we had dirty water running from taps, don't know if this was due to the fact that road works were in the same street as hotel. |

The location was fabulous and the view from our room down to Leith was fantastic. Staff were very helpful and the breakfast was nice. It was so easy to walk into Edinburgh and we did not need any transport all weekend because of this. We thought it lacked a personnel touch, the same person did not come to our table twice at breakfast. We did find the breakfast room a bit crowded and the continental selection was not that great. Also, on the Sunday, the conservatory room at breakfast was cold. Coldness was also noticed the first night when we walked into our room and very noticeable each time we got out of the shower!! When we went to use the pool there were no wet kit bags left and the changing rooms were a little un-tidy. When our bed was made each day my boyfriends jumper was just thrown back in a heap on the bed. These are pointers not critisms!! We loved our stay but as both of us used to work in hospitality these stood out to us. But thank you for everything else! |

Nice location, good facilities, room and bathroom very well decorated and maintained, front foyer pleasant and welcoming. Breakfast far too expensive at £15 per head, would have added £60 to my bill if I had it. They pre charge credit card with cost of room and extra £50 to cover damage! Never seen that before in a hotel and dont like that at all. |

The hotel is in a good location, entrance area and lobby are very nice. we did not eat at the restaurant but this looked very good. the pool, sauna and steam room facilities are very good, very quiet most of the time so very relaxing we were very disappointed with our room. it was alot smaller than expected with very little room between the table and chairs and the desk - practically no room! the end of the bed was so close to the wall and the wall mounted flat screen tv that in the night i walked into the tv, briusing myself! sounds silly but almost unavoidable, especially in the dark. also the light didnt work on the desk, the filament in the hair dryer had broke so it only blew out cold air, the drains smelt when you showered and the sink didnt drain away unless you stood holding the plug up with your hands. o yes and the duvet looked old and very lumpy. |

The location is quiet and very convenient. Staff were courteous and helpful. We were first given a tiny room we could barely walk around, but on complaining were given a better room. Decor though was poorly chosen - quite recently decorated but dreary and ugly.No towel rail,no fridge/mini bar or safe, basic toiletries -not a four star feeling at all. |

close to city centre, staff friendly and helpful, availability of the pool Up keep in room needed -part of basin tap missing, toilet roll holder broken, silicon around bath mouldy, light over bed damaged.Breakfast was a basic English breakfast with haggis, a more Scottish theme would have then enjoyable - porridge, kippers etc. |

The reception staff were attentive. Room was comfortable and breakfast excellent. I liked the toileteries provided especially the showergel. There seemed to be a problem adjusting the hot water supply to a comfortable level both in the shower and the bathroom taps. I had to let the cold water supply to the bathroom tap run for about 10mins before it cooled down. Once you knew what to do it was OK. There should be a notice in the rooms warning guests about the very hot water supply and how to deal with it. |

Very nice hotel and helpful staff. I visited Edinburgh with my friends recently and booked 4 twin rooms by booking.com. When we get there, only two twin rooms and two double rooms left. The manager offered us two more king's rooms free of charge! |

Our room was quite comfortable and generally quiet. We slept well. When we arrived the staff had taken no notice of our request for a quiet room. They put us right by the lift. We were then moved into a basement room, which was okay in terms of noise, but, of course, a bit dark. |

The duty manager was apologetic and did his best to rectify the situation but unfortunately our expectation of a quiet and restful break could not be recovered.Room P20 is not a room which should be offered for let.I would recommend that some on the foot examination of hotel housekeeping should be carried out urgently. The room we were allocated was not clean the bathroom grouting was a disgrace---cobwebs adorned the ceiling and a loose bathroom door handle+noise from the function suite was appalling and went on till 2am. We were allocated another room and refund for that night was given following our decision that we were not willing to pay.Our short stay in Edinburgh was ruined and we feel particularly let down given that we had booked the Royal Terrace on the strength of it's 4 star rating however it fell far short of our expectations. |

A lovely hotel in a beautiful location, just a short walk from Princes Street and Waverley railway station. Nice stylish rooms, either with a rear garden or Firth of Forth view, and friendly welcoming staff - recommended! |

Good location for city centre. Nice decor. Room was provided that someone else was already booked in to, advised reception who were more concerned with who made the mistake rather than getting us into another room, not even so much as an apology or an offer of anything. I had to ask them can you not just get us into another room? Reception staff were terrible didnt even advise of anything on site i.e. facilities etc cutomer service was shocking compared to many other hotels in edinburgh. The room was nicely decorated but felt everything in this hotel was overpriced - £11.95 for continental breakfast and £14.95 for english breakfast. we walked no more than 10minutes and found a pub doing breakfast for £4.95. I think that this is an overpriced hotel for the quality and service you get! |
