Due to high room occupancy, I was allocated the self catering cottage,This was an excellent facility.
No secure car park, however parking is generally available at the front of the hotel or, across the road in the lay-by, a low risk area.
Wonderful welcome for the dogs,room that opened out onto the garden and a thoughtful doggy welcome pack with ball, biscuits and pooh bags plus bowls in case you had forgotten yours! Excellent evening meal and breakfast Comfortable beds plenty of hot water.
The Royal Oak is a first class place for a few days break.
The room was tastefully decorated and we liked the super king sized bed. The breakfast was excellent. Hospitality was excellent and hope the comments below are constructive.
Overall we did not consider it was value for money with the charge for the room. We ate on the second night and would give the meal 6 out of 10 at best. The liver was poor and certainly not calves liver as advertised. The new potatoes were well over cooked (steamed) and tasted awful. All veg was also over cooked, for example the carrots were soggy. We did enjoy the visit but would probably not stay at the Royal Oak a second time, but look elsewhere.

I would say the bar area needs updating somewhat but other than that fabulous
Room was lovely. Restaurant was excellent. Breakfast was also really good. Really helpful and friendly staff.
Double bed was two singles pushed together. Shower cubicle need a proper clean to remove mould.
the location and room conditions were good although ceilings are low, (we both had to stoop down in the room)

We absolutely loved that our accommodation was in the cottage attached to the pub. It was excellent having such a comfortable, roomy beautifully maintained place to stay. The breakfast was spot on and really set us up for the day. The evening meals in the restaurant were very good( especially fish and chip night) The staff were very professional but friendly and helpful too. We would certainly recommend the Royal Oak.
We thought the pub was in the centre of Appleby so the walk into town was a bit of a trek. However, we soon got used to it. Do not like the idea of dogs being allowed in rooms and the taproom. I am allergic to dogs so would hate to use a room where a dog had been.

IVE STAYED IN A LOT OF INNS OVER THE YEARS BUT THE OAK WAS I HAVE TO SAY WONDERFUL. I COULDNT FIND A THINNG WRONG. THE ROOMS WERE 5* PLUS, DEFINITELY STAY AGAIN.MEALS WERE FIRST CLASS. ITS A MUST TO STAY THERE, AN ABSOLUTE PLEASURE!!!
Room was gorgeous - very well appointed! Food was excellent - great value for money! We dined here 18years ago - celebrating a ' big' birthday , staying at a local b and b - was delightful to return with huge bonus of staying at the inn!

Road outside got a little busy at rush hour on a weekday - only a problem if you wanted a lie-in.

The Royal Oak is a beautiful 17th Century Inn with all the modern facilities that a guest could want.The decor of the rooms and the facilities therein would, in my opinion, match any first class hotel worldwide. The restaurant menu is wide and varied and every dish I tried was cooked to perfection. All the staff are very friendly, helpful and highly efficient in their work. It is without doubt one of the finest places that I have stayed at in the world spanning quite a number of years. The fact that it is also a pub which is open all day only adds to what I have already said. I cannot wait until the opportunity arises whan I can stay there again.

nothing really although it would have been good to get a dedicated parking space and my husband cracked his head on a beam!
Very pleasant hotel, lovely refurbished rooms, comfortable and spacious . Staff always pleasant and helpful. We have stayed there many times and the rooms and service continue to improve. This time we did not have an evening meal, but the breakfasts were excellent and well presented and service was prompt even though the dining room was full.
Lovely welcome, perfect situation, great room, delicious food. All we could want.
Unfortunately we had to leave early for health reasons but we'll be back!

Good location, close to Eden Valley and Lakes and 15/20 minutes from M6 and A66. Lovely pub. Well kept beer. Great staff. Very good food. (dinner and breakfast). Great rooms. We got a reduced rate as we booked on a whim driving home at a few hours notice - absolutely fantastic value for money.
Relaxing. Food was great. Room 4 & 5 have doors direct to garden.
