We didn't get the room that we expected
Location was great for the Great South Run, the room was spacious and clean and with the added bonus of a roll top bath which was needed after the run. Very good room service and breakfast as well.
Parking was a bit hit and miss although we got a space OK and was issued with a permit by the hotel so avoided the resident only parking restrictions.
The staff were helpful and efficient. The bed was very comfortable.
The Attitude from the managers concerning late check out. When agreed at the time of booking this information was not given to the reception staff which made the situation awkward. The reception was locked and we were waiting on the doorstep. The rooms were tired. The restaurant was across the road which would annoying if it was raining. In my opinion this hotel was definitely not worth the money and we will not stay there again.
Accommodating, pleasant and friendly staff. Great breakfast. Our room was clean and comfortable and a great location - pretty easy to walk most places. Pretty quiet for central location too.
The parking was a bit of a nightmare and it was hard to find somewhere late in the evening!

The wifi didn't work all weekend, tried to book a table to eat on the Saturday evening to be told it was full, but would have thought priority would be given to residents.

staff ,location and restaurant
Our initial contact with the receptionist, Serena, set the tone for our visit. She was extremely helpful to us. We stayed extra days. The food was great (chicken caesar moist tender delicious flavours); room was large comfortable and nicely appointed.
Throughout our stay the restaurant staff and cleaning staff were exceptionally helpful (eg directions, helping with luggage etc). However, the other receptionist was not helpful, especially when could not extend our stay (place was full). We were dismissed.
Paid £600 for two nights in a room in the attic! Couldn't find any where else due to Good Wood festival.
The staff are wonderful and really can't do enough to help, even when they are busy.
Lack of parking spaces.
Can't think of anything ... Only one light gripe. We had to wait almost an hour for room to be ready. However we were offered drinks while we waited so it was fine
The jacuzzi bath was great. Room for three people ... Furnishings were good quality.
If you're taller than 5'2" you will definitely hit your head at some point if in one of the top floor rooms. The wc located under a sloping ceiling which is a ridiculous place to put it. Quite cramped and limited ventilation. Not really what I'd call 'boutique' it's more a guest house punching above its weight.

Small room, overpriced.
I read on the web site that there is sufficient parking for the 5 houses that make up this 'hotel'. This is not at all true. There are only 8 car spaces available on a first come basis. We had to park our car on the road side and obtain a permit from Reception. Even the Receptionist admitted there was not enough adequate parking for this hotel. The road is very narrow and as we were leaving the hotel the dust cart was having difficulty negotiating it's progress as cars are parked both sides of the road. We stayed in the Somerset House of the hotel and had to register at the hotel opposite as was the restaurant. This is nothing like I expect of a hotel - in fact how this can be classed as a hotel surprises me - should I have guessed from the word BOUTIQUE!? It is only a set of old large houses converted to rooms. Reception staff were very rude when I took exception to the parking arrangements and my lack of sleep as our room on the front of the property was right on the busy narrow road.

It was unclear before hand that parking is basically on the street and can be a fair distance from your hotel depending on space. There was 5 Parking spaces that the hotel owned but their full most of the time. It is situated on three very busy little streets which leaves you wondering if your vehicle will be ok in the morning!!
Accommodation was good and the staff were excellent. Well situated in Southsea near to the sea and the local restaurants.
We had a top floor room which required us to go up two flights of stairs. If we had mobility issues this would have been a problem. Parking was a bit difficult, the advert for this hotel suggests that there is parking on site but when you get there you get given a card to put in your car and directed to find a space in the local vicinity, not so clever in the dark! We were a little bit disappointed with breakfast being a buffet, paying these prices I would have expected items to have individually been prepared and cooked.
Situation, helpfulness of staff and quality of food.
Problems with sink, fixed after a wait. Shower door leaked, wetting the bathroom floor and floor of shower slippy for oldies like us!
