Overlooking historic Leith Links Park, this elegant Victorian 4-star guest house is 10 minutes from Edinburgh's center. Sandaig has good access to a regular bus service. All of the charming rooms have flat-screen TVs, DVD players, power showers and Wi-Fi internet access. Some rooms have luxurious four-poster or sleigh beds. There is a welcoming lounge at Sandaig Guest House and guests receive a complimentary drink upon arrival. Many fine restaurants are in the stylish Leith Waterfront area, which is 10 minutes away. I really liked this guest house and won't hesitate to come back again. The staff was more than ok, the room was very nice and comfortable, with lots of facilities (iron, tea, coffee, hairdryer) and a very modern bathroom. The breakfast is just amazing, with a starter (!) and a brilliant scottish breakfast. The location is ok, at 10 minutes from city center (bus) and close to nice pubs/restaurants in the Shore. The isolation between the rooms is maybe a bit weak and might disturb if you have noisy neighbours, which was not our case.

Close to bus line and downtown. Staff were very friendly and helpful despite the appearance to an outsider of being overworked due to guest house understaffing. Parking consists of finding a place on the street (or not). Amenities, ie. Tv, Internet, not working well. Breakfast was expensive and yet limited in choice relative to other less expensive guest houses we stayed in during our travels. Overall...not good value for the money!,,,

My ground floor room was lovely & newly decorated. The bathroom was the best in the UK (it was spacious, with high quality fittings including a separate shower box, plus a shower over the bath - i.e. 2 choices to use). The excellent value for money meant my daughter and I afforded 2 separate (double) rooms. The free wi-fi was convenient. I very much liked the modern decor and standard of accommodation with attention to detail. The staff were friendly, professional and helpful. Overall a great place to stay. I also liked the outlook over the leafy park and trees. The location could have been a little inconvenient as I didn't realise Leith was beyond waking distance to the central city. But the great value compensated for the location, and the taxi was cheap to get to town.

Well presented clean room. Nice welcoming touches and good products provided in the en-suite. Comfortable and quiet had a good nights sleep. I would stay again. I did not find anything to complain about.

Me and my wife got a room at the top floor. big bed and bathroom and great cherry drink. no problem what so ever of parking outside. there is a bus right beside the hotel and it gets you into city center in about 10 minutes

We booked the Sandaig Guest House as we were going to a party in the area and needed a place to stay overnight! We were very pleasantly surprised from the moment we opened the front door as it was beautifully decorated,very,very clean and we were greeted by Laura who was extremely friendly! Our ensuite room was at the top of the house and was beautifully equipped and very warm and comfortable,with a small table and chairs set out with tea/coffee and biscuits, in a bay window which overlooked the adjoining Leith Links! We hadn't booked the breakfast but on Sunday morning decided to have it and weren't disappointed,good choice and very good value! We will definately return to the Sandaig!!

This place is a gem - I've stayed in a lot of guest houses and hotels in Edinburgh and this is my favourite: it is comfortable (the bed was amazing), clean, lovely decor (liked the unique touches to modern chic look), the bathroom was sparkling clean and had a big bath (nice bonus) and there was even a decanter of whisky if you fancied a 'wee nip'. Location may seem far to some, but it really shouldn't put you off: the numbers 12 and 25 bus run from the door step and cab is only £7. Also, there is a park opposite, which you wouldn't necesserily get closer into the city centre. And it was quiet too - away from the hubbub. Marina, the owner, was so friendly - I cannot recommend this place enough. I know it is always hard to believe - but I have no complaints at all - the Sandaig will always be top of my list of places to stay in Edinburgh now!

Very welcoming staff and owners. Lovely breakfast with a lot of choice. Comfy room with all usual facilities. Quiet location in Leith excellent with park opposite and regular bus service into city centre. Would stay there again.

The guesthosue is lovely and the rooms are really nice. The 25 bus goes from jsut outside, but it is only a £6 taxi ride from the centre of the city. The breakfast menu was wide, and the components veyr tasty. However as a vegetarian I ordered the cooked breakfast without the meat, expecting that I would jsut get more of the vegetables- but I didnt, I jsut got the smae amount of the things as the people who had the meat. This was rather annoying as I still ahd to pay the full £9.50 price for what was only 1/5 of the food!

Excellent accommodation, the rooms were very nicely decorated and the staff were very friendly and helpful. Breakfast was very good, poached eggs were perfectly cooked. Value brand cornflakes

Beautiful room, very clean. Good location - 10 min walk to nice restaurants, and short drive into the city centre. No real problems, except we weren't able to connect our laptop to the wifi.
