Location, close to where we needed to be. Setting, very relaxing with good gardens. Adequate Continental breakfast at a time that suits your needs.
Having shared bathrooms and small rooms with not much space round the Twin beds
Breakfast was awful-boiled egg, processed ham and cheese slices, margarine. Bed was old and room shabby. Very noisy with road outside.
Too big pillows! It was hard to sleep on them

It was tricky to find. even though it is on a main road, there was no clear signage. On arrival we drove past it more than once, and later that night, the cab driver couldn't find it either.

Window didn't close as latch broken. only one light bulb in overhead lamp. No soap only shower gel in bathroom. seemed a big task to provide simple written official receipt of stay.
Very amateur approach ......and first outside approach looked run down...curtains hanging off windows. No milk for tea.empty containers of shampoo and soap. Slow and docile delivery of breakfast and the needs of residents.

Landlady seemed quite friendly
Shared bathroom with too many other people, quite run down, smell of coriander mixed with fatty food through house, no soundproofing so wooden floors echoed everything, no milk with tea and coffee that looked as though they had been there for some time, didn't risk breakfast

Very basic accommodation. Didn't think to check whether room was ensuite as didn't think accommodation like this still existed. Towels were like sandpaper and breakfast was cheap bread and margarine with cheap cereal.
Friendly hostess, but her children were sullen and appeared resentful at having to help out in this B&B. No milk in rooms. Room advertised as having a desk and a radio, neither of which it had. Small, basic TV had dodgy, plug-in aerial and no remote. Breakfast was pretty awful, with presliced white toast, margarine, processed cheese and cheap ham. Place feels like a tumbledown mansion full of weird, outsized pieces of furniture. Rooms are a maze upstairs, with broken light fittings and/or missing bulbs in rooms and corridors. Only stay if you're desperate or broke. Can't believe this place is on Booking.com's list - does Booking.com have minimum standards?
They waited up for me to arrive at about 11pm (due to London traffic). The place was very tidy and clean. Breakfast was nice and the facilities excellent. Family run and very friendly, a lovely location and very nice people. Thank you
No en-suite, but its not like it said it had one then didn't. So no nasty surprises. Also Milk for the tea bags in the room, if i had asked i could have got some, but at 11pm thought it was bit checky.
Large comfortable room (and bed) with tea making facilities and an en-suite as had expected to be sharing a bathroom.
En-suite still being renovated - had a shower but plumbing still needed sorting...but was glad of the sink and toilet.

Clean towel & bed linen
A very old run down house, lots of rubbish etc outside, seemed to be lived in by various 'people'. No sink in room. B.fast, well, basically bit of toast with bit processed cz slapped on top! If hadn't prepaid would not have stayed.

Noise - stairs creaked so badly it was impossible to go up them quietly, doors didn't shut properly so had to be slammed, we were at the back so traffic wasn't an issue fortunately. Walls paper-thin our dividing wall ended at a window which was a bit strange, overall the house looks like it needs a lot of work doing to restore it to its former glory
