Ideal for town or ferries.
The location was ideal, a short pleasant walk into town. The owners were friendly and helpful but not invasive. The room was clean and comfortable, excellent value for money.
The noise from the road
The breakfasts were good and the facilities were clean
We were travelling as a group of female hikers. On our arrival we were told that all female groups were not welcome, and that it clearly stated this on their website. I double checked and it says hen parties not welcome. Even though we were clearly not there for a big party weekend we got read the riot act and they basically warned us to behave. Not impressed by this. The rooms were also very hot!
The location of the building.
We turned up at term past four as the check in was at four. There was a queue as the front door was locked and the owner did not answer the doorbell. When the landlady eventually answered the door she told me off like a petulant child for not ringing the bell-which the other guests had already done. I found her to be rude; the service to be poor and the bedroom to be well below average. When the listing says double bed they mean a queen bed stuffed in a moderately clean room next to a very busy road with traffic coming and going all night. The bathroom is shared; which is fine except I wouldn't use the shower because it was disgusting and the loo had poor drainage which I was expecting to block. We booked for two nights but left after the first night because my husband and I were so tired we couldn't face another night so we cut our trip short and drove four hours home at night so we could have the comfort of our own bed. I would recommend spending the little bit more money and getting a travel lodge.

Suited early morning voyage
Great location right next to Poole park and short walk to Poole quay.
The owners were quite rude and on showing us to the rooms said 'no damages, no mess I have your card details!' Slightly unnecessary as we are all in our 30's. Also our room was on the road so very noisy.
Local to park and town. Lovely spacious room with tasteful decor. Good cooked breakfast. Easy parking.
Very noisy at front of the house where our room was. Therefore unable to have windows open. Recommend booking rooms at rear.

Noisy main road
The price seemed very reasonable but given how poor the room was I wish I had paid extra and stayed somewhere better.
The owner walked into my room unannounced. The room was dusty and dirty. The road was very noisy. There was aggressive banging on the window next to my room from 12:30am until 7:45 am by two men. The owners ignored it and the fact that they kept raining the hotel phone. I was actually quite frightened. In the morning I heard the owner having an argument on the phone with the people that had banged on the door throughout the night. I was most upset and would suggest the property is removed from booking.com. The is the first bad review I have ever left but I feel I have no option.

Noise from the busy street !
Good value, good quality of furnishings - had everything we needed and good location.
We had the family room which was pretty cramped with a double + 1 single in it - fine for 1 night but wouldn't want to do a long stay. Bit of a noisy road.
I liked the efficient way I was signed in and everything I needed to know was explained very well. the room was cosy and the bed very clean and comfortable.
the grubby window sill which had collected dust behind the curtain and a few cobwebs in close proximity to my bed. I wasn't too keen on the enormous spider who revealed himself at 6 am on my last morning at the guest house!!! LOL Where had he been all week???

I needed internet. It didn't work. Carpet - I don't like carpet anyway, but especially if it's oldfashioned. Overpriced especially as it didn't include breakfast. Road noise busy with trafic
Quiet room, close to park, welcoming host.
It was clean and easy to find. Plenty of towels and a kettle to make a hot drink.
I booked a room with a double bed. The bed was not a standard double - thankfully we are both slim people. There was no flexibility for breakfast outside of normal hours which I had asked if possible on booking but got no response.
Very relaxing, the bed were very comfortable! The shared bathroom was very clean and tidy. The owner Peter has been very kind with us!

Close to ferry port
The brochure giving bus info, wifi and TV instructions. Cleanliness. Allowed us to drop our luggage before the very late 4pm check in, although we were told that we would need to arrive soon after calling because they had errands to run. Wifi and TV were good, bed very comfortable. We could walk to the historic center, but would have been a hike for less able-bodied.
Instant coffee No common area available at all times for snacking or take out, since not allowed in room. Street noise. Very little contact with hosts. I usually get more of a greeting and followup at a tourist hotel. Host available from 4p to 8p, unless you ring a bell. Doors either said "private," or were numbered. Brochure said we could eat in the dining room, but couldn't tell which door it was behind, and didn't want to disturb host after 8pm.
A very friendly welcome and a beautiful room - everythig was just great! The B&B has a fantastic location right next to the park and boating lake.
