Location, Parking and price.
Shower not the best, not much you can do when already in it and only staying for one night. We told the staff and he said it will be sorted and thanked us for letting him know.

A little exspensive but had the rooms we needed

Small room but very clean and comfortable. Not brilliant but for the price not expected. Breakfast was a full English breakfast and you were invited to come back for seconds which is great considering it's included in the price of the hotel. Will definitely go back.

No bar , no breakfast all lights off and felt deserted. All hotels opposite looked inviting.

Staff very friendly and helpful at all times. Excellent breakfast every morning, food was really nice. If you are looking for the ritz this may not be the place for you, but if you want nice and helpful staff, clean hotel and excellent food at a reasonable price you will get value for money. All in all i would highly recommend this hotel
only fault i had was location because my child is only 3 and i didnt get much use out of pleasure beach. If you had older children and using pleasure beach this is a brilliant location.
We booked this hotel last minute to arrange our Dad's funeral. We asked for a quiet room we were given the choice of three. The owner was delightful and compassionate. The room was small but clean and we had a good sleep in the very comfy bed. The breakfast was delicious and plentiful. We had travelled from Scotland and didn't know what to expect. We were pleasantly surprised. Would recommend - we will be back.

Owner was polite, breakfast was lovely, with just enough choice. Good parking facilities.
Decor was very dated and in huge need of modernisation, wallpaper peeling away from walls. We had no hot water from shower despite leaving it running as instructed, we didn't complain as we were leaving after the one night.
The staff were very helpful and the breakfast was lovely also the room was lovely will be going back there again .

The staff was very friendly The hotel is very close to the famous attraction points ( Pleasure Beach and Water Park) It is also close to the train station so you cannot get lost and you do not need to spend more for taxi The price is affordable
This facility is bit old and does not offer an optimum of comfort.
Kettle and TV worked. breakfast was ok and buffet style £45 extra tho( £5x3 people x3 nights )car parking on site was easily available. The staff plesant enough.
No hot water for showers 3 mornings and evenings for any of us. Tried all different times so all 3 of us washed in the sink using kettle every day. Double bed and single bed both cheap and old in normal house box room (12ftby8 ft inc the bathroom ) would best describe the size. Curtains did not fit window. And what furniture there was was falling apart. Felt like I had to keep my shoes on in the room because carpets dirty round edges. Case of just grin and bare it with the kids it's Blackpool after all
The only best thing about the hotel was checking out on the morning after a nice breakfast and the gentleman was friendly
Place looked nothing like photos on internet dusty units paint work needs an upgrade dampness in bedroom curtains and nets need renewing manky white towels wernt white where grey alarms going off bed springs every time you moved pinged carpets wernt even hoovered people we spoke to checked out same morning as us and said this for the same reason as ourselves even a young couple said they were devastated they had paid for 2 nights this hotel is not worth the money i would only pay around 15 pound a night for this room at my last option
Very Clean Breakfast was nice and tasty Very Polite chusband & wife who run the place 2 Minutes walk to Burlington Road West Tram stop. Minutes from the pleasure beach. Would stay here again.
Odd smell in the bathroom (We couldn't work out what it was)
The location was oergect, next door to the pleasure beach with a tram stop 2 minutes away.
The beds were horrendous, had, springs sticking out. Might as well have been sleeping on the divan base. Rooms were dated, bathroom was grubby. Could hear every ounce of noise coming from other guests and had bratty kids screeching on the landing at 7am.
I booked two double rooms. Although not very spacious they did the job. Beds were very comfortable and I do struggle to sleep in any bed other than my own so thumbs up for me. Rooms were clean and staff very polite. Breakfast was good it fed the family for the morning. I would stay here again as for us the location was great, close enough to the pleasure beach park and free parking on site so no need to find parking on the promenade. Its a nice 5 minute walk to the park.
The bathroom was quite cramped. Not spacious at all and the shower pressure not very strong. Main issue I think is size of the room for a double and like I said for sleeping it does the job. Other than that no real complaints.
DO NOT BOOK THIS "HOTEL"!!! we went 3 days with no hot water with 2 kids!! no refund, no apology just an asian with a fake american accent who lunged at me (a woman) and told us to get out of his hotel because i complained!! his wife had already admitted that they needed to repair the rooms facilities but then he denied it!! she apparently can't speak good english but amazing how well she spoke it when a complaint came in!! sure enough as i left after my complaint another couple were complaining because they had no hot water!! they are an absolute disgrace. other issues included the bar which was never open when it should have been. rooms were tiny and outdated!! horrible smell in "hotel"!! as soon as they took payment they weren't interested!! horrible couple who should be forced to close down!!

Room size was tiny & very outdated. The bathroom was smaller & not as nice as our touring caravan. Breakfast was poor & no atmosphere. The bar was dingy & closed when we got back from the pleasure beach.
