouldn't put us off returning.

Room decor a little overlooked
Breakfast times too limited, lack of privacy due to lack of blinds in bathroom to avoid being overlooked from neighbouring properties, toilet bowl needed securing to the floor. Had requested move from Room 8 prior to arrival obviously this was not possible. This was my second visit will consider staying elsewhere in the future.

Rooms were a little dated and small time window for breakfast which we couldn't make....probably our own fault though!
The bathroom in the apartment, needs immediate refurbishment. It looks old and dirty and the shower leaks all over the bathroom. The apartment itself could do with a lick of paint. The stairs in the hotel are difficult to negotiate, particularly with a child/pram and suitcases, given that the family room was situated on an upper floor.

The only thing I can say is the location- it has a great location, in a really cool neighborhood and very close to the train and bus stations, and the Old Town historical sites
The place is very run-down. Our room was in the basement, and was really dank; our clothes actually got damp from being in there. The bed was falling apart, with springs sticking through. At some point the TV stopped working. And the bathroom was gross-there was mildew all over the shower. The staff was friendly but did not speak English well and were thus not very helpful. And the breakfast was ok, but kind of poor quality. This is basically a hostel. The plus side is that it made us spend as much time as possible in Edinburgh to avoid our room.

The accomadation had no heat, was told, not to tough boiler for heat or water, bath was damaged unable to get a shower for ourselves and a bath for the children. The mattresses was not comfortable and needed replaced and tiles were coming of the walls in places not safe for children. loose floor boards and not refund went complaint was made.
