Shower caould only be used with the bath taps running. Decor jaded - they seem nly to have gone up to the lobby. No offer of helo woth luggage and had to lug 3 cases down narrow corridoors and stairs. All wiring was lose, TV tempermental as was the wifi taking 10 minutes to load sites

Dusty, carpets and curtains need replacing - if you have asthma not the best place to stay.
This hotel is right where you need to be minutes away from The Royal Mile, a short walk to The Castle. Train station is right across the road with the gardens right next to it. Easy to get Taxis and busses with plenty stores for shopping.
Being an older hotel the corridors are very narrow. The washroom/bathroom could do with an upgrade but all the same very clean.
Nice new towels and sheets. Coffee and tea facilities in the room. Nice bar. Nice view. Good location.friendly helpful staff.
Stained mattress. Grubby valances. Dirty carpets. Dirty shower head. Peeling wallpaper with black mould on ceilings. Broken toilet seat. Shabby messy hotel with a stale smell. Yuk !

Location was great, bed was comfy and staff were lovely.
The toilet only flushed occasionally and the bath leaked from the shower hose area. There was slight building noise outside the window but we had been warned of this.
Me and my partner enjoyed our stay here for one night, was very handy near to ships, bars, restaurants. Great view facing out on to princes street and view of castle. Room was clean and fine size. Lady at reception was friendly and polite. Would recommend and would most definitely stay again.

twin rooms will not be refurbished, very shabby at present, our room obviously next to the main waste water pipe so evey morning from 5 am we had the sounds of a rain forest without the beauty in our room.

Excellent Location, in terms of getting around the Festival. Good security on doors. + night porter Restaurant and Bar looked smart but didn't use them.

After 3 or 4 years this place is still only part refurbished! Those rooms yet to be done are clean and functional but dated and rather tired. Come on - get the job finished - this is taking far too long to do!
The poor design and refurb of the rooms. No hooks in the bathroom, no shelf to put products, a hole between the shower and the sink where I lost my toothpaste!!! And NO power at all in the shower, so I had to chase the water to wash my hair. Terrible. The room service breakfast was very average
The location of the hotel was right across from Waverly station and across the north bridge from Old Town so it was very convenient. The staff was helpful,
We obviously had a room that had not been rehap'd yet so it was a bit run down but clean. The mattresses were quite worn down and not very comfortable and the window opened onto Prince's Street was it was pretty noisy.
An excellent location, right in front of the edinburgh waverley station. All the major attractions were within walking distance.
The rooms were quite old. The hotel was quite pricey compared to the condition of the room and facilities it offered.
really close to train station and easy access of Edinburgh
the room was terrible much worse than last year when I stayed there. the shower was awful and the heat control on it didn't work. the bathroom was really grin. there were moths and midges in the room. the lighting was dreadful it all felt shabby and uncomfortable and 130 pounds was expensive for such poor quality accomodation.
An excellent location. Extremely close to Waverley station so no excessive taxi fairs required. Also central for easy reach to all the festival venues around the city. The room was comfortable and looked out onto Princes Street - not quite a castle view. Free wifi made it easy to use the internet when planning our day or to catch up with home before bed. Our luggage was stored for us till our evening departure at no extra cost which allowed us to make the most of our final day in Edinburgh without worrying about it. Staff were friendly and approachable too.
I am being picky... The bathroom was modern and clean but lacked any hooks or shelving for towels and toiletries etc and in the very spacious shower there was nowhere to put your shampoo, shower gel etc. The layout was such that the door opened too close to the toilet despite unused space further into the room. A minor irritation in an otherwise great place to stay.
A very pleasant hotel, ideally situated, staff very obliging and were to help with any query we had.
