Close to tunnel. Right on sea front, our room had a sea view...you can hear the waves lapping on the pebbly beach all night. We were able to have breakfast outside as the morning was mild and sunny...what a treat! V good full English breakfast, served swiftly. Friendly staff, who remembered us from a previous stay.
Nothing at all for this category! (Except - couldn't get internet in our room, but my partner was quite happy about that!! :-) )

The address is given as Folkestone (and perhaps this is exactly how it is designed by the relevant authorities because it and nearby Sandgate are conjoined?) but the hotel is not actually in Folkestone but in the latter town. Especially for late night travellers (as we were), unfamiliar with the area, it was difficult to find.
The restaurant was excellent. Evening food really super. Stunning views. Definatly worth having a sea view
Rooms are very tired. Our lamp didnt work, broken drawers, broken window, toilet didnt flush. Cleanliness debatable as we found items of clothing in our room upon arrival! No curtains just a blind....a bit cheap. Staff just didint seem interested/helpful (at check in and breakfast). A smile would have been nice! Except the lad on the bar in the evening who was lovely
Location right on the sea front. There were tables and chairs to sit out on and have a drink and watch the sea. Parking was no problem, spaces at the back of hotel, or ample parking along the seafront. Room at the back very quiet. Overall a good stay at a reasonable cost
Traffic could be a little noisy at the front, apart from this everything was good.

Long way to carry suit-cases
The staff were really accommodating and I was delighted with my alternative breakfast of spinach, mushrooms and smoked salmon instead of bacon and sausages.

Location. Easy access to public transport. Close to Channel tunnel for onward journey. Good breakfast.
Rooms pretty tired, in need of a makeover. Unable to lock door onto verandah (Room 10).Could not open or close window in Room 4. (Propped open permanently with a block of wood.) Verandah floor had not been cleaned.(bottle tops and cigarette ends on floor.) Verandah roof needs attention.
Position right on sea front. Excellent dinner and breakfast in their restaurant. Very convenient for ferry from Dover.
Outside rear of property needs renovation. Only 3 private car parking spaces but plenty space to park on sea front.
On arrival the room had not been prepared to a good standard,when the manager was told of this she carried out all duties herself to a very good standard. We were also given complementary drinks when we sat for dinner,which was by the way an excellent meal.

Room very dirty. Bed had already been slept in and towels in bathroom were dirty. Would have walked out if it hadnt been nearly midnight

There was no wifi in the room,the toilet seat was broken the room wasn't very clean or the carpets the tv was the smallest i've ever seen the bed was lumpy and didn't get much sleep because of traffic noise and I think £80 a night was way to much
The staff were generally friendly and tried to be helpful The food was good at breakfast and the evening meal Leaving and not staying the next day !! There was free Wi-Fi but it was quite slow and couldn't get it in our room
Location was a bit isolated from any places to visit apart from a 500 metre walk to the nearby little village of Sandgate which we felt was run down and with very few shops -was quite a distance from Folkstone We booked a room with a veranda but were not given this but instead a room on the floor above with just sash window and roller blind which was quite small . Bathroom needs cleaning/updating taps dated and loose, floor dirty, ,sorting boards starting to rot, vanity light above sink not working , toilet seat loose/ not attached properly ,TV reception poor, very limited power sockets, sash window very difficult to open, roller blind not working very well, bed very basic mattress and not very comfortable, pillow old and very flat/thin Floor in restaurant part of lounge /eating area has not been swept from earlier in the day -possibly from breakfast Hotel has very limited parking and had to park on main road .

Not actually IN Folkestone, couple of miles out of town, parking to rear not great as very snug. Bar prices very expensive, was dirt on bedding - valance.
