Hotel management and staff lovely - warm welcoming and friendly.Breakfast was fine. Bar staff accomodating.However : Single room and bed very small. Difficult to reach wardrobe and kettle/tea making facilities not conveniently sited for ease of use. No lift. In room TV could only get BBC channels. Poor sound insulation and very noisy early morning [6am]with people checking out and humbing large suitcases down the stairs. The saniflow toilet system was noisy and randomly set itself off which was disturbing. It was very far out of the centre and away from the EICC. . HSingle room and bed very small. Location was good for our requirements. Nice big room and lovely breakfast. Only downside was the bathroom was not good enough. Scratched/cracked basin, towel rail hanging out of wall and no blind (only transparent netting) at window to protect modesty while in bathroom. Also, when we arrived, felt the receptionist/manager barely spoke to us. When I welcome somebody to my work place, I smile at them and make small talk whilst processing payments etc, but felt bit awkward whilst waiting for admin side to be carried out. Although, when we asked for a different room as we had been given twin instead of double, she couldnt' have been nicer. Overall, pleasant stay.

we turned up early and they let us book in 4 hrs before checkin this helped us extend our visit into the city breakfasts were poor

The hotel was comfortable, clean and the rooms were well serviced. The staff were friendly and the service was good. I found the atmosphere very convivial and would have no hesitation in staying at the hotel on my next visit to Edinburgh.

The staff were pleasant,helpful and polite at all times. The price was very competitive (it was a special offer) The environment was of a high standard Evening meal was delicious, plentiful and well priced There was nothing that I was unhappy with.

Our ground floor room was very spacious for the three of us....two adults and a twelve year old. The third (sofa)bed was probably big enough for two younger children. There was another sofa too so plenty of room for lounging. Ceiling-to-floor doors opened onto an enclosed walled area where boisterous youngsters could run about in safety. Large bathroom ideal for nappy-changing/storing buggy The room and bathroom are probably intended for wheelchair users so the sink is at chair level and taps are lever operated. However the sink is so small it's barely enough for a handful of water never mind enough to wash in. It's far from easy filling the kettle.

Warm ,comfortable, welcoming on a very cold -5degrees evening. Lovely staff who sorted out minor problems instantly and courteously Really felt that staff were taking care of elderly guest--me Good breakfast and very low cost very convenient to my student grandaughter'sflat(reason for visit)

The building itself is superb with most original features intact. It is spacious and comfortable. The staff seem to always be on hand to help, but are never intrusive; a difficult balance, but they achieve it. The bar and restaurant are both good with a relaxed air. We left with the feeling that we would visit again. No lift! We were staying with 2 elderly relatives who both found the stairs to the second floor hard work.

I had to call on the morning of our arrival to request 2 rooms on either the bottom or first floor if possible due to my being heavily pregnant and my mum being unable to make it to the eaves rooms. Having stayed at the hotel before I found the stairs difficult even without being pregnant. The man was very helpful and when we arrived we had two lovely rooms one on the ground and one on the 1st floor. Thank you very much for arranging that. We had arranged a taxi for 5:30 which arrived early and then left without us so we decided to eat in the hotel restaurant. We all had a lovely meal and were actually quite glad of how it had came to be that we ate there. My mum and dad have both said that they will probably book this hotel again if they ever need to stay over in Edinburgh. The bar staff were wonderful and nothing was too much trouble - the barman even made me a hot chocolate later on when he had switched off the machine. That's the kind of thing that gives the wow factor. All in all it was a really great weekend. Thank you for having us again. There is nothing I don't like about the hotel apart from the steep stairs. I thought my scrambled eggs were a bit runny in the morning but that's totally a personal taste and in no way reflective of the standard of the hotel.

When we arrived, we had very heavy suitcases and lots of hand type carryalls. We found out that we were on the 3rd floor and their was no lift. They offered a hand, but we thought that we could manage. We did, but suffered a stroke and two heart attacks getting our luggage up the stairs. Not their fault. I should have checked for a lift before booking.
