Location and decor The luxury room that bookings.com confirmed to me was not available until I complained to the reception who first tried to give me a cheaper room

Location Reception and administration on arrival and leaving was poorly managed. Staff unclear on what to do.On arrival at 2pm main room still had all the dirty breakfast dishes uncleared - not a good impression

Having stayed at various hotels in Brighton over the years this is the one I would definately consider staying at in the future. Each room has its own unique style I think this is a good value for money hotel. From our room we could see the beach and having a car park so close by was usefu given we were also so close to the shops. It should be expected that being an old house there is no lift and, having been given a room at the very top of the building, we just got on with it. The flow of water from the shower took quite a while to settle down and suspect that rooms on the upper floors may suffer from water pressure issues.

very clean and friendly i was lovely but i thought it was very expensive for what it was,this website wasent very clear on lux room,i thought we was having the 4 poster room much to my dissapoitment we didnt and there wasent an option on this websirte to choose what room you wanted

The location was lovely and when we found a room we liked it was clean, tidy and to our taste. The only thing we would say that was a bit disappointing was the superior room we booked, we felt wasnt superior but was slightly old fashioned and not quite what was expected judging by the pictures from the hotel. Therefore we didn't feel comfortable in the room and asked if we could move to a more "modern" room that was more to our tasteand more what we expected. We were downgraded but there was no issue with this and found a room no problem. So we would advise to look and choose carefully. Other than this we were delighted.

Good location, near beach and shops. Friendly staff. Bathroom although very clean,had floor tiles that were cracked and broken.

Location, pleasant staff Cost in view of lack of lift and difficulty of access - could not use the hotel room as a "base" during the stay. Both of us are over 60 and calling us "girls" when we booked in did not make the climb to the 4th floor any easier. Also some poor points in decoration - curtains were hanging off the rail and difficult to operate (blind could not be operated at all). The bathroom had a number of badly cracked tiles. Window rattled badly and had to be wedged whether closed or open. TV did not have a remote control or a book of instructions (as implied in the other information in the room).

The location was great for the beach and only a ten minute walk from the main shopping areas. There are plenty of bars and restaurants within a 2 minute walk. The room was newly decorated and comfortable with tea making facilities and a flat screen tv. Check in and out was very efficient. We didn't have breakfast in the hotel but there are two cafes just around the corner. This is one of the few hotels in Brighton that allow single night bookings over the weekend at an affordable price. The bathroom was very clean but had not windows so turned into a sauna. Also the shower had no bracket on the wall so had to be hand held which was rather inconvenient. Our room was at the back and quite noisy from the bars and restaurants in Preston Street, not the hotel's fault but something to be aware of. If you are a light sleeper ask for one of the better rooms that face ont the much quiter Regency Square.

The Beijing Dragon and Chambre De Louis suites are stunning!! The standard rooms such as Tudor Rose are excellent too although clearly a grade down. This is fantastically located, quirky Boutique style hotel. Each room different so chose wisely. Two minutes walk to the beach and shops. Very nice continental breakfast served late, or you go around the corner for breakfast at Jamie Olivers. Would stay again! Very romantic or cool depending on room choice. Can't fault hotel, only minor annoyance was in Tudor Rose no separate shower.

We liked the location walking distance from all attractions. I didn't feel the cost reflected the hotel,it was quite shabby and outdated,would be value for money if interior was modernised and breakfast of some type included.

The room in general was good although when opening the door I thought there was a couple of stains on the carpet only to find it was part of the pattern! The overall decor was elegant and chintzy I had asked when upgrading if I could have a room that had a balcony that we could sit out on - I was assured that this would be the case - when checking in I found that the window opening was restricted so that no one could get out onto the balcony. The decor was looking tired and the covering of the chaise longue was somewhat frayed

Very kind staff and original room forniture In true is not a regular hotel, let say that the right classification is "Bed & brekfast". In fact there is not night service as well no bar available.

The bedroom was very spacious and the decor and fittings were very impressive. The location was perfect (a couple of minutes to the town centre and to the beach). Would certainly stay at this hotel again. As being a sufferer with bad legs and a bad back I found that walking up 6 flights of stairs up to the 3rd Floor a bit of a problem but as I did not inform the hotel about my ailments I can only hold myself to blame.

Nothing other than I only had to stay for one night Staff not friendly, amount of stairs to our room, internal paint fumes as decorating was being done, stained bedcover, no fridge available

The position to the seafront and adjacent NCP parking facility. Our room was on the third floor which was a big effort for us to climb. Also the one lightfitting in the bathroom gave little light on the face for makeup/ shaving.

The staff we pleasant, and the room was clean. The room wasn't as luxurious as the pictures on the website suggest; there didn't seem to be anyone staying in the better rooms yet they weren't on offer, which was a disappointment. However, the room was still very nice.

A great location with reasonably priced car parking right opposite the Hotel. The floorboards were extremely creaky which seemed quaint to start with but became very annoying by the time we left.
