this hotel was cheap and clean staff lovely breakfast was a good choice but only if u like continental good for a short break good value for money

room was a bit small toilet didnt flush very well

it is really clean and quiet!

the breakfast is not full english breakfast but it was good anyway.

The room, the breakfast, the stairwells, and the structure, but most of all the very friendly staff.

Street noise, very small bathroom with slow-draining shower.

+ downtown + breakfast was good + friendly and helpful staff

- stairs without elevator - breakfast ends too early

The place was clean, great location, walking distance to the royal mile. Staff were ok.

Didn't like the 2 flights of narrow stairs that I had to carry my 20kg suitcase up.... Also breakfast was from 8-9 and we had to be somewhere at 8. Missed on breakfast even though we had paid for it.

Close proximity to Playhouse Theatre and shops and restuarants

No hot water in the morning and continental breakfast.

Location - only 5 mins walk to Prince's Street Good Value Friendly Staff

Measly breakfast Room pretty sparse - one thin sheet on a bare mattress - only one reading lamp - no linen change in 4 days.

i liked the location, the simple courtesy and friendliness of the staff, the special offer on the tariff was exceptional value

there was nothing i didn't like it suited us fine as a convenient night to stay in an excellent location in an excellent city

great location and very friendly helpful staff.The hotel is right in the heart of the city centre close to all amenities.

We stayed in the apartment seperate from the B&B it was great value, in a excellent location with really comfortable beds. Just what we were looking for.

Decor is a little run down but this didn't really matter as the apartment was a perfect crash pad for our group.

Location was superb, facilities adequate, cheapest hotel for location. Nice to have tea/coffee facilities in such a basic room. Breakfast included, while didn't utilise this so can't comment on quality, great that they included it in the price.

Could hear others in the passageway clearly which was annoying. Room very small but sufficed. Check out that bit early at 10.30 and breakfast finished at 09.00.

The staff are really nice and friendly,and the room is quite lovely and clean. I would like to recommend to friends.

Nice clean, warm room. Lovely continental breakfast, plenty to eat and lots of choice. Friendly staff.

Our room was next to the service area, so was quite a lot of noise from 7am onwards, which is a little early to be disturbed on a Sunday morning. Parking was a struggle as its mostly zone parking.

Very central location; 8 minutes walk from Waverley Station and 4 minutes to Princess Street shopping. Overall, good value for money for a city centre location.

The cooked breakfast was terrible.

The room is classic style with designed ! And very clean , and good location near Austria visa embassy and also near castle The shower very nice

The shower head was disgusting and hadn't been cleaned in weeks! No option for full Scottish breakfast, UHT cartons of milk on the breakfast tables! Fruit salad and yoghurts on a table next to a radiator and not in a chilling unit!

Location was good for walking around city center and it is near the train station. Good shopping and places to eat nearby.

The room was crowded though clean, but it was cold and drafty. The windows need to be replaced and a cold wind flowed under the door. It didn't help that Edinburgh was experiencing colder than usual weather for March. Breakfast was unappetizing and I skipped it the second morning.

Close to town centre. Good for pubs and restaurents etc. Great for shoppers.

Freezing bedrooms! Although the heating was on, the ceilings are 14 feet high, all the heat shot upwards and was wasted. It would be a simple summer job to lower the ceilings, saving a lot of heat and money. Breakfasts could do with a bit more imagination. Okay for Swedes on a smorgasboard, but a fried egg served on a saucer?. Just adding baked beans with the toast and egg would have been great at minus 2 degrees!
