The rooms are neat and clean, staff is very friendly and service is good, breakfast is very nice, lovely vicinity and near to the main market place.
The rooms are not very big enough and the showers took a lot time to get warm up.
We booked to stay at the Rosehall for 3 nights via <booking.com>. I was travelling with a friend. The location of the hotel was convenient and was about 10 minutes on the bus from the city centre with a bus stop going into town almost directly opposite the hotel. We were looking forward to staying there as it had good ratings on Booking.com and it was my first time visiting Edinburgh. We had also called Teresa, the hotel proprietor, to give her our estimated time of arrival and she seemed pleasant on the phone. When we arrived around 2.30 pm the road seemed quiet and it was obviously a suburban area. We rang the bell and Teresa opened the door for us. As we walked in (each carrying a heavy bag) Teresa started asking if she had seen me before which was fine but then she was insisting that she had even though I explained that this was my first time in the city and that I had come from London. She then went on to ask us what other languages we spoke implying that as we were not of a particular colour and shape then we must be foreigners and we must speak another language. I was quite offended by this and it was obvious from the expression on my face that I did not appreciate this sort of comment being made. As it happens I do speak another language which I am very proud of but my friend only speaks English and she is from the ‘foreign’ city of Glasgow! Despite telling her that Teresa insisted on carrying on the conversation and would not accept that my friend was Scottish. By this point we had just got to reception and Teresa gave us the key to the room. She then went on to ask that we pay for the 3 nights stay there and then before we had even seen the room. She then talked about how people had ‘run away’ without paying her etc. I pointed out that she had my card details and so will never be out of pocket. We politely said that we would pay later on as we were still carrying our heavy bags.
The room is clean and the bed was very comfortable. I highlight that the personal were very friendly and attentive.
The hotel is 30 min walking from the city centre and 15min by bus.

Breakfast was awful was told continental so didn't need to order cooked breakfast. Continental included a cheese triangle. Didn't bother with breakfast after that

Friendly, welcoming owner. Location good - we could walk to the centre in 25 - 30 minutes. We had a room at the back which was very quiet. It suited our needs very well
The location was ideal as it wasn't far from the city centre and the bus service is excellent.
Didn't like the continental breakfast, prefer a cooked breakfast which is normally included in the price.

Amenities need updating - New lighting. Fridge? We both felt the manager was difficult and we didn't feel at ease.They really need to change to description on booking.com to say it isn't supposed to include breakfast. It's only in the fine print.

Wifi connection doesn't work if you are staying on the second floor. It's annyoying to go down stair to connect to the internet each time.
Beware! The host of this hotel is insensitive and mean-spirited when faced with a guest's crisis ... During the first night of our (my husband and I) recent 2-night booking my mother-in-law died unexpectedly back at home, and so we needed to cut our trip short. In the morning we explained that we would need to leave immediately - after an insensitive response Teresa immediately made it clear that she would not refund for the second night. She blamed 'Bookings.com' for her inability to refund.As we were understandably shaken up, we did not question this at the time The following day we phoned 'Bookings.com' who clarified that her statements were untrue, and it was entirely possible to refund and phoned Teresa to suggest she should issue a refund for the 2nd night - she refused, implying that we were liars and had made up the death of my mother-in-law as an excuse to leave early! I have never received such bad treatment in a hotel under the best of circumstances, let alone at a time of crisis that anyone should surely be sensitive to. I wasn't overly impressed by the standard of the hotel before this happened so wouldn't have recommended it anyway, but now I would actively warn people against staying at the Rosehall Hotel

15 minutes far away from center. but good bus services they have in the area... lovely staff. they were very friendly and helpful.
there is no elevator, if you stay upstairs, heavy luggage can be problem.
We seen 1 member of staff, terese who was very helpful and friendly.
The bar never seemed to be open,and even if it was it was in the breakfast room which was usually set up for breakfast....so not very inviting 2 sit in plus no other people or staff about...also no toilet in this area. I dont believe there were any other meals served in 'the hotel'. I feel this establishment was misadvertised as a Hotel.
Teresa is a very welcoming host who is very helpful. Room was large and comfortable, breakfast was enjoyable and varied. Although a fair walk from the city buses are plentiful and regular, even on a Sunday.
The front room has a little traffic noise, but usually slept well despite it.
The owner was very friendly and helpful in every way. I liked the location, adequately away from the central area (i.e. quiet, Holyrood Park just around corner, nice walking distance to get to the central area), but it gave us pleasant stay.
Shower water pressure was weak, and water didn't drain smooth in the showerbooth (nice that adequate hot water was provided).

A cozy hotel in an old mansion with a warm and welcoming owner (Teresa), clean, large rooms, excellent bathroom, nice breakfast included. Very good service and directions. Good bus options or even walking distance to city center (Royal Mile). I had a wonderful stay.
Nothing, really. Rooms may be a bit chilly (was there in March) but that's good for sleeping and an additional electrical radiator is standard available. No problem for me but there seems to be no elevator (top floor is 3)
