On arrival we where given the choice of two rooms, and were able to view them before deciding. The staff were very welcoming. The rooms looked wonderful and all of the facilities in the room were to a high standard. In return in the evening the barman, who's name I never got, was wonderful, warm and welcoming. He offered to go down to the non residents bar to get a craft ale on draft as they only had bottles in the resident bar. He also made my wife up her favourite cocktail, despite not being on the menu. First class.
No negative points
The quietness and it not fussy and pleasant staff.
No lift and no obvious mention of such when making online booking. ( I have bad knee and found climb to top difficult) Telly in one's face--too close to foot of bed. Some people don't like televisions,
Barely any sleep due to the traffic and noise from the general public passing by outside. Having phoned in advance to request a quiet room, we arrived and were allocated a room which was no noisy from the traffic and people outside that we might as well have been sleeping on the pavement.

Chose hotel after reading previous reviews, how disappointing, 2 stars more like. Water damage still evident from previous flood from wet room. Floor not sloped enough at drain to allow water to drain away. Only a tiny shelf under mirror in bathroom, not enough. Could be cleaner. Too many gadgets. A few of the staff were pleasant enough, but others not interested. Its a shame as it could be lovely.

View was amazing as right at the top on the 3rd floor. It was a lovely quiet stay, not disturbed by anything. Room had fun rainforest shower in the room which was a nice feature. Towels changed daily with new toiletries. Tea and coffee facilities in the room. Staff on the desk very helpful recommending restaurants. Tip, if you want to eat at the Fish Eatery then book. We couldn't get in and it was closed Sunday and Monday.
WiFi signal was hit and miss. Not all windows in the room had blinds so if you need total darkness in which to sleep, this isn't the room for you. Also, the shower didn't bother me but if you are big on privacy then an open shower may be off putting.
the noise from the beer garden below the window, no phone in the room although listed as an amenity, not the mentioned toiletries, no shelf in the shower area, no bathtub even though I requested one weeks in advance. poor wifi signal.
The Staff could not be more friendly and helpful, especially accommodating my early arrival. I had a lunchtime wedding and they made sure I could have my room early. The location could not be better; the wedding was at Mansfield Traquair. Convenient also for Waverley Station. This east end of the city is also full of interesting shops, cafes etc.
My negative comment regards the bedlinen.... no mattress or pillow protectors. Although everything was clean, they need to address this.
The location was great for us for what we had planned for the weekend. Lovely room too but for me it's the staff that make this place, you can have the plushest place in the world but if the staff are awful it makes your stay awful but not here the staff were exceptional! A real credit to the hotel & the Steak restaurant was fantastic! Staff again very informative & couldn't do enough for you! Would definately recommend this place & you even get a free leg work out as there's no lift! But don't let that put you off a great place to stay!

Superb hotel, you have to dine in the evening at Steak , the food is fantastic. Friendly staff, elegant clean rooms would stay again.
Not a massive issue but as a listed building no lifts and I don't think air con. That said, it is made clear that this is the case. Don't let it put you off.

Location excellent, design and decor beautiful, staff friendly and helpful, hotel itself quiet (internally) despite being in the centren beautiful views of Calton Hill - overall fantastic and we will revisit to see the finished refurb and new restaurant.
Refurbishment of a new restaurant - could have warned us but this is a very minor point as it wasn't inconvenient, just a bit dusty on the communal stairs. Water pressure in top room a bit erratic but also not serious.
I spend an excellent moment in this hotel in a executive double suite. Great location fantastic room very big with fantastic bathroom , bathtubs with television and big shower. Every kind of conforte. Very clean.

My wife and I stayed at Twelve Picardy for 5 days when we visited Edinburgh and have nothing but good things to say about the hotel. It is located under 10 minutes walk to Princes Street and Waverly station, and another 10 to the Royal mile. The rooms are modern and well decorated, with a big screen TV, bright open windows, and unique wall murals. The rooms are immaculate and safe (anyone entering the hotel has to pass right next to the front desk staff). Speaking of the desk staff, they are very friendly, helpful and knowledgable about the city. The only issue some people may have is that the rooms on the top floor were a little bit of a climb up several flights of stairs (this is a good way of burning off those Scottish ales had in the evening...). A nice bonus to the location of the hotel is a discreet Tescos supermarket a few doors down, and several nearby pubs with an authentic feel (Mather's and the Barony).
The room was lovely, very comfortable and the staff were very helpful although scarce. Location was great, view was great.
I had a deal on a room still paid £209.00 The TV with sky didn't work as network card not authorised. The ironing board was hopeless but biggest problem is top floor of an old building with no lift. Hauling luggage this far is exhausting and detracts from the experience sadly. Having to do this should be reflected in price.
