What a lovely B&B - real charm from the outside with a beutiful stream right out side. Perfectly located - walking distance to both the train station and the lake. Great hearty breakfast every morning meant we didn't need to eat lunch! The best part were the amazing owners - husband and wife team who were so helpful and attentive. Gave us advice for walks and other towns to visit. Truely lovely.

Ian is a tremendous host/proprietor.Nothing is to much trouble,I would stay here again and have no hesitation in recommending the establishment whatsoever.Room 6 was excellent and the breakfast first class.

The host, Ian, delivers a friendly and welcoming greeting with a cup of much needed tea. Nothing was too much trouble for him and the breakfast was delicious with plenty of choice of cereal and fruit and the full Cumbrian breakfast. Cooked to perfection, not the fry up some other venues serve. The bed was extremely comfortable in room 3,the room was lovely and warm on a cold Novembers day. Good en-suite with a super shower. Tea and coffee making facilities and free top ups of milk, tea and biscuits were freely available from Ian. Perfectly and quietly situated in Bowness being only a ten to fifteen minute walk down to the lake. Ample free parking, with quiet pub for a night cap near by. Would definitely stay here again. Fantastic B&B. Ian was very helpful with recommending places to visit as it was our first time visiting the lakes. Fantastic location. Lovely cooked breakfast each morning, also available was fruit, cereal, tea, coffee, orange juice. Would not hesitate to return in the future.

Pleasant surroundings, just between Windermere and Bowness

Friendly welcome, well located in quiet area, easy parking. Comfortable and clean facilities. Excellent food.

The only criticism I would make was that the tea/milk etc was not replenished after the first night. But this was no problem as there were more supplies in the dining room.

The owners of Rocklea were lovely people — very welcoming and couldn't do enough for their guests. Rooms were kept clean and we enjoyed the service you would expect from a good hotel.

It is a little bit of a walk to the lake, but this is made up for by the nearness of the top of the town.

The location is very good. The house lies 5 minutes down the road from Windermere village and 15 minutes up the road from the lake and away from another complex of shops and the boat hiring. However, what really makes your day is the landlord. Ian was friendly from start to finish and was there to give us advice on where to go what is there to see. Really appreciated his effort!

Ian was very welcoming and even called to find out when we would arrive so he would'nt miss us. We had a welcome drink on arrival and he offered assistance with our bags. The room was clean and comfortable and in a great location. Would definitely recommend.

The owner was very kind and attentive, The room was lovely with brand new fixtures and fittings, lovely bedlinen and beautiful soft towels which were changed daily.

Two very small criticisms: breakfast "window" is very small from 8:30 to 8:45. Breakfast cooking smells permeated the room.

Rocklea Guest House was very nice. The bed in our room was very comfortable. The owners very nice and helpful giving advice on good restaurants in the area and having knowledge about the local attractions. The breakfast provided was yum!

Very limited parking. But there is loads of room to park on the street.

Perfect Location and attentive Owners

We had an excellent warm welcome from the owners who made us coffee and biscuits. They sat down with us and explained the best places to visit and see. This was great as we are travelling uk and only had limited time to see the Lake District. We stayed in a superior double room which was spotlessly clean with lovely decor and everything looked like it was new. The breakfast had a good selection and was well cooked.A Very personal service. We plan to return to re - visit the uk in 2 years and will definitely return to Rocklea.
