The view, the location, are truly outstanding. The building itself is also quite interesting.
A surprising mismanagement of our booking request for an extra bed and/or a cot. On a more general stance, the staff seems mismanaged, and sticks to somewhat absurd guidelines of conduct, contrary to customer-driven service. True for the restaurant also, where the wine service person, for example, will boastfully announce he doesn't know anything about the food menu.
We loved the location and the view from the room was stunning. The restaurant is modest prices and good food. Breakfast was good.
We felt our room was a bit expensive for what it offered. We stayed in the most expensive room with a balcony, we expected luxury but there were chips in paintwork, stained pillow cases, and the complimentary toiletries only offered shower gel/cap. We are aware it is only 3 Star, so unless they are going to change their price tariff to indicate this the luxury room, should Indicate it is actually a luxury.

The vibes from our room and the terrace at the front of the hotel were stunning. You can also descend to a wonderful beach called Broadsands, via an 800m path and about 200 steep steps. Portions and quality on the bar menu are good. We didn't try the restaurant. Staff were friendly and polite.
We could have done with more bar food accommodation when it rained and maybe not to have had to pay for pool table. These were fairly minor niggles. Had to wait for sauna to heat up, but that was hardly a trial.
The seaview and the location close to nice beaches and Exmoor. There were a few really nice young staff who were friendly and helpful. Not all of the breakfast waiters were as attentive though....
Totally overpriced for what it was. Room was named "superior", yet it was just a basic room, nothing superior about it except the high price. There was a wedding at the venue and loud music was played until midnight which made it impossible to enjoy the calm sea breeze and view as it didn't really go together with the super loud music. It could have been nice if guests were told about this when booking. The breakfast that was ordered from the kitchen was okay, yet the things that were available and displayed at the table was messily displayed and options were bad. Some cereal and only one type of bread. No drinking water available unless asked separately from the staff. The hotel is old and shabby, yet quaint in its own way I guess. The problem is that the rooms are priced as if it was a newly renovated 4-star hotel with amazing breakfast and service, which it isn't. If I would have paid half the price of what I paid, I would have nothing to complain really. The price just did not match the quality at all. This hotel either needs to drop the price or top up it's game. At the moment it is a total rip off, though it would have potential to be amazing.

We were very disappointed with our experience as it was meant to be a break for our anniversary. When we arrived we were given a room that was uncleaned and had to be moved. The room we were moved to was better than the first one but was not clean either. The bathroom was unclean. I cleaned the bath, sink & loo. There was also really bad stench coming from the bathroom which was a drainage /damp smell. we had to have the windows open the whole time. The maintenance man came and had a look and said that the bathroom was not very clean and said he would ask the cleaner to use bleach and give the bathroom a good clean for us. It did make a difference the smell did disappear but was there again in the evening. The sauna and a hot lounger was not working on the morning we wanted to use it . which was a shame as we were only there for 2 nights. Unfortunately the sound proofing at the hotel was not good & we spent both nights listening to the guest in the next room snoring.

Room was in noisy location, near the door that everyone used to get to their rooms, the door kept banging, people talking. It could have been cleaner...maybe I have high standards!

The bathroom in the room was a little bit shabby with flaky paintwork, the view from this room was halved by a wall of the building adjoining us would choose a different room if we stayed again.

We booked sea view from booking.com but got told it is advisable to ring the hotel with more information for families otherwise sea view isn't guaranteed, Family room with sea view shouldn't be advertised if this is the case. Service at breakfast is a little slow.
