I booked onto a last minute event, and neede a place to stay around park lane area. A single room here was £49 which was only slightly more than a hostel bed. The single room was small, but well furnished, clean & comfortable. I also phones to say I would be checking in late, and sure enough I arrived at 1am. The guy knew I was coming and was waiting. Very friendly and knew I neede to leave early too. Overall, no frills but clean, friendly and comfortable. 4****

The Way Out was the only good thing about this 'hotel' Was put into un refurbushed room akin to the progam Rising-Damp. totally disgusting, only half a shower screen, mould on the walls, old TV, carpets and decoration horrendous,. this room should NOT have been rented out. The route to the Breakfast room had paint all over the floor. Food, the only thing good was the toast, at least they could not mess that up. the coffee tasted like it was made the day before. We should have been paid to stop there it was that bad. We would not recomend this hotel to anyone else - I do not dislike anyone that much!! Maybe of use to homeless charities.

We appreciated the location very close to Paddington Railway station (with direct fast connection with Heathrow airport). Around the hotel, there is a wide choice of pubs and restaurants (with different cuisines).The price is ok and the fact that it has been completely renovated adds value. It is clean and the staff is friendly and helpful. Bus stops and underground station are very close and allow moving easily through the City. The rooms are very tiny, but ok if you use the hotel only for sleeping.

The location was excellent near to shops and restaurants and short walk to paddington station with link to Heathrow. Also close to 2 tube stations on different lines. Staff happy and friendly. Inexpensive Booked room with double bed but got room with 2 single beds. Ground floor room a bit noisy. Renocations in progress. Breakfast very rudimentary - no fruit or yogurt - horrible croissants. Asked for wake up call - no phone but promised knock - didn't get it and almost missed my bus tour.

Its convenience for Bayswater, Kensington, the west end and Paddington station. It is well served by various London bus routes. It was very shabby indeed. The net curtains were torn, the main curtains were not hanging properly and needed refixing to the rail and therefore did not close properly, a tile was missing from the shower, the shower cubicle tiles needed a good clean, and the bedspread was torn. In fact the tear in the bedspread was dangerous as it was easy to trip over the torn bit as one walked around the end of the bed. The room was too small for the amount of furniture, and the position of the tv table meant that you could not easily get to the far side of the bed. The wallpaper and paint were in very poor condition, both in our room and in the public areas. There was no bedside table on the far side of the bed. There was no teaspoon, and insufficient milk to make more than one cup of tea over the two-night stay. We asked twice for more but were not given any.

The staff and customers could not do enough for me even when I needed a early start to the day at 3am in the morning breakfast was smashing but for a budget price !!!!!!!! could have done with more pillows on the bed

The location nest to the Paddington railway station is fabulous. The hotel is in a typical London house which has its atmosphere. I was put in a tiny room at lower ground - I couldn't thus open a window to get fresh air. There is a smoke alarm with flashing red light and I had to take a sleeping pill in order to sleep at all. There was some water dripping the whole night in the vicinity. The noise did not help either and sleeping was a nightmare. If it was a hostel I could understand it but for a hotel boasting 3 stars about itself it was really poor. Breakfast should be served as of 7 am but they only started to prepare it at that time and the waiting time was a bit too long as well. I can recommend the hotel for the location at much lower price than I paid.

Room we ended up with after complaining was in fact brand new! Everything in working order. Staff quickly resolved complaint. Breakfast area clean. 2 minute walk from paddington station and 10 minute walk from marylebone. East to get to london attractions. First room given to us was not worth the £214 we paid for family room on new years eve. Beds had red tartan dog blankets on, telly was an old box that was no longer tuned. Lamp and telephone wires no longer attached to the wall, no working heating so portable heaters, 50 year old carpet esc! My partners 5 year old son even refused to use the bathroom saying look at the toilet and the sink is falling apart! But this wasn't the key for us being annoyed! We were very pleased with the brand new room given to us once a heavy complaint was made. But why not give us that room in the first place? When we left the horrible room the hotel staff said "this room was going to be the last time it was used before refurb in the new year" well if its not suitable don't give it to the "young family" as you think they will be "fine" with it. Just rude! But after refurbishment, it will be great for the price!!!

The gentlemen at the front desk were all friendly & courteous. I stayed in a recently refurbished single on the lower level. While small, it was was all I needed. The bathroom was brand new and sparkling. Renovations are ongoing, but caused no inconvenience. The location in the Sussex Gardens area is great. Just a couple of blocks from Paddington Station and Lancaster Gate station. Kensington Gardens & Hyde Park are a short stroll away. Lots of restaurants, pubs, stores, banks, etc. in the immediate area. All in all I felt it was a great value for a London hotel. I will stay there again when I return next summer.

Near the paddington station The hotel is on renovation. Staff not helpful at all when we first book in and rather arrogant. Lift was not working and we were told to carry 2 heavy bags up to the third floor - imagine my husband is 60 years old and our two children aged 11 and 13. I developed muscle strain at the midriff. The room given was too cramped cant even place our 2 bags needless to say we were unable to open them! We went out for dinner and came back to the hotel to find another staff working - he was more helpful. He understood the room condition and offer us another room on the fourth floor. He offered carrying our luggage up and made arrangement to move us down to the ground floor once any guest check out the next day. The room at tye ground floor were newly renovated and clean with enough room space to move around. We also could not have free wifi in the room as made to understand. Wifi is only available at the reception counter which is very small with only one dining chair (no table). Upon checking out we decided to have an extended half day use of the room as our flight only depart at 10pm. The staff on duty that day was equally arrogant as the first staff we encountered during checking in. He gave us the attitude of " its full one day rate - take it or leave it". That irritate my husband and they ended up having arguments reminiscing on our ordeal during checking in. That staff even mentioned "what do you expect for a 2 star hotel?". I was deeply dissapointed with the attitudes of the hotel staff. Visitng london is very expensive and for the same amount of money, I am able to stay in a 5 star hotel in my beloved country.

Location and the fact I only had to stay one night as I had other arrangments for the rest of my stay in London. Dirty room including the toilet which had not been flushed let alone cleaned, broken furnishings and dented internal doors, tepid warm water from the shower at a poor flow, cold wind blasting down open chimney at foot of bed, dirty carpet with small debris and deep dust, peeling wall paper, corn plaster on the bathroom handle to stop it hitting the mirror!The 'hotel' was being refitted which was not clear on site so workmen were painting and laying carpet which had to be climbed over to get to the room, the continental breakfast was filtered coffee with a microwaved 'çroissant' and was inedible in my opinion, most minor matter was the untuned and fuzzy blurred television. I asked to change room though was not allocated to an alternative room. Low price, Low quality......

It is 5 mins away from Paddington train station, which was a huge convenience. The rooms have very dull, dim lighting. Size of rooms was shockingly small for this price point.

close to central london, tube and bus station central heating not working, they had to replace them with portable radiators but at our arrival the rooms were very cold. even if they saw on my bed two pillows without pillowcases, they didn't put it, for four days!!! poor breakfast. the renovated room I saw was really cramped. wi-fi not working. acceptable for a short stay, just a stopover in london.

Cleanliness, location, Our room was too small and the breakfast wasn't "serve yourself". It was always toasts, one croissant, juice, coffee, milk, cereal, two slices of ham and two slices of cheese

This hotel is currently being refurbished, but anything not on the ground floor is terrible. No heating, very cold, damp, sink blocked. Only thing it was cheap. I guess you get what you pay for!!!!!
