Very accommodating and a place that you can call home. Great breakfast and nice owners.
lovely spacious rooms with everything needed for an overnight stay for family of differing ages. Plenty of hot water for showers and clean bathroom facilities. Breakfast was delicious and catered for all tastes.
Was cold at night but there was an extra blanket in the cupboard which was definitely needed.

Friendly and welcoming owners. Excellent food. Rooms comfortable. Convenient for the city and The Hoe. I left gloves behind and they were sent on to me. Would go there again.
Very welcoming, attentive, helpful and friendly. Lovely building, super breakfast which is prepared according to wishes. Excellent location for the Hoe and the Theatre Royal and not far from the city centre. Parking easy (November visit). Lots of visitors have left 'Thank You' cards which are pinned up on the notice board for all to see. I had a very enjoyable stay.
Nothing which spoilt my stay: I was a little cold in my room - but there was an extra blanket available which made things fine when I went to bed. The inbuilt shower has a deep step into/out of it and I had to duck down under the shower rail to avoid hitting my head. BUT the shower worked fine, though it needs some cosmetic decoration.

- Close to all local amenities/ city centre and beach - No curfew/closing time - Parking wasn't much of a problem - Staff very friendly and well organised - Located on a beautiful and peaceful street - Breakfast was fantastic!
- Older guests were put in rooms at very top therefore had to climb all flights of stairs. Would most definitely not be very disabled friendly. - Not much attention to detial with furnishings, fixtures and fittings and overall cleanliness (i.e thick dust on pictures, light fittings and skirting boards, and also window dressings a little dirty and torn) but this b&b is cheap compared to others in area! - Staff could work on being just little more openly inviting on arrival - Single room on first floor had a very strong unpleasent odour that didn't seem to go throughout duration of our stay
My wife has difficulty with stairs and we had a first floor room as requested. The breakfast was the best I have ever had at a hotel
Nice location. Breakfast is Ok.
Owners were nice and polite, but not extremely or above any average. Cleanness was ok with some details to be reviewed (like maid putting dusting pillows covering sleeping pillows, night after night or lots of wood in toilet).

The room was absolutely filthy! I slept in my clothes as the bed left lots to be desired, As for the pillows... I could only bring myself to use them after wrapping them in towels. The bathroom was hanging in dirt and was extremely shabby.

Excellent location! Right next to The Hoe (beach front) and a beautiful coastal walk to The Barbican (packed with lovely restaurants, bars and independent shops). Ideally located a short walk (5-10mins) from the bus station and main shopping area. Friendly family-run place with a really comfy bed! Breakfast is yummy too!
No faults whatsoever :) Rooms would benefit from a modernized look (but, then again, this would probably result in the rates being increased and defeat the object of a budget-friendly hotel!)
