Ray was very friendly. Close to Eden Project and Gardens of Heligan, and several other tourist spots.
St. Austell itself is a bit run down and dog eared. Ray has a very placid dog who likes to wander in and out.
Spacious room, ex cellent breakfast and great host
Bit remote from town but nice mall and pub areas nearby
the place is in need of tlc. The beds were very lumpy and uncomfortable. The wardrobe was a cupboard with a curtain for a door. The carpets were probably hovered, but theere were so many stains on them it was hard to tell if they were clean The 2 tiny button mushrooms and 2 slices of fried potatoes made me think why bother

The owner was very welcoming and a good character,very interesting to talk to.
Would have liked more flexability at breakfast time.earliest time for breakfast was 8-15am,and as we had to get away for 8-45 am we decided on a continental breakfast.At 8-30am, a family of 5 came down for breakfast at presumably the pre-arranged time.We quickly ate up and left the table.It would have,been nice to have been in breakfast earlier and enjoyed another slice of toast or a cooked breakfast and another cup of coffee.

The B & B was very conveniently located within walking distance of the train station. Well located for exploring the Eden Project. The owner was very helpful. Breakfast was ample and the dining room was pleasant.

Our room was quite humid, the towels would not dry from one day to the other (and the towel drier seemed disconnected so out-of-order). At night, even with the heater on, it was cold and humid.

Very clean and great value with a hot breakfast. Ray is a well organised and personable host. Great instructions on how to to get to the guest house, close to the centre and the train station in easy walking distance (10 mins)
Shower in the twin room was a little on the weak side but at least the bathroom was spotless and the water was hot.

quite a lot of steps tricky ! as i was traveling with my elderly mother ,i think this should be specified more ,also parking was a bit awkward
Homely guest-house welcome & comforts, including attractive & good size room with luggage space, plenty of local information, shove ha'penny, tasty breakfast, friendly dog who, with friendlly owner's help, helped my son overcome some of his dog phobia.
Location - a little far, & along narrow pavements, from rail station, supermarket & restaurants for a tired & hungry 6-year- old in the dark & rain. Not so bad if have own transport or longer legs. Only one external signpost for house - easy to miss it in dark or mistake for a private house.
