    Everything!! Warm welcome on arrival..... Even though we arrived late evening due to traffic. Hosts were warm and welcoming.... Nothing was too much trouble. Great local knowledge. Room was clean and well presented. Loved the extra touches of bottled water and Tunnocks tea cakes. Bathroom spotlessly clean with lovely products. Breakfast hot, fresh and plentiful, good selection and beautifully presented. Unlimited access to free wifi.

    Great location. Very friendly and welcoming. Rooms very comfortable.

    We felt breakfast was a little early but very tasty.

    The welcome and cleanliness of the Rowanbank is second to none. Excellent hearty breakfast. Caerlaverock Castle and Wetlands Centre are great to visit and a walk out onto Powfoot beach a must.

    Shower wasn't very good. Annan hasn't got any good restaurants and is not particularly inspiring.

    Exceptionally comfortable mattress and Four Poster Bed. Very helpful proprietor with excellent knowledge of local facilities. Generally good quality breakfast.

    Bathroom door didn't shut.

    I was sadly attending a funeral in Annan, travelling from Yorkshire. I was most grateful that my room was made available from 12md, without asking, and everyone was very helpful.

    Location, comfortable four poster bed, sofa, coffee table and TV, kit kats with the tea, coffee etc, friendly and helpful owners, great breakfast.

    Loved the four poster bed and super comfy mattress. Also en suite was spotless. And my daughter liked the chocolate biscuits.

    Very friendly staff, large room, tasty breakfast, quiet location.

    Didn't bother us but some may find the style of room decor/bedding etc a bit dated.

    Steve and Sarah very welcoming.Very good breakfast .The four poster bed really comfortable. Location-- Annan is in easy reach of the M 74 and M6 motorways. Very good restaurants within 5 minutes walk of Rowanbank. I recommend the Indian "Sitar"

    Could do with a Castle or King class locomotive on the model railway.(!)

    Only a short walk to downtown which has lots of shops, pubs and restaurants. Staff very friendly and helpful with the luggage to the upper floor. The room was very luxurious and comfortable.

    Sarah and Steve are very welcoming . Its very handy for the main street about 5 minutes walk . A beautiful house ,clean and the breakfast was excellant

    short walk to the centre of the town where there is a main street with shops restaurants and a few pubs. easy access to surrounding tourist attractions by car. Accommodation lovely and comfortable with a warm friendly welcome on arrival. Nice big lounge area for your use. Breakfast was good quality with plenty of choices. I would call this guest house a wee gem and will return again.

    The furniture is very high quality, we had a nice big room. Very friendly welcome.

    Shower pressure very low and cubicle small. A power shower would be a big help.

    lovely lounge for guests 5 mins walk from high street 10 minutes from bus station plenty places to eat out
