The check-in procedure was uncomplicated. The room was clean Bar - poor service. Poor selection. Very dark. The first night was ruined by a bunch of drunk and obnoxious loudmouths who seemed intent on using as much profanity as possible. Room - clean but not particularly comfortable. The wardrobe seemed as if it would collapse every time the door was opened or shut. Restaurant - food varied between just about acceptable to downright bland. Sent the main course back at one point due to it's poor quality and lack of taste. Don't sit on the padded sofas around the walls - unless you are over 7ft tall. Your chin will be practically resting on the table.

Very friendly atmosphere with nice menu. Beautiful room with helpful staff. Same menu for for the whole day would have been nice to have a separate dinner menu.

The location was good, with lots of bars and restaurants within 5 minutes walk away. Edinburgh city centre is also quite close on foot. The room was furnished beautifully, with a boutique hotel feel. Lovely bar and restaurant with a good menu. We were in a disabled room on the first floor. Although this meant we had a larger room than usual, this meant that the sink in the bathroom was too low and too small and the mirror in the bathroom was also too low. This is only a small thing though, as it was after all a room for customers with a disability. The plug was also missing in the sink. Although the full scottish breakfast was nice, it was lacking beans, tomatoes and /or mushrooms and tattle cakes, so was very dry and didn't seem to be a "full" Scottish breakfast.

Friendly and efficient staff, single bedroom was rather small but still very comfortable. Food very good and and the service excellent. My friend had a problem with her room and the manager was really helpful and she was moved to a more comfortable room. Would certainly stay here again and recommend this hotel to to friends and family.

The size of the rooms and en-suite cleanliness staff breakfast Though they advertised large bed, it was two singles joined and that left an uncomfortable ridge down the middle

Lovely large house hotel within walking distance of Princes St. Bus route right on doorstep. Freshly cooked breakfast and comfortable room. We booked with Booking.com and the quality of the hotel for the money was very good. Clean and tidy with nice bar and dining room overlooking tennis courts and bowling green.

Situated in a very smart residential area of Edinburgh, the city center is a 20 minute walk or you can hop on a bus 2 minutes from the hotel. There was ample parking & our room was huge with a big comfy bed, sofas, big tv and our own private garden through the patio doors that ran the length of the room. There's a good size bathroom with nice toiletries in dispensers on the wall rather than fiddly sachets & plenty of wardrobe/cupboard space. Breakfast was good and was served in the conservatory looking onto the garden which was lovely. What we really liked was the hotel bar which seems popular with locals and has more of a pub feel. They also served food which all looked really good. Staff were friendly & helpful & we would not hesitate in recommending this hotel. A couple of really minor things. Our room was kitted out for wheelchair users so the bathroom mirror was really low & unless we bent down we couldn't see to clean teeth, shave or make up. There was a notice to leave keys when you left the hotel but reception was not staffed alot of the time (you rang & a staff member would come along) so a box to drop keys off would be good. I must stress these are really small points & in no way did they detract from our enjoyment.

Bar and restaurant was nice. Taxi service was good. Surrounding area was quiet. The reception was basically unmanned, even when I checked out. As a result, my request for printing receipts was not met. The room was too tight to move around. There was no assistance for guests to bring up their heavy luggage upstairs although there was no elevator.

This is a fantastic hotel that offers value for money with all the trimmings. The staff were very friendly and the food was great. We will return and would highly recommend. The only down side was the shower, it wasn't very powerful.

I was very pleased with hte hotel, after some very disappointing visits to other hotels and B&B's over the years. it was the first time to edinburgh and would happily use the hotel on another visit, we have already recommended the Royal ettrick to family and friends. the James suite was great, the food lovely and good value for money
