This stylish, family-run guest house is close to downtown Edinburgh and has easy access by bus. It has free parking, free Wi-Fi and attractive rooms with Freeview TVs and DVD players. The Southside Guest House is one mile from Edinburgh Waverley train station and the shops of Princes Street. The regular buses take less than 10 minutes. The stylish rooms have private bathrooms and are individually decorated and mix original features with modern facilities. Some rooms faces Newington Road and some look out over the rear garden. A full cooked Scottish breakfast is available, along with vegetarian and vegan alternatives. There is also a daily special, cheeses, oatcakes, bakery items and fresh fruit salad. Hotel Rooms: 8

The building and our room were both absolutely beautiful. The hosts were helpful, attentive, and charming. The breakfast was excellent as well. Bed was a bit creaky. Also, the location was less than ideal -- the walk between the hotel and the downtown area was not too long, but the neighborhood you walk through was a bit dodgy. Lots of cheap take-away restaurants and discount stores. Highly recommend you take the bus or taxis, and skip the walk. It was not so bad that I would not return, just get a bus pass and head straight downtown.

On the plus side the host Franco was excellent and the breakfast superb it is just a shame the room did not match either of the aforementioned. My expectations of this Guest House were somewhat raised by the extremely high mark it had been given by previous guests however as soon as i entered our room and noticed the huge stain on the ceiling my heart sank. Further investigation revealed a somewhat shabby bathroom in need of a major spruce up in fact the whole room could have done with a bit of a spruce up not to mention the attentions of a duster. There was also the strange hot and cold running water which was an issue whatever time of the day.

Franco was superb, incredibly helpful and the food was excellent. Accommodation very tastefully restored and rooms we were in a home from home. There was a smell coming from the en suite which wasn't pleasant. The rugs in our room had not been vacummed in a while.

Very comfortable room - ideally placed for University and only short distance into town centre. Lovely breakfast (with Bucks Fizz on Sunday morning !!). Franco was very attentive and couldn't be faulted. We would have no hesitation about returning again.

It is situated on a very busy road, If you are unlucky to have a room at the front of the house you may well have a very disturbed nights sleep. I stayed in a single room at the front of the house and when the window was open I was unable to sleep due to the noise of passing traffic. On both evenings I was very aware of a very unplesant odour in the room.

It was a pleasure to stay in the Southside Guest House. Good atmosphere, quiet large room, good meal and nice hotelkeepers. Everything was perfect exept if there was a writing desk... but it was a small thing.

Southside came highly recommended and did not disappoint. The owners are attentive in every way but never intrusive. The rooms have a luxury feel for a B&B with comfort and charm given the highest priority. Breakfasts are an absolute delight and to be savoured. One of the best B&Bs we have ever stayed in.

Southside was a class a part from other B&B's I have stayed in around Edinburgh. The location for the centre was excellent, the hotel was beautifully kept with a "leave you alone" culture and atmosphere. The breakfasts were excellent and the rooms spacious with character making you feel relaxed and at home. The facility of a dedicated carpark space was helpful if you were able to book it. The lack of parking facilities would otherwise be a minor niggle. Overall: Highly recommend and I shall be visiting again.

The room and facilities were great and the location was perfect. We ate at a couple of restaurants just across the road, and the food was lovely. Franco was the perfect host, and he even gave us a basket of food the night before as we had to be up early to go to the airport.

The owners are extremely friendly and helpful. Place has a good vibe, unique style. Has a very good selection of DVDs for the guests to watch. Good coffee and breakfast.

The Hosts, Franco and Lynne were very welcoming and the Breakfast were fabulous. The rooms nicely furnished with lovely toilletries. Also a good choice of DVD'S. Greyfriars Bobby worth a watch! A lovely couple of touches, the crossword at breakfast and a print out of the local weather forecast. The stairs may be a problem for older, infirm people.

Franco and Lynne were superb hosts. The location of the guest house is in a central location, perfect for sightseeing. Attention to detail was evident and welcomed. For example, breakfast was varied and tasty. Bucks fizz was also on offer which was a pleasant surprise. The rooms are big, warm and stylishly furnished. The toiletries are of a high quality as with the varied teas, coffee, biscuits and bottled water in the room. The bed was very comfortable and late night check-in was no problem. We had an early check-out the following morning and Lynne and Franco prepared a breakfast package for us to eat in our rooms or take to the airport. Edinburgh itself is interesting and lively so overall - a great experience.
