there was ample car parking and the bedroom was located downstairs
the building looked a bit tired and needed modernising. wallpaper coming away from the wall. not enough staff working to cover the breakfast rush. Dining area not big enough for all guests. did not seem very organised. won't be staying again
Convenient for the Channel Tunnel
No early breakfast provision. I had to leave at 6 am to catch my train
Reception system, no hot water, shower filthy, leaking toilet cistern, breakfast facilities unsafe. It wants a visit from both health inspectors and trading standards. Suggest it is removed from your selected list of hotels.
unacommodating staff. the hotel re-booked our room and stuck us in a pooky little room with mould on the shower.. refused to give us our money back when we wanted to leave and go somewhere else for our anniversary. Dated and old not worth the money, they simply sell their rooms on location. never again

Fixtures and fittings need renovating replacing, staff level of hospitality extremely poor. Difficulty in communicating due to their lack of English skills

family room with double bed and 2 twin beds, which suited us perfectly as we were traveling with older children.
Nice B&B, the four people room was large and well furnished. the location is good, the staff is kind. Nice lounge with sofas and books. Although they declare to have no internet connection a wifi is available in the breakfast room. Comfortable parking. We had a very good suggestion for a real Italian restaurant in Hythe,

Our second stay at the hotel. Easy access to channel tunnel. Family room allowed for children over 16. An old fashioned hotel with plenty of character. Friendly staff. A nice cooked breakfast, cooked exactly as you ask.
The lady on reception was welcoming.
At breakfast there was no enough tables for the No. of guests, the lady did not offer our 6 yr old a breakfast and was rushed and everything seemed to cause her stress. The breakfast was of a poor quality and generally we did not feel we had value for money
The female staff member appeared apologetic & did change the bedding when requested. The location is good for the tunnel.
The staff member put myself & family into the room knowing the shower was unserviceable. My son's room the toilet would not flush. The double bed had been made without a change of sheets! The garden is described as landscaped. 5 years ago maybe. It is not worthy of 1 star let alone the 4 it has been awarded.

Good location for the channel tunnel. Big family room.
Dirty bed linen, had to ask for new sheets as they had not been changed. Bed very uncomfortable.
Toilet seat fell down every time u sat on toilet Light went out in bathroom after 5 seconds of no movement so felt like it was a disco inside with light flashing on and off Bathroom shabby - no maintainance Worst thing was the bright white hospital light in centre of room on the ceiling. No bedside lights so no reading before lights out and the brightness of the only light on the room made it feel sterile and not cozy at all.
One room ok second room poor below standard, one child slept on mattress on floor not good.
The staff were excellent very friendly and helpful.
Friendly staff Nice room
Location for Euro Tunnel was ideal. The room was quite clean.
We paid for a room for 2 adults and 2 children - one of our children had to sleep on a matress on the floor!! We paid for a cooked breakfast - when I booked I advised that we would require breakfast but would be leaving early in the morning for the eurotrain. No breakfast was avaialble except finding ourselves toast in the breakfast room. Our room was on a slope with our heads downwards!
The manager was very helpful and let us choose from 2 rooms
Tap in the bathroom needed attention
Room was had not ready when we got there, told the room had been double booked, given another room which had rising damp a wet carpet & a dirty shower, we complained we eventually had the room we had booked. Went down to breakfast expecting gluten free which I had explained to them 2 months previous I needed, no gluten free breakfast. very disappointed, would not go again. not worth a one star.
Bedroom extremely poor changed to another only slightly better. Bathroom down lighters not fitted properly and dangerous
The people were friendly and accommodating. The place was clean and tidy.
Being in the 70s which includes the light/electrical and hard furnishings. Please spend the profits on updates (not necessarily decorative but the urgent obvious things like broken windows taped up) and you'll have them queuing at the door to stay.
Very comfortable bedding, with a good value full English breakfast. The accommodation was handy to all the tourist and family access we required and close to the beach. There were quite a few eating places nearby however you do need a car to get around. Free parking was available for us. The area and Seabrooke house feels safe and secure.
There was no laundromat in the building and it was some distance to the nearest one. There was no cooling in the room so we had to open the windows which let in a bit of outside noise however we still slept really well. Might help to put in a pedestal fan for those nights when it is hot.
