Great sea front location and easy access to Folkestone and Hythe. Friendly helpful staff and excellent breakfast. Good pubs within walking distance and great seaviews from the bedrooms at the front of the building.
Hotel is now at a stage where it needs some refurbishment. The very nice decor is now looking tired. Also not as clean as it could be. Carpet in our room didn't appear to have been vacuumed and there was no seal on the shower screen so the floor got flooded.
Lunch and Breakast
Old Towels and rusty toilet brush, not too expensive to replace, would make a difference.
Location was excellent. Directly across the road from the beach and a short walk to the local pubs and restaurants. You don't need to leave the hotel however, it has a great pub and restaurant onsite. Was a very comfortable stay with friendly staff. I'd recommend a balcony room!
Slightly dated rooms but this didn't ruin our stay, we still found it really comfortable and welcoming.

Staff very helpful from the outset. Nice bar area, great to get in from the wind and sit by a fire with a drink and to hear the crashing waves outside. Room basic but had everything we needed. We did eat in the restaurant as convenient and the food was actually very nice. I had the guinness and steak pie, lots of quality beef and clearly homemade and my partner had the cod and chips, also very good.
Not really anything to dislike other than a little tired in places but good value for money.

Needs tlc, poor standard in the room and bathroom. Generally needs a few quid spending on simple improvements eg: Bathroom tiles, grouting and windows were black, sealant around the bath was loose and dirty. Electrical leads just left loose on the floor. Throw on the bed thread bare.

The location, in summer we imagine it would be fantastic. The breakfast was great, really delicious. Comfy bed, modern decor, nice building and handy location to shops etc.
There was a terrible storm and it meant there were power cuts, this cannot be helped but then the fire alarms went off a few times, not exactly restful! The staff also huddled whispering at the bottom of the stairs and then scarpered when we appeared, not very professional.
We had a beach front location, so the view from the room was beautiful. The reception and breakfast staff were friendly and helpful. The breakfast itself was good and the hotel was good value for money.
The terrace door (facing the street and the beach) was single glazed so woken up by the traffic noise during the night. The linen and towels need to be aired / dried more as they smelt damp.

room 9's bathroom had a badly water stained ceiling and wall, no handle on the chain pull , and a dirty non working fan. the towels were old and stained ,but were changed when we complained, bed not made properly

The location right by the sea was very scenic. The building is a lovely Victorian hotel, tastefully modernised up to a point. The lady serving us was friendly and helpful. Free parking on the road and at the rear.
Unfortuntately it wasn't in Folkestone itself, and the road and sea were very noisy. The price seemed like good value but in reality the furnishings were tired especially the bed, which was very uncomfortable - I barely slept for two nights. The bedding also didn't smell clean, and was marked with someone else's eye make-up. The first night we stayed was unseasonably hot, and we asked for lighter bedding for the second night. The lady behind the counter was very helpful and suggested a blanket plus sheet, which was fine, but these were never provided.

Bathroom shabby. Broken floor tiles, light over sink not working - the cleaning staff could even check this sort of thing before each new guest. The lighting in dining room is weird - had to ask for candlelight - big difference. Staff have irritating habit of repeatedly saying "no problem".

The meal in the evening was very good.
Unable to open the window the room was quite hot.
Seaview and restaurant. Breakfast was nice and staff were friendly and helpful. The location is great. Nice decor although the bedroom walls could do with a painting or two. I liked the fact that there are complimentary toiletries and tea and biscuits in the room.
Beds were so uncomfortable I didn't get a good night sleep also there was no double glazing which meant the passing cars were very noisy.
Poor shower No breakfast before 8am
The room was dirty, the bathroom taps were so loose they swung around. The hot water tap didn't work. We paid extra for a sea view but the blind was broken with the cord tied around at the top so it couldn't be raised: the view outside could not be seen. it all felt so grubby I didn't want to touch anything. I couldn't wait to get to my next destination to have a shower and wash the Sandgate experience off ....
