Situated in the centre of Edinburgh, the Motel One Edinburgh-Royal is 5 minutes’ walk away from the train station, and only half a mile from the Castle. Guests can reach the historical St.

Breakfast was very good
Like many Edinburgh buildings, this place looked like something from a gothic horror movie from the outside. Inside, after trekking down the world's longest corridor, we found a great room - the bed was more like a triple than a double, comfortable, crisp linen, with all mod-cons in the generously-sized room. The bathroom was huge and power shower very strong. Breakfast was very good and the service was good too.
Slightly odd that reception to the hotel was in the building next door. Location was a bit out of town but still (just about) within walking distance. Price was not cheap but we were there at prime time - fresher's week and this hotel is on the edge of an Edinburgh university campus
Good location for ED Fringe. Close enough but quiet. Great rooms. Nice staff. Lovely breakfast.
Hard to fault
No bath Could not check inearlier even though made arrangements with hotel before, however was made to wait 4 hours. Was insufficient coffee and milk ampules in room. Even with instructions was still unable to connect to WiFi as promissed available in room. Just said out of range..
When i had booked this "hotel" it was a good few months before - at no point was i aware i was in the uni halls if residence grounds. On arrival with an email which clearly stated my bill was paid - i was asked for the full amount again. Would never recommend and would never be back
All the essentials for a one night stay. No complaints other than the price during the Edinburgh Festival.
The price! Charged double what it is worth for B&B for 1 night
Lovely breakfast - staff were excellent.
We liked especially the breakfast: the staff were superb in every respect the menu offered a wide choice the quality of the food was excellent the quantity was more than sufficient.
Instructions for operating the TV could have been better and the remote control needs replacing/new batteries The website could be improved by including the information on buses that was handed to us at reception
Lovely friendly place
Great looking building Excellent breakfast
A bit of a long walk to the centre
Breakfast was excellent. Staff were friendly and attentive. Room was comfortable and clean.
Large comfortable room, excellent bathroom facilities. Pantry room was available for additional sundry items like milk, coffee, tea and water. Breakfast was lovely and the staff were very friendly. WiFi was also very useful and reliable.
The only bad thing was bad static maybe electrical with the TV but as we were not in the room much it wasn't that much of an issue. Also slightly concerning that parking may not be available as we drove but we were fortunate and once we drove up we didn't use it again until we left.
Location good for fringe events and the tattoo
Campus site, very noisy at night and expensive for the room and facilities- we thought that we had booked a hotel not a conference facility and feel that the booking website was very misleading
Bed comfortable, breakfast excellent . Staff friendly.
Cost, no bath, no biscuits in room.
Our last minute booking was handled very well. The large comfortable room had everything we needed. Lovely breakfast with friendly staff. Will book Again.
Excellent location swift bus ride away from the Royal Mile. Good wifi, great beds, spaceous rooms and excellent breakfast.
Did not see a bar in the hotel, although in the overall complex (it's a bit conference type place) there may well be one.
Clean airy room, easy walk into the centre, excellent breakfast, friendly staff.
The corridors and access areas betrayed the building's origins as a student hall of residence, but really no complaints at all.
The locality to the Royal Commonwealth Pool was superb! The breakfast was fantastic, only one thing missing was baked beans.
We loved it. We will stay longer next time.
Excellent breakfast. Very helpful and friendly staff
Limited parking ( but we were there at the time of the commonwealth games and the Edinburgh festival.
Location Parking arrangements Old building's features breakfast staff outlook from our front facing upper floor room
- old-fashioned, atmospheric building - clean room with modern & clean bathroom - flat screen TV with lots of channels - typical & tasty British breakfast (in same building), free water in the lobby - located at quiet conference center campus - friendly guys at the reception - breakfast package for people who check-out very early
- WiFi did not work correctly in our room, but in other buildings (e.g. at the reception in Masson House & in the Restaurant) o_O - a bit of street noise in our room (with windows opened) - room was a bit tiny (second bedside table located somewhere between table and wardrobe because it did not fit next to the bed :-)
Gorgeous building, pristine rooms (we had a deluxe double then stayed an extra night in a standard double - both very comfortable), breakfast was amazing, staff were lovely and eager to help.
Helpful staff, comfortable & clean hotel. On good bus routes.
The breakfast was exceptional!
Finding the place and checking in was a wee bit confusing. Better info would have helped!
