    Good food and service. Friendly staff. Wonderful old building with lots of ornate fittings and character. Much better than a chain hotel.

    I always choose the Rosehill when I am staying overnight in Burnley. It is cheap friendly and comfortable and the breakfast is very generous.

    I have stayed several times and don't recall any problems.

    Quirky furniture,comfy rooms,friendly and helpful staff. Lovely grounds. Tasty food.

    The staff were lovely and the breakfast was delicious. The building and grounds were stunning. The bathroom was lovely and very modern.

    The room we stayed in was very old fashioned and contained DIY distressed furniture, which looked awful. The room also contained 2 armchairs and when I sat in one the arm almost fell off! The clock radio was from the 1970's and very yellowed, as was the phone. We travel regularly and this was the most dated room we have ever stayed in - sorry!

    The hotel looked lovely on line and was pretty when got there. Although nice in need of a good make over, the walls are grubby and flaking paint, the floor in our bathroom was very spongy (rotten boards I'd guess), I think a previous guest called it quirky and it is in part but really would be a stunning hotel if the owner spent time and money taking care of it.

    Peeling paint and questionable stuff on wall (room 8)

    A very good dinner menu cooked very well. Compliments to the chef.

    The double bed in our room was old and sank in the middle. Not a good nights sleep.

    Good location for our needs. Public rooms quite reasonable

    Not keen on the gothic feel of the place. Our room was in the attic and very poor. Minute bathroom and furniture was shabby.

    Having to renter password for wifi whenever your device sleeps - a small but annoying thing

    Everyhing from the location, the friendly and welcoming owners (James and Paula), the spacious room, extremely comfortable beds, lovely breakfast through to the 24 hour service

    A nicely maintained country house with excellent staff to give you a warm welcome on arrival and a high standard of service throughout the 2 day stay The food was excellent both breakfast and dinner very well served and nicely presented. Compliments to the chef

    Location, staff and value for money. The building has old world charm which is very pleasant in these days of sterile plastic. Breakfast was brilliant.

    The room was a long way from the front door which made life difficult with bags and the premises look a little worn.

    Period decoration was fantastic, lots of original features. Large rooms and fantastic bed. All of the staff were friendly and very helpful. The breakfast was a great start to the day and the food in the evening was good quality and value. We will be back. Thanks for a great stay.

    Poor wifi signal all around the hotel, at least in the parts that we tried.

    Walking up and down the hill into Burnley ! Not the fault of Rosehill of course.

    Everything was good very comfortable bedrooms. Dont normally sleep in a strange bed - but slept really well. Very good facilities and very friendly staff. Breakfast was first class.

    Dinner quality was poor. Just don't like reheated food !'

    The hotel was lovely, the evening meal was very good value for money and the breakfast was excellent. The decor was very good and it was pleasing to see that original features had been retained. We would stay again.

    Food excellent Staff helpful and friendly particularly Ian who could not do enough to make our stay so good on our 45th wedding anniversary. The hotel has a great deal of character and history.

    Staff very friendly and helpful Spacious room Not bad value

    Room dated decor and lots of noise from room above A Wedding was taking place and meant staff were over stretched on our arrival and not able to deal with problems quickly Location not very good
