This brand-new hotel is situated within the heart of the beautiful Lake District, overlooked by the impressive fells and mountains. It offers stylish, modern rooms and an all-day coffee shop.

A Regency house overlooking Ullswater, the Macdonald Leeming House has luxurious rooms, an award-winning restaurant and gorgeous views of the Cumbrian Fells. It is 15 minutes from the M6 motorway.
Score from 126 reviews Very good
This traditional 17th-century Cumbrian inn is set in the Eden Valley, between the old market towns of Appleby and Penrith.
Score from 98 reviews Fabulous
This is the only hotel I have stayed in for business that I now plan to visit again for pleasure. The attention to detail was obvious and the staff so helpful and friendly.
A beautiful grand old house in a lovely setting. We picked it purely because we were en-route to Scotland and this hotel didn't take us off our route by much. Therefore we had no idea what to expect and were VERY impressed. You will not be disappointed if you stay here
There was nothing negative
The whole experience really. The staff were welcoming and friendly, nothing to much trouble.Comfortable room and good food.
We could not stay longer.
Rooms very comfortable and of an excellent standard . The food is very good and prices suprisingly low for the quality and quantity you are served in both the evening and breakfast. Professional yet friendly staff who made a female solo traveller feel totally at ease- so much so i went out of my way to stay there for a second time in a few weeks even though i could have stayed closer to my business appointment. A gem !
Friendly staff, excellent breakfast. Quiet location, safe parking, easy to get to and from M6.
Bar area dim and gloomy. Evening menu more like pub grub than restaurant but at least it was priced accordingly.
Excellent service & understanding from the manager when we advised a late arrival - kept the kitchen open for a late dinner & gave us plenty of time to refresh. Lovely meal, comfortable room.
Hot water had run out for the morning shower - came back on after breakfast.
Staff were superb Great breakfast Comfy room Highly recommend
Quiet location despite being very convenient for M6 +A6. Our room at the front was lovely with traditional decor which was totally in keeping with the hotel. Breakfast was fine.
There were very few guests staying but we were all put in rooms close together and both TV and conversations were easily heard.
Everything What a find Food superb
Everything. The wonderful service, the room and the setting .it was beautiful. The food was lovely .
Room had fabulous views however room itself was quite dark and compact. The en-suite had recently been refurbished and was modern and spacious with a fabulous walk in shower. All the staff were friendly and helpful. Enjoyed the good selection of breakfasts.
We stayed for 2 nights, water in shower was hot in the evenings but only luke warm in the mornings. We mentioned this to the management on the first morning, who apologized and reassured us that the problem would be resolved. Unfortunately, it wasn`t. However, the management team provided us with a complimentary bottle of wine for the inconvenience. We were reassured that no other guests had experienced the same problem.
Staff were really helpful, the room was very comfortable and well appointed, both breakfast and evening meal were very good. Had a great stay and would love to go again.
First class attentive and friendly staff. Room very comfortable and excellent value food served. Would highly recommend.
W had a very relaxing time. Our room was at the front of the hotel facing the gardens, the view was beautiful. Staff were all so very friendly and helpful. The food was very good too. Hope to return soon.
Set in a beautiful quiet location. Amazing staff (namely Matt). Outstanding food. We ate dinner and breakfast and all four of us had fantastic meals. Tasteful and comfortable furniture and decor. We will be back and can't recommend highly enough!
There was NOTHING we didn't like!!
Food was excellent - breakfast and bar food. Staff were excellent -helpful in every way, even making sandwiches which weren't on the menu! And they were all friendly. Great hotel would highly recommend.
Staff friendly and accommodating Breakfast was as expected
Room-Even Premier Inn has bigger beds and room Bathroom-Cracked bath and generally in need of an overhaul View non existent in room 8 Room rate was excessive for such poor quality
quality, quiet grounds and views. Also frendly helpful staff
Breakfast was of a standard that many top hotels should copy.
The grounds and views were amazing. The room was country house style, and lovely. They made us feel very comfortable during our stay.
They say that there is no restaurant, however their supper menu is on par with a good pub. Very tasty but don't expect gourmet.
The staff couldn't do enough for us. They made us very welcome and made travelling with a young child stress free. The food was lovely and again made us what we wanted even though it wasn't on the menu.
It was a very hot day so there were a lot of flies.
Staff made us feel welcome. Nice building with a small charming garden.
Inadequate signposting by main road, hence a bit difficult to find. Beds had only very large pillows.
Beautiful location for a quiet and peaceful couple of days. Staff couldn't have been anymore helpful and and request we had they made it happen. Slightly noisey one night due to a teenage party but the staff were always asking if we were okay. Food was excellent as was the room. We were in the roof of the house but don't let that put you off. Stunning views, large room and beautiful en suite. Just watch your head if your on the tall side. Would definitely recommend and stay here again should we be in the Lake District!
Lovely hotel in beautiful peaceful surroundings. Helpful friendly staff. Couldn't eat for the rest of the day after an excellent breakfast.
Very nice hotel, spacious rooms and very nice staff. Would definitely stay again!!!
Breakfast service was a little slow.
