Location. One of the staff members was excellent. Very old building with unique features.
Several of the staff were mediocre. Building needs to be refreshed. No elevator or help with the suitcases.
Location, easy to get into centre by foot, bus or tram. Plenty of places to eat and shop nearby. Bed linen, towels and bathroom clean.
Very tired and worn furnishings, wallpaper falling off the ceiling in big strips. Carpet sticky and not vacumned in places. Expensive for what it is.

The only thing that we liked about the hotel was one of the barmaids she was really nice.
The minute we walked in your could smell dampness, and when we were walking upstairs the carpets were ripped and I myself is disabled and on crutches so safety wise not very good. And when we got into the bedroom OMG I really didn't want to stay there but because we knew we wouldn't get another room anywhere we had to stay, the first thing in the room was the carpets was tore and stains around it, and the walls in the room paper was coming off the wall and there wallpaper was tore along the middle of the wall and the décor was out if date and dirty looking and the there was water marks all over the bathroom walls marks around the towel rail and toilet roll, the shower to be honest we were shared to use it and it was in need of updating, the bed you sat on it shock you turned the whole bed moved and looking at it, it needed screwed together tighter, and the bedside cabinets had tea stains down it and the was a dirty hankie laying down the back of it. If you look at this room online the picture must have been taken when the room was just newly done to make it look good online but it wasn't so if I have to chance to make you change your mind before booking this hotel I hope this does. I have taken photo's of them and I'm getting to be getting in touch with booking.com

6 flights of stairs to walk up and no lift, nail sticking out the back of bathroom door, electrical cables hanging above door,outside window, down one wall, pat testing out of date, found random tablets on floor, very outdated - 70s furniture - wardrobe had no handle so who knows how meant to use it!, carpet upstairs loose, light fitting in bar area hanging of the ceiling.

The hotel was near Haymarket Station for access anywhere in Edinburgh.
For a large hen party with a lot of last minute changes they were very hospitable
Some of the party guests who were very high up in the attic said rooms weren't as nice some electrics didn't work and mould on ceiling - spoke to reception and rooms swapped easily but for the cheap price and friendly staff we wernt fussed
The staff were very friendly and helpful, especially when the bathroom tap broke... we were moved to a new, similar, room for the rest of our stay. The location was also very good, just shy of Haymarket station with good transport links and a few pubs to venture into!
The rooms were rather basic for the price we paid, the place didn't look as good as it does on the website or the pictures on booking.com but it was clean non-the-less.
Big room - plenty of wardrobe space
The shower was cold and low pressure - when I complained I was told by a pleasant lady that all of the rooms had the same problem as it was an old building. The lighting was inadequate - windows were old and draughty.

The room decoration was dated, the shower wasn't very good, the toilet seat was broken. Carpet in bathroom not very hygienic. No cover on mattresses, wardrobe and dresser dated and looks awful. Curtains very dated as is the decoration. The whole hotel looks like it needs to be updated to a high standard, for a city as big as Edinburgh and the amount of visitors to the city we really should have hotels looking better.

The hotel is located close to Haymarket railway station. Still it is not the very center. The tram stop is also very close to the hotel. We liked the receptionist who worked at night. He was very understanding and friendly.
We chose this hotel because of the special offer posted at booking: king's suite for the price of the normal room. But what we finally got could hardly be named even a normal room. The room was on the 1st floor and the window did not open. The furniture was old and the carpet was rather dirty. The wardrobe was not fixed to the wall and seemed very unstable, the doors of the wardrobe did not close. There was a problem with the door, the lock did not close. When we addressed to the receptionist (a girl who worked in the afternoon), firstly she said that our room was the promised king's suit and when we noticed that our room did not match the description at booking, she agreed that it wasn't' a king's suit and said that she could do nothing and that the Hotel is not responsible for the offers posted at booking. And refused to change the room. She was rather unfriendly. Actually, the price was practically the same as in a better hotel, but we liked the idea of getting a better room. If we had known that this offer had been fake, we would definitely have chosen another hotel.

The room was dated paint peeling and the decor was like it had been decorated originally in the 60s as a brothel and hasn't changed since. Sheets did not fit bed, WiFi is not accessible in the rooms. 70 pound + a night its an absolute shocker
Had a really bad experience with the hotel, Firstly we had travelled for 5 hours to get to Edinburgh to be called just as we got there and told our room was double booked, we spent most of the day wondering if we actually had a place to stay, and in the end the hotel realised we wasn't guest that had actually been double booked. The second day we was there, we had spent all day out to come back, and the hotel had rain coming in the building, the hotel didn't even bother to check our room, which they had the Key for, and we walked into our room, to find water coming through the light we had left and all our belonging drenched in water. Would not stay at this hotel again
