Very small double room, no dressing table or chairs, no bedside lamp, TV in unsuitable position on wall, poor shower
All of the family were very friendly and attentive Beds were comfortable and the hotel was clean.

As soon as we entered the hotel the friendly welcome was so warm and inviting the family was so kind and helpful and the breakfast was really nice. I would most definitely use this hotel again and again.
The owner and his family give a superb welcome. Really friendly and helpful. They go out of their way to get you parked and settled. They take a genuine interest in their guests. The breakfast was so organised and very tasty indeed!
Can't say there was anything I didn't like. Rooms are good value for the price.
We got there early my room wasnt ready and my son couldnt wait to go out n explore so the owner very kindly gave me the key and told me not to worry to go out and my bags would b in my room when i got back which was very helpful. Rooms was very clean and breakfast was lovely
Not much negative with the hotel but no wifi in the hotel at all which is rare and im sure did say had wifi in public areas was told by staff to go macdonalds only 5 mins away but much further. Now i dont complain about anything but the bed was really hard i could feel the springs in it rven with the protector thing they had put on which was sum plastic thing amd made me and my son sweat didnt sleep well at all

This is a value for money hotel, great location, very clean, nice breakfast and the owners are lovely and could not be more helpful if they tried. When I return to Blackpool I will defiantly be returning to the royal oakwell

Very welcoming nothing too much trouble , home from home the breakfast was lovely the owners told us were everything was around Blackpool the room was lovely and asked for first floor ands it was ready on arrival very comfortable beds we will be return to this hotel thanks again fab time ..
Cleanliness ' comfy good breakfast
Fantastic location close enough to walk everywhere you need to get, just off the main drag.... but out the way enough to avoid any noise. Fantastic breakfast and great friendly hospitality. Would definately stay again
furniture dated and deds have seen better days
Staff were very friendly always around and helpful. Rooms very clean and smelt fresh. Towels and bedding smelt of fabric conditioner. Breakfast served promptly and all visitors were welcomed when arriving in dining room. Although basic the breakfast was satisfying no grease , breakfast cereals to choose from, fresh orange juice, bacon sausage egg beans and has browns. As much toast as you could eat. They were very good at serving our granddaughter Laura beans on toast daily after we asked. It was nice to relax in the bar after a tiring day out in Blackpool. We stayed 3 nights. Thank you to our hosts.
The rooms were a little dated but spotlessy clean
Absolutely Loved the Hotel, First impression, Looks Great, Great location, Quiet, (which Helps) On Arrival Very friendly welcome, Room was lovely, clean, beds were comfy, my daughter aged 14yrs and family relative aged 12yrs felt very relaxed, location near to everything. Full Breakfast cooked to how you would cook yourself, waitress very friendly, just the stay was fab. We have already talked about staying there again when we go and see the lights. Fantastic time, from start to finish, Franco is a top gent, couldnt do enough for us, genuine guy, staff were brilliant, asking if we needed anything, and breaky wow, cereal, oj, fry up and toast tea/coffee, location, ideal, bins emptied daily, n fresh towels if required
Double bed firm, my Personal preference is soft, single bed was fine. Ive no doubt that if the hoel wasnt fully booked Franco would have given us another room, with a softer bed
Had a fantastic time at the royal oakwell very warm friendly welcome by all on arrival. We were booked in for 2 nights but stayed an extra day nd night Top quilty hotel xx :-)

Franco is a good host easy to get on with can't do enough for you.
Rooms and deco bit dated needs a bit of modernising for £75 a night expected a bit more.
The owners were fantastic and so friendly. The hotel was immaculate. Food was very good. It was quiet at night. cant wait to go again.
The staff were very friendly and informative. Had a huge breakfast which was perfect, kept us going all day. Very close to the sea front so great for morning walks on the beach.
