Where do I start .... I have nothing but praise for this little hotel. Owners lovely and could not have been more helpful,rooms were fantastic,modern, exceptionally clean and a really comfy bed with all you could need for your stay.Breakfast was fantastic. Hotel is 5 minutes walk to pleasure beach and promenade.We will definately be coming back here and only wish that our stay had been for longer - A real pleasure !!

The location was good. And the bed was comfy

The room was very dirty. The bed was Full hairs and what looked like crumbs. Carpet didn't look like it had been hoovered. I moved the bed to use the plug and the dust and dirt on the skirting boards was awful. There was rubbish under the bed. The walls and curtains were filthy and didn't look like it had been cleaned properly in a very long time. And the dust and dirt was in full view not just tucked behind the furniture. I wouldn't expect a room to have that much dust on the skirting boards if it was being cleaned properly after each time someone visits. Also I didn't appreciate that the woman working was having a loud conversation about dogging with the live in residents over breakfast the breakfast isn't big enough to have that sort of conversation when you don't know the people around you. I defianatly won't be booking here again I prefer a clean room when I stay somewhere

hi had a brilliant time in Blackpool and the hotel was great, very friendly and super breekie. The man running hotel was greta he was hekpful and told us best places to eat at night and also best clubs as we were 2 girls looking for a good night out. We are both southern girls and loved the hospitality and friendlyness of the northern people. I WANT move here, be back soon lizzie & sara xxxxxxx

The value for money,the breakfast was really good. Jane the cook /waitress was brilliant. Room was ok, bedding was clean, what more could you want for the money you paid.

i liked the fact that we could check in earlier than what was stated on the booking and when i asked for sweetners at breakfast the owner went and fetched me his own to use.

there was a pool table in the bar area that should be removed as the room is simply not big enough to accomodate it and when i went down there for a drink myself and my daughter could not relax as we had to keep moving out of the way for people who were playing pool also breakfast was at 9.00am and there was no flexibility on that so if you did not get down there in time then you missed out.

We booked a family room for a 1 night stay, Geoff the owner was friendly and showed me to a private parking space at the rear we were shown to our room which was up 2 flights of stairs but was quiet,spacious and clean with a double bed and bunk beds that slept 3 and he lent us a travel cot for our 7 mth old. Breakfast was tasty with very generous portions which set us up for our day at the sandcastle waterpark. Thanks for an enjoyable visit

Very central especially for the pleasure beach and + the sandcastle but easy access to all the bizz of Blackpool.

Was happy with the hotel as was only there short time. If it had been longer the stairs would probably have been difficult for me as I have knee problems

mould in the shower toilet very tight my knees hit the wall beds were not great sheets kept coming off during the night dead plants in the planters at the entrance full of cigarette ends maybe because the ashtray was pretty full luke warm breakfast guest lounge only open 7-11pm so nowhere to sit even if you wanted to stay in the hotel, not that the owner encouraged it too much whole house could do with a good clean dust on the banisters etc shower hot ,cold hot ,cold when told the owner we were told that being in the top of the house the pressure was less and if someone below you was using the toilet /shower the it would affect the water pressure as well

owner Geoff could not have been more helpful. let me borrow his personal mobile to call home after mine broke down due to a Pleasure Beach water ride!! always happy to help and check that we were ok and if he could help in anyway.

The hotel is "Down at heel" entrance is awful, unkempt & scruffy- looking, carpet and skirting boards don't look clean, it is very dated. Lots of those awful 'fire risk' plug-in smelleys all over the place - it stank of them. I would not recommend or return for £52 very expensive, as food was all supermarket 'value' range cheap white bread, yoghurts etc and very basic, very over priced for what you get not in my view value for money at all. Definitely not 3 star !!! I know I could have got a much better B&B for less, eg travelodge or another independant. I will not return.
