twin rooms will not be refurbished, very shabby at present, our room obviously next to the main waste water pipe so evey morning from 5 am we had the sounds of a rain forest without the beauty in our room.

Excellent Location, in terms of getting around the Festival. Good security on doors. + night porter Restaurant and Bar looked smart but didn't use them.

We obviously had a room that had not been rehap'd yet so it was a bit run down but clean. The mattresses were quite worn down and not very comfortable and the window opened onto Prince's Street was it was pretty noisy.
An excellent location, right in front of the edinburgh waverley station. All the major attractions were within walking distance.
The rooms were quite old. The hotel was quite pricey compared to the condition of the room and facilities it offered.
An excellent location. Extremely close to Waverley station so no excessive taxi fairs required. Also central for easy reach to all the festival venues around the city. The room was comfortable and looked out onto Princes Street - not quite a castle view. Free wifi made it easy to use the internet when planning our day or to catch up with home before bed. Our luggage was stored for us till our evening departure at no extra cost which allowed us to make the most of our final day in Edinburgh without worrying about it. Staff were friendly and approachable too.
I am being picky... The bathroom was modern and clean but lacked any hooks or shelving for towels and toiletries etc and in the very spacious shower there was nowhere to put your shampoo, shower gel etc. The layout was such that the door opened too close to the toilet despite unused space further into the room. A minor irritation in an otherwise great place to stay.
A very pleasant hotel, ideally situated, staff very obliging and were to help with any query we had.

Breakfast was chaotic: staff talking to each other and ignoring the guests. There was no-one to greet me as I came in; I thought breakfast had finished. No-one told me about the buffet (it's hidden away at the back of the restarant). Really poor service, which is a shame as the staff were pleasant and the food was v. good. The view from my room over chimney pots and peeling air conditioning units! The cost. I know it was Edinburgh fesitval but still.....

Everything is right outside and the view from the restaurant upstairs is gorgeous. The food was excellent and the staff were friendly and helpful.
I would have liked to be able to open the windows as there is no air conditioning and it was a bit stuffy in the room.

Right across the street from waverly train station, with a view of all of the old town + castle, multiple bus stops right downstairs as well as walkable distance to ALL sights worth viewing (we only walked everywhere, from national museum to Arthur's seat plus all the Fringe venues). Citylink airport shuttle two mins walk away as well. Seriously, probably the best location in all of Edinburgh.
Hotel itself is expensive, and the minimalistic no-shelf bathrooms are a bother.

The staff were excellent and extremely helpful. Our room was recently refurbished and was fresh, light and airy. The location on Princes Street was perfect and close to everything major.
We were in the new wing and it had clearly been rushed to be opened for the festival. Wifi did not reach this far, and fuses kept blowing when the bathroom lights were turned on. First world problems...

The location of the hotel (directly opposite Waverley Railway Station) is excellent. It was possible to leave luggage both on first arrival & before catching the train home.

1. Room so small that the wardrobe door fouls the end of the bed. 2. Shower only works by holding the shower head in one hand. 3. Window doesn't fully close. [1-3 not reported because they ought to have been obvious to hotel.] 4. Desk light wasn't working. [Reported. A corrugated cardboard tube that had probably held a replacement was later left in my room, but light still not working when I left.]
