Overlooking the beach and within easy walking distance of the center of town and pier, this AA 4-star character property has been welcoming guests to Eastbourne for over 170 years. One of Eastbourne’s original old ‘sea houses’, the Royal has recently undergone a complete renovation to provide comfortable, modern accommodations with free Wi-Fi and flat-screen TVs. The building’s original features have been retained. Bathrooms feature heated towel racks, shaver points, fluffy white towels and complimentary Elsyl toiletries. Start each day with a healthy, fresh breakfast in the luminous breakfast room. Choose from real ground coffee, freshly squeezed orange juice, a selection of organic yogurt, cereals, homemade breads and jam. No English breakfasts are served. Hotel Rooms: 10

Friendly, pleasant, helpful owners, lovely view overlooking the sea, very high standard of cleanliness, comfortable beds, nice rooms (also the single room), excellent breakfast (mainly home made), near restaurants and shops, amenities like parking passes, free internet and newspapers. And last but not least: everything for a more than reasonable price. Highly recomended.

The owner of the hotel made us feel very welcome, and makes the extra efforts of providing home-made, organic breakfast available. The hotel is immaculately clean, and very comfortable. Thanks for a lovely stay.

Beautiful location, facing the sea and close to the city center. Hotel very clean and quiet, the bed was very comfortable. Eddie the owner was very friendly and helpful. If I come back to Eastborne I will certainly book here.

Modern, very clean and ideally situated close to the pier and town centre. Pleasant room and excellent shower. The owner is most obliging and very much "hands on". Accurately described and well recommended.

The owner of the hotel was very kind-got our lugages up three stairs! (There`s no escalator in the house) Lovely continental breakfast with fresh fruit salad, nice bread and yoghurt and a good choice of different teas. Hotel is situated just a few steps from the beach.

Basically, I liked (loved) everything about the Hotel. The proprietor, Eddie, was a great host and could not do enough for us in making our stay in Eastbourne a most enjoyable experience. The accommodation was spotless, comfortable and perfectly located. I was there with my Mother, sister and brother and all four of us were delighted with, and highly recommend this hotel.

Lovely hotel. Character building with wonderful sea views. Single rooms are cosy with fresh, light decor. Excellent location on the sea front close to Eastbourne Pier. Would stay again.

Really very good, nothing negative to say. Eddie is so very nice, and a great host. Great facilities, especially the free wi-fi, breakfast and sea view- would definately recommend it!

The genuinely enthusiastic and helpful attitude of the proprietor was a berths of fresh air! The comfortable and relaxing atmosphere of the accommodation was equally pleasant and Eastbourne is a delightful and convenient starting point for a host of regional activities and places of intrest as well as being a terrific (if largely unsung) destination in it's own right. The one slight caveat to a superb stay at the Royal is that they do not provide that essential holiday morning experience - "The Full English" the "Continental" breakfast that they provide is, however, excellent :-)

A truly wonderful guest house. The room was Modern, clean & so comfortable. Eddie was a wonderful host and really looks after his guests. After offering to help with our bags he then brought a cup of tea to our room while we settled in. Thank you Eddie for an absolutely wonderful stay at your guest house and as I said last week, I will definately be returning. Thank you

A wonderful experience! Fantastic location, warm and welcoming staff and the hotel interior and rooms are excellent and definitely 4*..those little touches ( eg designer cup and saucer in your room, high quality shampoo etc) make all the difference. The sea view from my single room was amazing.This hotel is a real find and can't wait for my next visit!

The staff coudn't do enough for us. The rooms, beds and bedding were of a high standard and tastfully decorated. The view of the sea beach and pier were just icing on the cake......highly recomended

It was spotlessly clean, and very quiet. A very welcoming host with right level of friendlyness. As a single woman I felt very comfortable. Lovely to have just a view of the sea and pier. Food was excellent, it is within a10 minute walk of the Devonshire Park Conference Centre

Nice friendly welcome. Room small but immaculate.fresh towels daily.plentiful continental breakfast bread and preserves homemade.eggs would be a nice addition to menu. Ed and his wife a lovely couple. And so helpful thankyou. Not really a complaint but stairs a bit difficult for me as no lift.

The bedrooms were beautifully appointed and well maintained. Good location. Need better sound proofing as on extremely busy road so there should be triple glazing. There is no dinning or sitting room in the hotel so if you want to wait for someone or meet someone you have to wait in the street!

The personal touch and attentive service from Eddie, the owner. Nothing was too much trouble. Noisy road at the front of the hotel - but worth it for the sea view.

We were greeted by the owner on arrival who was very polite & friendly, also very helpful when asked of any good restaurants. Extremely pleased with room, lovely decor with brilliant sea view and great view of the pier. Very modern bathroom which was immaculate. Would definitely recommend and definitely book to stay again if in the area. Absolutely nothing to dislike.
