I was given a free 'upgrade' on arrival which meant I had an en suite and also was on the ground floor, which suited me fine. Facilities were second to none, and the breakfast was very good. I will hope to return in the future and would highly recommend this establishment to anyone.

definitely value for money.It is difficult to find it for first time as one needs exact route planning for budget traveller coming on no.49 bus.A route map from the named bus stop with names of road to walk would be very helpful otherwise easy to get lost. My room had a sloping roof and did not want to get my head wedged so I had to turn around to sleep

Really good value for the money. Wifi included. Breakfast included. Conformtable bed. Very friendly and helpful staff. The location is good, not far from the centre of Edinburgh (I sometimes walked rather than taking the bus).
Seperate bathroom (was not really a problem, as I first thought).

Smith's Guest House is very good place to stay. The bedroom was to a high standard. I liked the location which is a 25 minute walk from the centre of Edinburgh. A bus stops close to the guesthouse. But the main buses are a 7 minute walk. The staff were very welcoming.
These are not criticisms If you have mobility issues then going up the stairs to the second floor might be difficult. Check ahead. While not that far from the centre, though convenient for the University check the location in online maps.

cramped room, toilet in the corridor, far from Princess street by walk (but only 10 minutes by bus)
Confortable and clean, quite decent food, the owner is particularly nice and available.
Bed lights did not work
The room was pretty good and comfortable enough, and the en-suite shower worked well. The breakfasts were superb with loads of choice. And the host was incredibly friendly, helpful and flexible.
