If i have to be hyper critical when it was busy the staff were a bit chaotic. Otherwise nothing else.

lovely setting. interesting layout of the hotel itself with nice little seating areas surrounded by stonework and beamed ceilings and the bonus of a leisure centre for guest usage. good selection and quality at buffet breakfast.
paid £140 for saturday night stay to attend a wedding which I thought was on the expensive side , but price aside a very enjoyable stay

Large bedroom with 2 comfortable king-size beds. Reasonable number of drawers. Good food, both in restaurant and bar. Quiet location out in the country.
Dated TV with small screen for size of room and limited channels. No doors on hanging space for clothes and doesn't accommodate clothes brought on hangers. Unable to get suitcases to/from room without traversing multiple, short flights of stairs

This hotel has everything, its huge with lots of facilities and a ton of character.
Service! There was the absolute minimum of effort to appear polite at reception, the bar and the breakfast room (the only places you interact if you have no reason to need to). On presenting my rewards card I had to ask if I could be upgraded, only to be told curtly that there were no more rooms (again!) the bar closed before 11pm with no warning and the staff were driving out of the car park at 11.03 pm. I've had better breakfasts at motorway services. The receptionist in the morning was excellent though, happy, efficient and chatty. Sack the rest if you want to keep any return clients!
Comfortable bed, quiet room.
Tired decor in some areas. Bathroom in need of modernization. Waitress service at breakfast adequate but not very personable i.e never asked whether I would like any sauces with my cooked breakfast or perhaps a refill of tea/ coffee. Breakfast itself was lamentable for a hotel of this standing and at the price paid! One sausage? . A single tomato? All in all I wished I had stayed in the Premier InnI used on my outwood journey
Our room was comfortable and VERY spacious. Staff very friendly and helpful.
We would have eaten in the dining room but it was full - maybe our fault for not booking in advance.-so we ate in the bar. We found the chicken rather dry and overcooked, but could not fault the service.

Helpfulness of waitress in breakfast room, when we arrived for breakfast at 9.50, not having been told on arrival that it finished at 9.30. She made us up a table and did her best to accommodate us.
The room had been inadequately cleaned, the previous occupants sock was still in the corner and there was mascara on the pillow of the second bed which we didn't sleep in. It looked as if it hadn't been decorated for years. The carpet was stained and old, the beds were lumpy and the duvets had few feathers in. In fact the linen was badly ironed. The furniture was knocked about (I laddered some tights on the back of a chair which had splintered wood on it). We were woken in the middle of the night by a car alarm in the car park which our bedroom looked over. The telephone didn't work and the portable heater packed up, we had to use this in the first place because the radiator wasn't working and the room was cold and smelt damp.
I was really well looked after as i have a Gulten allergy and they accomodated my diet ,I would recommend this hotel all anyone

Well over priced with very old style. Nothing was up to date. Poor shower. TV very old and too low to see when on the bed. Would not recommend this to anyone until it was refurbished and price reconsidered
The staff were very friendly and efficient. The rooms were huge with two double beds and it was very comfortable. Good choice of eateries with well cooked reasonably priced food. The views from all the rooms were to die for
Power of the shower, there was none it just dribbled water and the room was too hot, some heaters were on and we couldn't turn them off

The hotel is a large building built on a slope, consequently the corridors are not level and have numerous steps along them. This makes it difficult for carrying cases etc. They ran out of the guest beer the first night and did not replace it for the second night!

The location. Er that's it.
I have stayed here several times. Why? Because I grew up in the area. And it's close to friends and nostalgic locations. This time we arrived late - after 9.30pm- to find no room service available, the wifi didn't work in our too hot room - nor did the TV remote. The next morning we were told, unhelpfully, 'oops sorry, that room is a bit of a black hole for wifi'. The breakfast was actually inedible, it was going cold, the 'bread' was cheap and nasty, the croissants were 3 days old, and helpfully the staff overfilled the coffee jug so it spilled all over the tablecloth. So far from enjoying our stay we decided we won't be coming back. And when I called a day later to see if housekeeping had found the charger and cable I'd left in the room, sadly it wasn't to be found. At least reception called me back to tell me that. It's a shame. The Derwent Manor has been allowed to go to seed - the condition of the driveway up to the hotel is a perfect example of what's wrong - and worse no-one seems to be bothered enough to rectify matters.
We love the location, the views are stunning. The leisure club is a bonus and the swimming pool was very welcome by our small people.
Whilst the food was good when it arrived, the service was very slow. Rooms are dated.

Room was smelly upon arrival, hotel appeared dirty and outdated. When we sat down for breakfast the table cloth was dirty, with crumbs, hair and stains. The hot breakfast was cold and the fresh juice was warm!
Location - access to attractions such as Hadrians Wall, Weardale, Teesdale, Durham City and other attractions was excellent. The surrounding countryside is beautiful. Despite comments in the next box, we would stay again after the renovations are complete.
Hotel has a major programme of renovation under new owners and it needs it. Whilst bedrooms are of a good size, clean and quiet, they - particularly beds/bathrooms - are tired. TV old and poor. Food is only average and we were particularly disappointed with the breakfasts. It will improve I'm sure.
