The grounds & the building itself are lovely. Superb views from our bedroom window & generously sized rooms.
Condition of our room was poor. Cracked wash hand basin, bathroom generally tatty looking. No main light so lighting served by standard lamp which wasn't working. Couldn't be fixed during our stay, had to chase staff to find out what was happening. Kettle lead too short from table to socket so had to be plugged in from floor. Disposable plastic cups provided in bathroom, not what we expected at all.
The location is good, Bath and other places of interest in easy reach. The grounds are lovely, even in the middle of winter with excellent views. The rooms were well appointed. The main building was unusual and full of interest unlike most sterile chain hotels.
The staff on the whole made you feel like they were doing you a favour letting you stay there. Rather unfriendly and I would suggest not well trained. Although we booked as 2 couples our rooms were not together, the "apartment " plan of the annex allowed for them to be together, we booked well in advance and the place was far from full, no thought given there. We were not shown to our rooms but rather pointed in the general direction. So hotel ok pity about the staff.

The Restaurant was very good service was good considering that the hotel was full. As it was November we did not see the garden at its best.
bedrooms,bookeds three.One had just had the floor painted and smelt awful, had to ask to change. 2 in our party suffered breathing problems, could not use the room They were large with 4posters but would not call them deluxe .The bedrooms definitely needed a lot of TLC.the exchange room was in the annex and was much better.
The staff were very friendly and helpful. The dining areas were quirky but lovely. The room we had was in the newly refurbished annex, it was spacious and comfortable and very clean There was a good choice for breakfast.
We didn't like the bar area as it had pool tables, table soccer and juke box. There was only two long tables to sit at, nowhere to sit and have a private drink and conversation. The photo on the internet site makes it look better than it is. The reception area was very dark. We were disappointed in that when we returned to our room at about 5pm the bed was still unmade etc and it wasn't until 5.30pm that room service came which wasn't convenient.
Quirky interior and beautiful setting made for a relaxing stay.
Kitchen staff late at night in the bar pretending to be restaurant reviewers, and generally staff levels at busy times were a little low... (Breakfast staff seems too busy to spend time checking the detail of things for their guests)

Mattress in the bed was abit soft, had a sore back in the morning, rooms were too cold, cold not control the heating, ordered breakfast & they had run out of crumpets after taking the order. The lady at FOH/ bar/ dinner service was rushing around making a point that she was rushed off her feet & looked stressed & under pressure

Bizarre décor, pretentious with lots of photos of the owner - why???!!. Staff were friendly enough but unprofessional, mugs and used bottles near reception. Its not being run properly which is a shame as it has potential. Room was lovely and comfortable but springs coming through bed mattress. Food good but no ambience in the restaurant which was very cold. They had a local radio station playing with nauseating adverts every few minutes - who wants to hear that when they are eating a nice meal?
Please get some new mattresses, very soft- felt like I was sinking!
Views from the bedroom were incredible, a rustic feel and a fantastic building.
Worn but to be expected and problem with no hot water in shower but soon fixed by staff.

Lack of guest information in the room (we couldn't find it anyway). No information about the hotel either, as to it's history etc/ Unusual decor in the dining room too for such a lovely place.
Location of hotel.
There was a wedding function on at the hotel and therefore we could not park anywhere near our hotel room, this was not very good and put a dampener on the stay. very frustrating.

The rooms were not up to scratch. We could hear the music downstairs from the bar. It's quieter in my central London zone 1 flat!!
The food, the staff and the building itself. I hold the owner in high regard because of his skill and self belief.
The decor, light switches painted over, ironing boards left lying around, too many portraits of the owner, and general state of repair is not good... A real shame.

The Staff were really friendly and the food was very nice. I really liked the location and beautiful views of the garden from our room.
Some parts such as the taps and the shower were slightly broken.I also think that the room could have been given a lick of paint.
