Very handy for Prestwick which we were heading to for an early morning flight. Despite turning up very late and leaving very early all instructions were clear and we all got a decent sleep.
Having to get up at 4am for an early flight.
Cleanliness rooms were clean and the staff were good. Always refilled room with coffee etc.....
Bed pillows. Uncomfortable sleep for duration.(4 nights) Room next to laundry room and washing machine on late in the evening. No FRIDGE OR MICROWAVE in room as stated in description from booking. Shower going cold at times, plus noise level from other guest next to our room was very loud. parking was a bit of a nightmare as well.

The room was clean and the facilities were good. The staff were helpful. It really felt like home away from home. The location was good for getting to the town centre and station with ease if you enjoy a brisk walk. Very good value for money.

Very poor soundproofing. Heard every word people in room above said. Arrived at 2pm and had to wait for nearly two hours for room to be ready, yet were expected to vacate room at 10.00am on day of departure. The fact that the owners were not on the premises; indeed no-one was, except the other guests.

We arrived late evening, there was no staff onsite, had to contact them via phone to get in, didn't see any staff at all.

Missed a continetal breakfast
It was warm, and being able to use a full kitchen was useful. It was in a fairly quiet area and it was run by friendly people.
The walls were fairly thin and it would have been nice to have silencers on the doors. Also maybe notices to put on outside of the doors would be useful. Quite a number of times, people either came in or tried to enter our room while we were resting.
Good Wi-Fi on the whole. Plenty of room to park nearby. Plenty of room to hang the towels after a shower and nice soap. I would recommend this place to single friends rather than families.
Room was quite dingy and all the beds were single beds - no double bed for a couple to sleep in. I thought I requested a family room?! The milk for the coffee tasted "off" even though they were in-date (Nov 2014). No shampoo provided, but luckily I brought my own.

Not far from Irvine - walkable with lovely sea-front. Communal area well-equiped with coffee-maker, microwave etc. Relaxed environment.
Given instructions for access but did not see anyone. Arrived at 19.00. left at 08.30. the following day. No breakfast.
The email conformation said we could check in from 12.00 - 00.00. We arrived at 12.15 to find our room wasn't ready. Phoned reception and was told check in was from 14.00. So had to wait over an hour and a half to get into our room.

No staff, could not get in to property: should have had an email that gave details but did not receive it. No reception, no-one to welcome you.
Cheap & cheerful.
It's called a guest house, but I would describe it as a hostel, more suitable for backpackers. Pillows & duvets awful, beds uncomfortable. I suppose you get what you pay for.
Great base for a short stay
House is old and noise from other rooms is annoying especially when trying to sleep
