Great location for everything in Brighton. Walking distance to the Laines and main shopping area. Staff very friendly and helpful to. Room was far larger then expected with great view
Room decor was very tired and needed modernisation. Hotel is being refurbed but needs speeding up.

The foul mouthed arguing couple in the room next door. Not the fault of the Hotel to what calibre of guest stays.
Room in terrible condition, when we complained we were laughed at, room incredibly noisy and cold. Mould in bathroom and tiny towels. TV held together with gaffer tape. Awful experience

Good location in Brighton
When using the bath room the sink in my room kept bringing up hair from a previous visitor. The shower unit was lose and could not be used.
Helpful staff in bar, reception and dining room and convenience of hotel to many places in Brighton within walking distance.
No wi fi available, bed uncomfortable and very hard.
Prompt and effective service from the courteous staff at Reception and in the Restaurant. Breakfast was very tasty offered a good deal of choice.
The fabric of the building is in need of attention and storm damage from several months ago is still awaiting repair.
I liked the location and the sea views are good. A grand old building which could be great if properly restored. Staff helpful in difficult conditions as they must get a lot of complaints about condition of rooms - we changed rooms after 1st night!
All a bit tired -currently undergoing re-novation, french windows didnt open,jacuzzi bath broken no batteries in tv remote control.

Bar staff were not over friendly,parking wasn't good but knew that.had 7 rooms but couldn't let us have 1 or any before 3 o clock which we all found inconvenient .porter was helpfull though
Location, free parking outside hotel 6pm-9am (if you can get a space and watch out for traffic wardens who wait for you!) and price was cheap compared to competitors.
Dated, didn't feel clean and the room smelt a bit. Bed was small for us and room was a bit noisy but luckily we only spent 5 hours there. Room was hot without heating and air con didnt work.
Great location, right on the seafront, close to town and pier. Bed was quite good.
Stayed at Standard Room for one night. Could not sleep at all due to poor noise isolation from outside crowd. There was also a constant banging noise against the window caused by the wind, like a piece of cardboard being bashed. Tap fixtures were loose and the toilet took a long time to refill after flushing. Table lamp did not work and the curtains did not draw completely. Finding you room can be confusing as the directions aren't very clear. Hotel overall, looked old and worn.

Broken furniture in room. 10am check out is too early 11am would be better. Condition of stairwell. Breakfast table had been wiped down but crumbs were on seats.
location was near to where i needed to go
room smelt of stale smoke (cigarettes) although I do smoke and asked for a smoking room, it stank of stale cigarette smoke, the floor boards creaked every where I went in the room. The bathroom was damp and smelt damp. The windows rattled all night and the room was freezing cold. I really would not use this 'hotel' again.
