In the center of Edinburgh, the Motel One Edinburgh-Royal is a 5 minute walk from the train station, and only half a mile from the Castle. Guests can reach the historic St.

In Edinburgh’s New Town, this Georgian building is just a 5 minute walk from bustling Princes Street and Edinburgh Train Station.

The Motel One Edinburgh-Princes is in the heart of Princes Street and less than a 5-minute walk from Edinburgh Waverley Station. This contemporary hotel features a bar and a 24-hour front desk.

The Staff could not be more friendly and helpful, especially accommodating my early arrival. I had a lunchtime wedding and they made sure I could have my room early. The location could not be better; the wedding was at Mansfield Traquair. Convenient also for Waverley Station. This east end of the city is also full of interesting shops, cafes etc.
My negative comment regards the bedlinen.... no mattress or pillow protectors. Although everything was clean, they need to address this.
The location was great for us for what we had planned for the weekend. Lovely room too but for me it's the staff that make this place, you can have the plushest place in the world but if the staff are awful it makes your stay awful but not here the staff were exceptional! A real credit to the hotel & the Steak restaurant was fantastic! Staff again very informative & couldn't do enough for you! Would definately recommend this place & you even get a free leg work out as there's no lift! But don't let that put you off a great place to stay!
Not that bad, more to do with how unfit I am & that we live in a bungalow.. but the stairs!
Only a short walk to main attractions. Lovely meal in Fish restaurant.
Very nice designed
very small room no wifi in room no lift in 4th floor
Does not meet expectations for the price.
Superb hotel, you have to dine in the evening at Steak , the food is fantastic. Friendly staff, elegant clean rooms would stay again.
Not a massive issue but as a listed building no lifts and I don't think air con. That said, it is made clear that this is the case. Don't let it put you off.
Had a great stay, in a great room with a fantastic view and staff were so helpful and welcoming
Room was very warm but a fan was provided upon request
Location excellent, design and decor beautiful, staff friendly and helpful, hotel itself quiet (internally) despite being in the centren beautiful views of Calton Hill - overall fantastic and we will revisit to see the finished refurb and new restaurant.
Refurbishment of a new restaurant - could have warned us but this is a very minor point as it wasn't inconvenient, just a bit dusty on the communal stairs. Water pressure in top room a bit erratic but also not serious.
I spend an excellent moment in this hotel in a executive double suite. Great location fantastic room very big with fantastic bathroom , bathtubs with television and big shower. Every kind of conforte. Very clean.
No lift I was at the 4th floor...!!!
My wife and I stayed at Twelve Picardy for 5 days when we visited Edinburgh and have nothing but good things to say about the hotel. It is located under 10 minutes walk to Princes Street and Waverly station, and another 10 to the Royal mile. The rooms are modern and well decorated, with a big screen TV, bright open windows, and unique wall murals. The rooms are immaculate and safe (anyone entering the hotel has to pass right next to the front desk staff). Speaking of the desk staff, they are very friendly, helpful and knowledgable about the city. The only issue some people may have is that the rooms on the top floor were a little bit of a climb up several flights of stairs (this is a good way of burning off those Scottish ales had in the evening...). A nice bonus to the location of the hotel is a discreet Tescos supermarket a few doors down, and several nearby pubs with an authentic feel (Mather's and the Barony).
The room was lovely, very comfortable and the staff were very helpful although scarce. Location was great, view was great.
I had a deal on a room still paid £209.00 The TV with sky didn't work as network card not authorised. The ironing board was hopeless but biggest problem is top floor of an old building with no lift. Hauling luggage this far is exhausting and detracts from the experience sadly. Having to do this should be reflected in price.
The chap on the might we booked in was excellent - he is the reason for the review.
It was easy to find room was very large and not too hot, will stay again
The shower cabinet had a leak which meant a fair part of the bathroom floor flooded. Also, the room was extremely warm with the heating on.
Perfect stay .
We both enjoyed the close proximity to shops restaurants and bars. The room was very chic and the rooms tastefully decorated. The facilities within the hotel excellent and the staff friendly and helpful.
The climb toy room, however the hotel would be spoiled with a lift.
Lovely room, great bathroom/wet room. Great location. Good view.
Only issue was an error from booking.com to the hotel computer and wrong price given. Quickly resolved by friendly concierge.
Loved the overall ambience and the easy and relaxed yet efficient and helpful staff. Our meal in Steak restaurant on Sunday evening was the highlight of our two night stay. The steaks were cooked to perfection and the side orders complemented the main dishes perfectly, with wonderful subtle flavours working very well together. All the restaurant staff were attentive and knowledgeable. We would stay again and look forward to visiting the forthcoming fish restaurant we believe is on the cards. Thank you for a lovely experience and excellent value for money!!
The wet room in Loch Katrine could possibly benefit from a glass partition as the shower is adjacent to the bathroom door and therefore if one takes a shower the door needs to be closed to stop water going into the bedroom. The cable on the iron is badly kinked where the cable has been twisted in the past and the wires may soon become exposed as the individual wire rubber insulation perishes
Discount at attached restaurant for hotel residents.
Location, steak restaurant, giant bathroom. Staff on front desk very helpful.
No bedside reading lights, room would be better with a larger sofa.
Amazing big space! Luxurious bathroom. This hotel room was an attraction in itself and that is something in a city full of attractions like Edinburgh!
Some noise from the bar next door at night.
The room was outstanding and had everything you could possibly need, bed was extremely comfortable
Loved the decor and layout in the room, location was fantastic and very friendly, warming staff :) would stay again defiantly.
Didn't have any milk or any other choices of tea apart for early grey and also the room always seemed to be hot in there and was hard to sleep at times.
Beautiful hotel, very tasteful decor. Staff excellent and it's a very personal service being a small boutique hotel. Would definitely recommend. The restaurant next to the hotel is very good also.
Our room faced the main road so was noisy from traffic.
Rooms spacious comfortable and are decorated & equipped to a high standard. Walking distance to playhouse, bars, restaurants and shops. Friendly accomodating staff. Complimentary upgrade if rooms are available.
Top floor is a fair hike with suitcases as there is no lift. Did not appear to offer a cooked breakfast (places across the road).
