This 4-star luxury hotel is on a quiet tree-lined street, 1700 ft from Edinburgh Waverley Train Station and Princes Street. It has a modern gym and a heated indoor pool. The rooms with private bathrooms have a flat-screen satellite TV, free Wi-Fi, and music. Some rooms look out towards the Firth of Forth, and many overlook the hotel's beautiful grounds. The modern Terrace Brasserie has access to the gardens and offers casual, bistro-style cuisine made with fresh local produce. The outside Very disappointed . First room really small and dirty, no apologies from reception but gave us a slightly bigger room which was tired and in need of updating.Later found cobwebs on walls .wall Ironing board no use unless you are at least 7ft. There were no towels in swimming pool area and and drains were not cleaned in steam room / hot tub area our entire visit. 5 mins in taxi to station not 500 metre walk, quite misleading.when asked if we had enjoyed our stay receptionist not at all interested in our answer. Definitley not up to the standards of a 4 star hotel. We have stayed in some lovely hotels in Edinburgh but unfortunately this wasn't one of them.

I've like the rooms of the hotel because they were very spacious. The hotel has an afternoon tea which is very nice and I recommend it. I did not like the fact that when I went to check out they invented some complaints to charge us more. They said we smoked in the room and we had to pay 50pounds more. I was speaking with the manager explaining him what happened because my father lighted a cigarrette when we entered in the room the first day because he did not speak english but after 1min I entered and said to him that there was an small paper where was writting "non-smoking". The manager said that we had a message in the TV, but I have never read the tv, I just switch it on and off. He came to the room and said it smelled tobacco but he had to take in account if a person smoke, his clothes also smell tobacco and after 3 days in a close room it was normal a little bit of smell. After a long discussion we agreed to pay 30pounds except of 50, thing that was kindly from the Manager but after paying 3 days in this hotel expending money in its bar, I cannot understand why he did not believe us. Before I always think that if you pay an extra cost, the client always has the reason. Well, not in that hotel!!!

Friendly staff, Location. Our room was tiny and cramped,but other rooms appear bigger, there was no fan in bathroom which steamed up badly while showering (which we had to do as there was no bath). No Air con which resulted in the room being very warm during the night.Breakfast was terrible even at half price it was not worth it.

The Hotel was in a central location near to shops castle and resturants.We came to Edinburgh because it was my husbands 70th birthday and it was something he always wanted to do and he was not disappointed we hope to visit Edinburgh again in the near future.The hotel was very friendly and welcomeing,staff went out of their way to make our visit a lovely experience. The location was amazing. Near to the centre but far enough away for it to be quiet. The room was amazing, paid for a double room and ended up in a suite. The staff were all very friendly and helpful. The food in the bar and the restaurant was amazing.

The buffet breakfast, complete, large choice. It's the first time in my life I happen upon a window that can't be opened in a hotel room, and particularly in hotels of this category. The double glazing could be opened, but the ancient window frame was stuck. I can fairly believe that fresh air hasn't penetrated that room since renovation. Air conditioning cannot replace fresh air. If you book this hotel, verify that the window is operable... Also, the hotel, contrary to what was announced in the summary, is not 500 metres away from Waverley Station. And one last detail: a plate containing the remains of lemon slices was never removed from my room...

We were upgraded to the mcallan which was a wonderful surprise. We found the room spacious and comfortable. The staff were efficient and friendly. It is a very convenient location from which to explore the city of Edinburgh

Very little im afraid , grossly overated , overpriced , tiny rooms and generally felt like we had been ripped off. Nearly £200 a night just for the room. Ive stayed in better Travel Lodges There was very little about the Royal Terrace Hotel to be positive about. ,The location was poor , the room we were first given was dreadful and so small for £200 per night. I complained about this and the 2 other rooms I was shown as alternatives , one being in the basement which was about the same size as the first one ( with no natural light ) and the one which we eventually settled on which was room 309 ( which was not much bigger than the first one ) and suffered from loud heating / boiler noises which cut in and out every 2 or 3 minutes day and night for the duration of our stay was poor in size also.

The hotel was in a great location. We stayed there over New Year’s Eve weekend and it was in a prime position to access the city, as well as being right next to Calton Hill which we went up to watch the fireworks with a spectacularly lit-up Castle backdrop. On a cobbled street which did have a Royal feel and lovely view from our front window. I think the price was a bit hiked up, but it was the best deal we could find for nye. Also, parking is an issue – if you are staying during the week be aware that you might struggle to find somewhere to park.

Welcoming,clean,and efficient. Lovely room and nice staff. A particularly good location being reasonably quiet,and yet a fairly short walk to the main shops and Playhouse theatre. We felt that for the price per room that we paid a continental breakfast could have been in with the price.
