For a start I thought I had reserved a room at the UMI hotel not the Square so it didn't help to find myself at the opposite end of Brighton that I wanted to be in. The bedroom was very small with the heating on full blast - so very uncomfortable even with the window open. £155 for the night plus £10 each for a continental breakfast (if we wanted) was not good value for me. Also no real bar which closed at 10:00 anyway - not a lot of use when the show we were going to finished at 11:00.

We always book the square when we come to Brighton We love it!! Location! The style of the rooms! The comfort of the bed! And the lush bathroom! Can't fault it at all!
We stayed in room 5, it's a great room and will ask to stay in there next time we come to Brighton
Fabulous location for the beach, shops and lovely pubs. The service was second to none, the style was modern and we both enjoyed our continental breakfast with a sea view. The bed was comfy, shower hot and the room quiet. Would stay again as a couple.
Rooms were a little small if staying longer than a couple of nights. Decor could do with a brush up here or there. No parking (but that's standard in Brighton)
Large comfortable bed & crisp cotton bedding. Very clean bedroom & bathroom & soft, white, fluffy towels. Tea & coffee making facility in the room.
Unfortunate drain smell from the en-suite shower. Unsightly unfinished repair on wall under window. Single glazing on window. Broken horizontal louvre blind.

One of the staff told us that if we pay for a days parking it will last for 2 hours after our time. We payed up to 10am and she said that we get till 12pm when we returned to the car we had a parking ticket which cost us £25

Room a touch run down (blinds, broken panel on dresser, paint coming off walls, skirting board broken), drainy smell in room, no privacy with bathroom - glass door, no lock, right next to bed - small room (although this was advertised as a small room so can't really complain), lack of little touches in room - not enough herbal tea, no water glasses, water jug. If it had been for more than one night we would have asked to be moved.
We love brighton, and we will now only stay at Square. We have stayed there twice now an both times our rooms were absolutely brilliant, so clean, extremely well decorated & to our taste. Cannot fault the staff in any way, and the price is very reasonable.
The hotel was perfect for me and my boyfriend, close to shops, bars/restaurants and a sea veiw from our bedroom! The staff were lovely and laid back and always greeted us with a warm welcome! Our room was done up beautifully and the big bath which you could just about see the sea from was gorgeous !

we booked square as we were going to the wedding present weekend festival at concorde 2. its a short walk to the venue, and also very close to the beach, and town. very welcoming on arrival, we were shown our room, very nice, firm bed, nice shower, tv worked. there was a mini bar, although we didn't use it, enough tea and coffee etc. there was also a view of the sea, sort of. we will definitely be coming back to square next year for the festival, and hope to stay for a few more days, and will bring friends.
The room was lovely with great modern decor. The staff was the friendliest and was very honest with everything.
The room has 60 steps to the our room which was on the top floor, although this is the design of the dated buildings. There is no way of getting a lift built.
I like the comfort, the bathroom, the room. It s very clean. It's fantastic.
The floor is not in good level and because of my sickness, I cdnot enjoy my holiday on it. I became dessy.

On the advert the room we booked had a sea veiw and it said breakfast included which wasn't the case. The doors haven't got a catch and was very loud. The bed headboard was out of place. Boiler broke down the friday night we arrived was not fixed until the sunday morning we were going to leave. We had to use our friends shower.

The staff are very friendly and helpful. The location is convenient as it's so close to the Esplanade and town centre, and you can see the sea if you're at the front of the hotel. The room size was good although we did pay more for a larger superior room. There is tea and coffee making facilities and a fridge/mini bar.
I think the rooms are overpriced for what they are and for the service they are offering. They are clearly aiming for the boutique hotel market but they need to up their game if so. You can see that although the hotel and decor is in fair condition it does need money spending on it. Apparently it has just changed ownership and the new owner plans to refurbish over winter 2014. It can be noisy at night due to revellers outside, but that's Brighton. There are no staff there overnight so if you have neighbours who are being noisy you could have a bad time. Luckily we were fine. I was not a fan of the erotic art on the walls. I thought it made the place feel seedy, as did the huge mirror which was strategically placed directly at the foot of the bed - there was no avoiding that one. The bathroom is not private as there is a floor to ceiling window panel between it and the bedroom. They currently only serve a continental breakfast which was also overpriced. I saw the rolls and croissants I was served later in the Co-op a few meters up the road priced at four for £1, so I felt bit ripped off. They also need to sort their drains out as there were a few unpleasant wafts coming up from the plug holes in the bathroom.
