Staff were very friendly This is a budget hotel with no luxury at all.. Value for money, though!

1) Good location 5-10 minutes to the city center. 2) The breakfast was decent. 1) Room in basement at back of house - no view. 2) Room had zero reception for phone or WIFI. 3) Room was cold, heating was not on. 4) Room was dirty and badly needed repair and decoration. 5) Show was dirty and in need of repair. 6) Bed was extremely uncomfortable, I could feel the springs in the mattress. Had to use overthrow provided to sleep on to get comfortable. 7) Tea & coffee in room was very poor and the teaspoon provided was extremely dirty.

It is just about a ten-minute walk to Princes Street in the New Town. Also, the rooms have their own bathrooms (at least, ours did). The staff are two Romanian men who speak limited English.

Was on a night out in Edinburgh and decided at the last minute to stay over if I could find some cheap and cheerful digs. I was single but got upgraded to a double room. The room was large, roomy and clean. Nice view of the park at the rear of the hotel. The guy booking me in was very friendly. Decor was tired but what can yopu expect for £40. I thought it was funny that there were numerous empty shampoo bottles etc in the bathroom - but everything was clean. Breakfast smelt lovely but you had to there before 9am (not negotiable) thought I could have got toast after 9am. I did not get in until after 3am, so 9am was not going to happen. Its quite a walk up the hill to the city centre, so you may wish to book a cab.

Friendly and helpful staff, comfortable bed, decent shower, good location close to the centre of Edinburgh. Not a particularly inspiring breakfast - they did get soya milk for me as I requested, but food options were limited for a vegan.

Although the location was a touch away from the heart of Edinburgh, the room was excellent, the breakfast was also lovely, and the staff seemed friendly. The bathroom was a bit tiny, and wasn't 100% clean.

The food was excellent. Great choice for breakfast. Freshly cooked. The staff were really friendly. The room wasn't a very good standard, although it was peaceful and quiet and the bed was comfortable and warm. There was a taped repair on the main door, which wasn't bad but didn't look very attractive, a double electrical socket came away from the wall, and I managed to get locked out of the bathroom. It was also at the very top of the house with no lift, although there's a stairlift to the first floor for disabled or elderly visitors. But for the price I got it at, it was fine. I'm not complaining, just pointing things out that could be improved quite cheaply. Though not room access. Access was fine for te able bodied and kept me fit.

Leaving. The owner was out when I arrived - a sign saying 'at Tesco' in the window. The whole house was shabby and smelly. My room was small and cramped and dingy, with old furniture and a window that would not close and the curtain fell down. The TV and shower did not work properly and I spent an uncomfortable night itching - when I woke up in the morning I had bites on my body, so I can assume a bedbug infestation. I had booked for 4 nights but checked out after 1, and told the owner my reasons, he did not apologise and just asked for payment. I would never return to this horrible guest house, it is cheap and nasty.

The location was excellent with a bus stop just on the corner......buses are brilliant £3.20 and ride anywhere all day! Breakfast was very good with plenty of choice and pleasant staff. The guest house was clean and tidy and manager and staff were very nice, I would stay again in the hope that the little defects we're sorted, My room was a little cramped, but fine for a 2 night stay.....I'd booked a single and got a twin. Shower room was very small with a leathel toilet roll holder that you could be impaled on and more water out of the shower hose than the head!!! Tv would have been nice, but owners hadn't changed to new sets in time for the digital changeover, so no news for me.

We have just returned from a weekend break at the Relax Guest House which we all thoroughly enjoyed. The staff were very friendly and helpful and created a lovely relaxed atmosphere. The rooms were very spacious, clean and nicely decorated with good on suite facilities, the beds were comfortable and the breakfast was very good. Although situated a little out of the main centre it was only a ten minute walk to Princes street which is no hassle. We felt the price was spot on for the facilities provided and we would definately return again!!

Low cost B&B but had a good nights sleep, good location, friendly and informal style of staff. I think good value Some of the fabric could be refreshed, but for low cost it was good value. While fabric was a bit "tired" it was clean.Breakfast only served from 7.45- bit late if you have early business meeting - there was self service but milk and orange juice left from previous day, and was a bit off

I think the location of the hotel made it an ideal place to stay. The tourist attractions were all within walking distance. The Guest House itself was extremely homely and added to the scottish experience. I would definately consider staying here on my next visit to Edinburgh! The locks on the door were a bit strange and often difficult to use. The shower doors were also broken. However, on the whole these little issues would not discourage me from staying here again. The whole experience was great. An ideal place within easy reach of everything you could possibly want within the city.

We needed to eat breakfast before 7am & the host said he would leave buffet breakfast for us but he did more - he served us & made porridge which was really appreciated The room was pleasant but needed more investment; the shower cubicle was falling apart & the kettle inside was so dirty/needed descaling that couldn't use it

Distance from the main station. Accessible on foot and bus. Regrettably, my room was faced to the min road, on wichi cars run with tyre noise alol thourgh the night.The road surface was of small stones, which is historical and standard in Europe, so it may not be inevitable, though.
