Thoroughly recommend this great hotel. Great value for money and Vernon made us feel very welcome, even providing dvds and toys for my 2 year old. We are regular visitors to Paignton so we will definitely be back.
I stayed here with my wife and our daughter in August. We had a brilliant stay which consisted of 2 nights. Vernon was very friendly, our room was lovely and clean. House was lovely and big, which also (Very kindly) included toys which our daughter could play with. Breakfast was great. We would happily stay here again.

We were lucky enough to stay in the ground floor apartment. Great location
Ground floor room with door to garden grounds was excellent. The owner was friendly and would make sure we were comfortable. Our child was also catered for with a selection of books and toys for his use.

Felt the breakfast could be improved. Continental is fine but felt there wasn't enough choice, no fruit on offer. TV on quite loud which was a bit off putting. Staff should have offered tea & coffee & toast, would have extra bit of service. Nice people but a bit haphazard.
Lovely double room with view of sea and paignton pier. Very clean. Two minute walk from seafront. Perfect base for amenities. Vernon was very friendly and helpful .
Although review said limited parking there was only 2 parking spaces with only 1 space available some of the time. However there was cheap overnight carpark nearby and and on road outside so not too much of issue.
Owner was very friendly and we were made very welcome despite only staying one night.

The curtains were two foot shorter than the patio window you felt like you were in somebody's private house when you walked in shoes coats in the hallway The breakfast was which consist of bowls of cereal were not fresh on entering the buding there is a massive sign about a feud with neigbours ,not pleasant reading
Warm and friendly,the house was very clean,everything you needed was at hand.
After reading some negative reviews we were slightly concerned after booking BUT needn't have been. The guest house delivered as it says on the website, our family room was very clean, the breakfast was very good (not cooked however there was a choice of cereals, croissants and even apple turnovers plus tea, coffee, etc. Vernon was very friendly and welcoming and advised us of the bathroom location, the fact we could use the facilities of the house and said if we needed anything else we only had to ask. For a family staying for a short break, the family room was very nice and clean and the bathroom (not ensuite as we were aware) was very clean with a good power shower and clean towels provided. I can only assume the people leaving the very poor reviews were expecting service and a room type to that of a hotel chain (which a guest house would not be) and if you want ensuite, a bar, plus other mod cons (with the price this comes with of course) then this would not be the place for you, however if you want a nice clean place to stay, with a nice host and made to feel very welcome then I would recommend this guest house at a very reasonable price. The location. Close to beach. We had a carpark. Greeted upon arrival. Clean kitchen.
Didn't think the rooms or bedding very clean. Not overly comfortable. A bit run down.

seagulls were terrible but its a seaside place. didn't like sharing bathroom was supposed to be on ground floor but was upstairs. ok would be better, sort of inbetween fair and good.being an older person would not go again,possibly better for younger people.

made to feel very welcome. a real home from home place. shame its shutting at the end of the season. owners went out of their way to accommodate us (we were going to a party in the evening )no rush next day for breakfast/ to be out of room before dead line .came home feeling very relaxed thanks guys

Ideal location, just off the seafront. Vernon & Jodie were very welcoming and the whole thing was very relaxed. Room was large and comfortable, with a sofa, tv and decent beds. We were told that we could use the kitchen and dining room (were a fully Sky'd up massive TV was!) and while there was no en suite bathroom, the advertising was clear about this and the bathrooms were clean and had an excellent shower. The whole vibe was less of a B&B and more of a home away from home feel to it. Was very easy going and we all felt at home right away. Wouldn't hesitate to recommend it and in fact, already have to friends. Would come back again in a flash, no stuffy old B&B vibe here, nice and relaxed and left to your own devices. Fantastic!
As with any busy seaside resort, parking can be a problem, but that's not the fault of the B&B... We coped!!
CLOSE TO THE BEACH
BEDS WAS WET BECAUSE LEAKING ROOF WHICH WAS COMING DOWN THE MAIN LIGHT IN BEDROOM. No cooker which work means food had to eat out . Very in happy staff telling us we was lowering him money . And just wanted us out
The host Marie was lovely. The location was right near the sea-front.
The room wasn't en-suite (which I knew about in advance), it's a pain when you have little kids.

No on suite no breakfast exept crossiants and pastry.no kettle in room or glasses for water. Had to make my own coffee after given a jar of cheap coffee and we asked for tea and was given a tea bag. The picture on website is old the house is yellow and has neen for years.

No cooker ( been disconnected ) no lamp shades in any room bare light bulbs , no lock on bathroom door( broken ) no mattress protecters , scruffy thin badly hung curtains that came three quarters down the patio doors ( left a 13 inch gap from the floor ) the only table ( well it was a sewing machine treadle with an old piece of chip board and clothe over it ) was in the bedroom with 4 mismatched chairs round it, no separate seating area or sofa , so we all had to eat in the bedroom, my granddaughter is disabled and the toilet area was up 2 steps, old dirty off cut of carpet doubled as a toilet/shower rug but if in front of the loo it didn't reach the shower cubicle and visa versa, fire door in bedroom was kept locked, other bedroom was converted garage , floor was up and down ,very dark due to small windows, decking area was covered in seagull droppings, as was the bedroom windows, after 3 days I washed it off as it got on my nerves, wheels missing off one of the double beds ( floor slopes so that May have been a good thing ) food left by previous guests , ie half full jars of jam marmalade etc out if date cereal , open box t bags, which the proprietor made out he had left for us, carpet in " garage bedroom" looked like it had come from a skip , it must have been pink in a former life as there was still a pink square on the dirty off white, we also had to fight our way through a line of washing almost every day to get to our entrance, Half a dozen coat hangers but no where to hang any clothes, just a small scruffy chest of drawers in each bedroom( knob missing on one)and a couple of drawers under one of the beds , which are not king size as described in blurb ( I measured the bed it was 47 inches wide ) I know sounds sad but I always carry a tape measure after being dragged round DIY stores, all in all not great
