Great Breakfast Lovely Village Location
Dirty behind and around the bed (cobwebs etc) and a dropped tissue with stains.
Very spacious room, well equipped, including a teapot in the room. Always a book to read which you can exchange or take back on your next stay.
Very friendly greeting, comfortable room and great breakfast, with advice offered on places in the area. Really enjoyed our visit.
A friendly and warm welcome. Nice room with beautiful views but ensuite needed a facelift although very clean. Lovely breakfasts. Roz was very helpful suggesting places to eat for dinner.
Disappointed with ensuite.
Warm welcome pleasant room very nice breakfast.
Our room was at the front of the cottage and the light coming in from outside lighting was a bit bright, maybe a blind would be better.
Lovely location, very pretty cottage setting, comfortable and breakfast was wonderful. Roz was very hospitable. nothing was too much trouble, and her recommendation for eating was excellent.
Water system was noisy
very beautiful room in a very beautiful house. the host is very friendly and attentive. breakfast was delicious
Very good breakfast
Very welcoming owner who was keen to make my stay as enjoyable as possible. Very generous feel to the place including encouragement to borrow books, have breakfast at any time and encouragement not to hesitate to ask for anything at any time.
breakfast views from room lovely light airy room welcoming hosts very quaint village being able to take our dog Milo with us
The atmosphere and friendliness is second to none. I was made to feel 'at home' from the moment of arrival. I am a single traveller, here for the Sidmouth Folk Week, and as such a good place to stay is very much appreciated. The bed was so comfortable and the food very good indeed. Roz and Luke are nice people and it shows in the care and interest they take.
From the moment we arrived at rose cottage we were made to feel very welcome. We stayed in room 1, which was lovely. Such a comfortable and peaceful stay with an excellent breakfast. Would definitely return.
room, staff friendliness & helpfulness, breakfast, location, décor, accommodating bicycles
Excellent welcome and delicious breakfast. The location is excellent and very close to Sidmouth. The wifi was a bit variable, probably because of the weather.
Lovely bedroom and excellent breakfast.
Nothing - everything came up to expectations.
Bed, Breakfast Warm Welcom
Wi Fi was very poor.
Wonderful country location, peaceful rural views and although on the bend of the main road, it was fairly quiet once commuting traffic settled - you're at breakfast anyway. All that needs to be said re breakfast has been said - faultless! Roz and Luke very welcoming, nothing too much trouble, we needed to book in earlier than advertised - no problem! Their dogs are a treat too! Our room - in the roof - though up 2 flights of stairs, was well worth it! We'd have no hesitation in returning!
Perhaps the absence of de-caf coffee although I bet Roz would have supplied it! Those unable to manage stairs would do well to inquire rather than dismiss, there are other rooms. The half-hourly bus service 50 yds away to Sidmouth can be a little erratic we were told!
The breakfast - choice and quality.

The way the owner reacted to our complaint.
The continuous sanitary system noise throughout our first night.
Very pleasant room, good food and polite and helpful staff.
The cottage is close to bus pick up points which was very useful as we were unable to drive during our stay, and Roz was very helpful in providing a timetable for our use. The village was pretty and we enjoyed a guided tour of the Church and crypt during our stay, most interesting. The dining room was most comfortable and cheerful, and there was also a sitting room for our use along with a host of books which could be borrowed. Breakfast was really excellent no fault could be found with any aspect of it.
My only criticism would be the mattress was quite lumpy in our particular room but I did manage on a small sofa bed. Possibly the kettle in our room could be replaced as it was rather worn
Situated in a delightful village. Excellent breakfast. Owner very helpful and accommodating.
I did speak to Roz At the time whom I must say is very charming and helpful along with her son .I am a big guy and the room along with the "en-suite" was not for me .I am sure the king size room (not available) would have made my stay more enjoyable even just for one night . the breakfast was satisfying and enjoyable, and a quick walk in such a proper country garden was a pleasure. I will try again but a larger room !
Room and shower/wash basin too cramped.
