Nice location In room 34, the room was slanted, badly enough that the dresser was constantly leaning against the wall. The bed was not a double, it was in between a double and a single ! Decor was old, all furniture was marked. Refurbishment was ongoing but not mentioned before hand. Breakfast waiter was rude, and gave no time to look at menu. Breakfast was burnt. No slip to review stay in room and was not prompted how my stay was when checking out.

The Reception lady was polite and friendly and the best thing about the hotel. The waiting staff for our evening meal were very off hand and silly to the extent of serving our coffee in a teapot. In the morning instead of leaving our newspaper outside our door the lad who brought it up woke us by loud hammering on our door at 7am. The furniture and in particular the chairs were very tatty as most of them were torn. The carpets upstairs in the passageways were filthy, but clean in the bedroom. One side of our bed was against a wall which made it very difficult to get in or out.

The TV was in a good position mounted to the wall The hotel had a strange smell, unclean. My bedroom smelt of damp and the bathroom had mould in areas. The seats in the dining area were shabby and torn. My wife was fortunately unable to come with me on this occasion, which is why I had booked a double room as a surprise. Very dissapointed and she would have been surprised.

Very good service for dinner and breakfast well done also staff were very friendly with a great knowledge about surrounding districts from hotel very helpfull Good to see the hotel being refurbished but pity we were not told this when we booked .Also why is it you can get cheaper rates from internet sites than from the hotel itself .You could be missing out with this happening

Nice pint of Bellhaven! Room 22 Shower water pressure very poor. It was difficult to wash properly (at 07:30) Bedside lights too dim to read by Desk too high/ chair too low for comfortable working on laptop WiFi signal weak Password not accurately communicated Light over sink not working No convenient place to put wash-bag No kippers or breakfast!

The main hotel was well presented and appearfed vibrant I was in the annexe which was 300 yards away. It was just a bed and breakfast facility but charging the same as the main hotel. Failed to provide even basics such as a bread roll or mustard.

Staff were very welcoming on arrival and at breakfast. The breakfast was particularly good. The room was small, the bed was awful...saggy old mattress, the walls to thin and therefore noisey. A cheap refurbishment. Has put me off going back. No bedside light or tea and coffee making facilities....very poor...

Our room was large, clean, comfortable and modestly priced. Ideal for us as a base for visiting our son at Stirling Uni and sightseeing. Staff were always polite and friendly.The hotel is a lovely old building which has a relaxed feel to it. High end luxury its not, just good, honest, old fashioned comfort. Will definitely be back.

Have stayed on number of occasions - good location and reasonable price. The breakfast is very good and had toiletries and biscuits with tea/coffee facilities in room. Waited 15 mins (me and a man delivering pizzas), for someone to come to Reception at Check in. We searched the hotel, as there is no bell for attendance, but still had to wait for Receptionist. Hotel being refurbished - room small and cheap furnishings, Had to ask twice for tv to be re-tuned as reception was non-existent (was told reception downstairs was fine, but rooms down there were out of commission at present). Gave up on tv after that.. Probably be better after refurbishment completed, as hasbeen fine in the past.

Staff were helpful and friendly. It was easy to get to and to park (after a long drive I didnt want hassle about finding the hotel or difficulty with parking). The location was perfect, almost adjacent to where my meeting was being held. My evening meal was good and very reasonably priced. I couldn't find any instructions for operating the TV/radio.

It was clean. Staff when I checked in were friendly. The room was freezing cold. Even after I switched on the radiator it was cold. Plus the hotel asked if I wanted an alarm call, but then never made it.

It is very difficult to give an opinion as the hotel is being renovated there had been storm damage therefore no tv reception also there seemed to be a shortage of staff who I might add were very helpful pleasant and were working extremely hard I would certainly consider the hotel in the future when alterations and repairs are complete. The cooking was also very good I would not recommend the hotel at the moment to other travellers because of the alterations etc pl ease note the room was not in annexe it was in main hotel

The staff we're very inviting on arrival. Was very pleased with the warm welcome, so much I made a comment to my partner. The cleanliness of the room was nice, well sized bedroom, extremely comfortable bed and breakfast included in the morning was very good. I would certainly recommend to friends and family and would stay again.

We were guests at a family wedding in the hotel so it was a natural choice. We thought room 21 was a bit shabby. The bathroom had a pool of water on the floor next to the bath and the knob of the drainer of the wash hand basin was missing making it difficult to plug or drain the basin. There were no mirrors in the room, only in the bathroom.

Historical building in an up-market Scottish town, close to University of Stirling, City of Stirling, Stirling Castle, the Wallace Monument, and to the breathtaking surrounding countryside. Great local ammenities and with free hotel parking. Our first impression of the building was that it seemed somewhat rundown. Lack of attention to general maintenence, repairs and cleanliness of the building, windows and internal fixtures and fittings. In what is otherwise a wonderful old building with such character, it left us feeling that it was rather neglected.

We were in the annex called Ivy Royal Hotel, which was very quiet as there was only one other guest. The Royal Hotel itself had a Wedding on so it would have been very noisy. We were not informed we were staying at the Ivy until I went to check in at the Royal Hotel. I was told that the Ivy was "100 yards along the road" This was not the case it was at least 200 yards and having to walk along with luggage not knowing where you are going is very annoying. To remedy this the check in staff at the Royal should at least have a map printed and inform you that you can take your car along as there is plenty of parking. First impressions count and this was a very bad first impression.

The hotel was very good and the staff very helpful courteous and polite. Breakfast very good with excellent waitress. The only two things that were not up to scratch was the lift was a little troublesome - I have difficulty with stairs so used the lift every time - not a major issue though. The floorboards creaked rather a lot which although I was never disturbed by other people we felt uncomfortable that we may disturb others. Overal we very very pleased.

Nice hotel close to the centre of a small town. Staff were friendly and helpful. Good size, warm rooms. Maintenance of the hotel was poor - impression was that costs were being saved by allowing it to fall to bits.
