Lovely on. Quiet location but close enough to walk into the city.
We arrived at noon and it was not a problem to let us park and check in. Very helpful hosts. It gave us a whole afternoon to explore Salisbury. Very good breakfast and great fruit salad selection. Beds were very comfortable.
The heating system was not consistent. In our room the cold radiators barely warmed up at times whilst the rest of the building seemed very warm. On one morning the shower was too cold due to a boiler malfunction.
Bathroom was lovely. Huge bed..great breakfast.
The room was spacious, spotlessly clean, warm & comfortable. We were welcomed cheerily by the Host who helped with our bags and had acceded to our request for a room on the 1st floor.
The only down point was the envelope in the room with a note inviting a tip for the staff. We have never seen this before in Guest Houses although we have stayed in many in UK & around the world.

The breakfast is superb, served in a delightful split-level conservatory overlooking the conservatory. Our room was spacious, with a sofa as well as a very wide bed.
You are not given an outside key, instead a code inserted into a keypad provides admittance. On our second night a guest appeared to have forgotten the code, and spent a long time ringing both the door-bell and the telephone - just as we were going to bed. But the same thing would have happened had a guest gone out without taking the key!

Warm and welcomeing
Excellent location walking distance from downtown (longish walk to cathedral but doable and pleasant). Great breakfast room and breakfast itself! Did everything a B&B should (though felt a slight bit more "hotel-ish", but only because of size, not attitude).
Even though it was a very short notice when we decided to book and it was late in the evening when we arrived, everything was ready for our arrival. The accommodation was first rate as was the food and the owners were very friendly. This place sets the top standard for b&b. No longer will I be looking at the hotel chains for cheap deals Rokeby has changed my perception of staying away from home. If in Hampshire try it for yourself.
There was nothing to dislike.
I wasn't arriving into Salisbury until after the check in time. I called ahead and they arraigned a way for me to have access without them being there later in the evening. Very efficient and in the morning a breakfast table was reserved. Very friendly staff, great delicious breakfast. Highly recommended for Salisbury.
In general everything was great, can't complain on the people, location, food. The bed/pillows were a little hard for me, but I like very soft beds, so it's more a preference. One room had a slight issue, but this was dealt with very quickly and friendly and it did not disrupt the enjoyment of our stay at all. 10am check is a little early, but if you prepare for it, then it is what it is!

Huge room with bay window overlooking quiet road. Good size radiator to keep the freezing temperatures at bay. Excellent breakfast, very helpful hosts. Walking distance of restaurants.

This place was really wonderful. I will totally stay here again in the future. I loved breakfast in the sun room! The owners really put their heart and soul into this place.
The staircase was a really long with no lift.
Cosy room with lovely bed and large tv and a clean bathroom. Breakfast was very good, although a little early for a weekend (8-9am only!) only 10min walk from town centre
Parking can be cramped although the owners have tried to accommodate that.
