Convenient location, dirct walking route into town. Well cooked breakfast.Friendly staff Very cramped en suite facilities- barely room to move in shower and toilet. Noise from passageways and stairs as guests arrive/depart. Parking off road only feet away from main road traffic lights- not easy to get in and out ok for one or two night stay(max) but not a week. No tv in lounge

Great location (10min walk to the grand pier) friendly owners, clean room and nice breakfast! Located on a very busy road, making sleeping with the window open very difficult.

Very friendly owners, comfortable room and excellent breakfast! Free parking too. Room we were in had no window as such but had a skylight. The mirrors were put up for giants not normal height people (we are 5ft 7" and 5ft 11") none of these comments were a major issue however and would not stop us from returning

Lovely hotel, very clean with extra special things in the room like chocolates, toothbrush and paste (very handy indeed as Id forgotten mine!) Breakfast was delicious and there was plenty of it, with a good choice of items. Would definately stay there again, and would recommend it to family and friends. Stairs up to second floor were a bit steep

Found room not worth £50 a night. Woken early from noise from kitchen next door and stairs which were next to the other side Only natural light was from a roof window in the very cramped bathroom. Found the 2 mirrors high up the walls a bit odd. Breakfast sort of looked ok - but taste was something else. I had to leave it.

Very clean the breakfast was top quality no cutting corners on quality,and although it wasn't on the seafront it was not too far to walk and it was very quiet .would go back again. The only slight moan is it appeared closer to the front on the map than it was. But it was walkable.

What I and my family liked the most was the caring and friendly treatment we received. The rooms we stayed in were cosy, but were very well-equipped. They also use green energy (solar) throughout the guest house. The location is just right - a little away from the city centre, but within a pleasant walking distance from the beach and the grand pier. We thoroughly enjoyed the short weekend break and would recommend the guest house to friends. The rooms we stayed in were a bit cosy. They didn't update their family room availability status in www.booking.com, so I could book the room, which was not really available. The guest house, however, contacted immediately over phone to offer an alternative two-room solution at the same price.

Good flat screen TV. Plenty of tea coffee and chocolate drinks in the room. Breakfast was very good never had better. Having a room on the top floor during a very warm spell meant the room got very hot during the day. However, a fan was supplied and this helped a lot.

The location is great, not too far from the beach but far enough from the noise. A good breakfast to set you up for the day. Its got parking, wi-fi and a good selection of hot drinks by the kettle. Nice people. The room was a bit cramped, although it had everything you could want it was shoe-horned in! I would give it 3 stars, at a push 3+ but I'm afraid its not worth the 4star rating, not with that size of room, one side of the bed was against the wall and the bedside cabinet recessed into the wall. But don't let that put you off - it's a nice hotel but don't take too much to your room.

Excellent tea making facilities in room including soup, hot chocolate, tea,coffee and cappucino. Shower was fitted with dispenser for soap/shampoo/conditioner and also shower cap and toothbrush provided. Room also had iron and ironing board. Full English breakfast was huge! So big I couldn't eat it. Excellent value for the breakfasts. About 10 minutes walk to shopping centre and beach, for adults no problem but too far for young children to walk I think. Ample parking space on site or just accross the road. Kitchen and dining room were near the entrance door giving you a smell of stale cooking on entering. Needs ventalation here but the room itself was fine. Needs a bit of tlc - handle fell off wardrobe and towel ring fell off wall, but on the whole you get what you pay for and it was quite cheap compared to others. On main road junction some may find this noisy (not me - I live on main road at home)

The room: very nicely furnished and decorated, and well provided with lighting, TV, power sockets, writing facilities, storage facilities, etc. The guest house being a converted house, the floors and walls between rooms are not soundproof, so you can hear TV, talking, etc. from neighbouring rooms.

We found ourselves in quite a predicament as most of our belongings were in the broken boot of our car on the other side of town. However we had everything we could need for an overnight stay in the room without having to ask.

Friendly welcome, clean functional rooms and a good quality breakfast. I would stay here again if I was in the area for business. It was about 10mins from the town/sea not a problem for me but may be for less able bodied.

A lovely hotel, we had a warm and friendly welcome from the owners and our family room was very clean and well presented with lots of thoughtful touches (toothbrush packs, cup-a-soups along with the tea etc) and very comfortable. Only a short walk from town and the seaside. We will certainly be back.

It was very comfortable room with a good full range of tv programmes. As I was only there for a specific purpose, my comments can only be very limited.I Was very impressed by their eco friendly policies. This is not exactly a don't like, more of a suggestion to improve something. That is, there was no information on how to operate the shower and it was very hot. On the other hand, I could not find out how to get any hot water from the basin taps. I could find nothing in the handbook about this but in any case, in the interests of safety I think all accommodation should have a written notice close to its' facilities.

We received a warm and friendly welcome from our hosts, the breakfast was especially good and a very comprehensive menu was provided. We booked a family room which was comfortable and suitable for our needs. Fantastic to see plenty of tea, coffee, milk, even cupasoups, provided for refreshment in the rooms, as well as a choccy each. Over all I would give them 9 out of 10. Nice to see a hotel recycling as much as they can. I cant say there was anything I didnt like about the hotel; maybe a slight spruce up to make it slightly more up to date, furnishings wise (the beds) in our room in particular.

Owner was very friendly and helpful. Changed breakfast time for us to an earlier than usual slot to accommodate us. On site Bar would be a nice addition but didn't detract from the overall experience.
