Great Location Fantastic Restaurant Stylish environment Lovely welcoming staff The most amazing bed i have ever slept in!
The room was very good however, it was slightly let down by quite a few ridiculously small things. For example, chipped paint/wood work, carpet stains, missing light bulbs etc. We felt as though these minor oversights let down the general feel and style of the room/hotel. These things could be very easily fixed so could not understand why such a lovely room hadn't been given the care it deserved... especially for that price!!
Charged twice for the same room, extra charges that they won't explain, a word to the wise don't go there

we were made very welcome when we arrived. great atmosphere in bar/restaurant area. food was tasty and well presented. staff very pleasant. room was a great size,bed was huge and so comfortable,quality sheets,shower was great. well stocked mini-bar. hotel is only a few minutes walk from bus and tram stops. would definately return.

Nothing to dislike
The location could not have been better. The room was clean and well appointed, though poorly maintained in places: collapsed mattress, loose sanitary fittings and leaking, grubby shower head. Staff were polite and helpful.
No parking meant a significant additional expense. Breakfast looked good though pricey, so we ate elsewhere.
Best night's sleep in a hotel in ages. Room was really nice. Great value for money. Will be our first choice next time we visit Edinburgh.

We were given a twin bed room on the top floor. We had to climb up many stairs to reach the 3rd floor after check in n of course carry all the suitcases down every step on check out! The room had no proper window n just a small narrow glass door that can be opened at a small angle for a wee bit of fresh air. But as the room is at the top n the heat during the day got trapped within the room n we felt really stuffy so we requested a fan but it was a fan heater that was provided! The room is dark as it faces the small back street of another bar or restaurant. It is also noisy at times as there were rubbish collections n goods deliveries by vans at the early hours n customers noises at night as we stayed Wed, Thur n Fri.
The location was excellent, the team of staff were extremly fruendly and nithing was a problem , we even decided to have dinner as it looked so wonderful i shall defiantly be returning and have already recommed to my friends...

Bathroom a bit dated - needed a bit of refurbishment Had to walk through busy bar area to get to bedrooms, bit daunting when you travel on your own Wooden floors outside bedrooms so cleaners up early make a lot of noise - not good for high heel and suitcase noise either DVD player and iPod station in room - no DVDs or an iPod so couldn't use them

The location was very good. The breakfasts were good.
The bedroom was very noisy early in the morning - there seemed to be endless bins being emptied. The room was a bit small. We would go out to breakfast if we were to go again. The local Café Rouge was only a couple of doors away and was very good.

I stayed 2 times - my first check in was at 9pm and the bar was busy so bit chaotic check in. 2nd time was afternoon and huge difference.

Attentive, friendly staff. Great location. Modern, clean hotel with some nice design features. Impressive cocktail menu. GHD's and iPod in room - great idea. Fresh milk for in-room tea/coffee on request.
Pungent spicy smells coming into room late evening from kitchen vents therefore had to keep window shut in spite of warm nights. Very noisy early morning refuse collections. Maybe we were just unlucky with room position re both of above.

The location and boutique style of room was why I chose this property and I wasnt disappointed. Literally down the road to Princes St, George St etc with lots of bistros and restaurants, shops etc so plenty of choice. The room was modern with subtle lighting (needs more lighting as could be dark), bathroom modern with luxury toiletries. The bar served an excellent range of spirits & cocktails and the barman knowlegdable on individual flavours of various spirits and was able to mix a superb cocktail to my taste. The dinner menu also was very good and well priced. I had the Monday night special of Rib Eye Steak and Tiger Prawns with hand cut chips, including a glass of Prosecco for £15
Street noise all through the night, dustcarts, bins emptying as Im not used to city noise visiting from the countryside. There are 3 floors of rooms and no lifts so top floor was quite a climb if not fit! If this could be an issue ask for a lower floor however you would get more city/restaurant noise. Found the bar prices steep but might be Im not used to city prices. Room was dark (I hate centre lights but sometimes you need to see in your suitcase) and rather hot - a fan for the warmer nights would be nice.
