I always choose the Rosehill when I am staying overnight in Burnley. It is cheap friendly and comfortable and the breakfast is very generous.
I have stayed several times and don't recall any problems.

The staff were lovely and the breakfast was delicious. The building and grounds were stunning. The bathroom was lovely and very modern.
The room we stayed in was very old fashioned and contained DIY distressed furniture, which looked awful. The room also contained 2 armchairs and when I sat in one the arm almost fell off! The clock radio was from the 1970's and very yellowed, as was the phone. We travel regularly and this was the most dated room we have ever stayed in - sorry!
The hotel looked lovely on line and was pretty when got there. Although nice in need of a good make over, the walls are grubby and flaking paint, the floor in our bathroom was very spongy (rotten boards I'd guess), I think a previous guest called it quirky and it is in part but really would be a stunning hotel if the owner spent time and money taking care of it.

Location, staff and value for money. The building has old world charm which is very pleasant in these days of sterile plastic. Breakfast was brilliant.
The room was a long way from the front door which made life difficult with bags and the premises look a little worn.

Period decoration was fantastic, lots of original features. Large rooms and fantastic bed. All of the staff were friendly and very helpful. The breakfast was a great start to the day and the food in the evening was good quality and value. We will be back. Thanks for a great stay.

Everything was good very comfortable bedrooms. Dont normally sleep in a strange bed - but slept really well. Very good facilities and very friendly staff. Breakfast was first class.

The hotel was lovely, the evening meal was very good value for money and the breakfast was excellent. The decor was very good and it was pleasing to see that original features had been retained. We would stay again.
Food excellent Staff helpful and friendly particularly Ian who could not do enough to make our stay so good on our 45th wedding anniversary. The hotel has a great deal of character and history.
