In the heart of Irvine, Braidmead House is just 2 miles from the sandy beaches of the Firth of Clyde. With free parking and free Wi-Fi, the hotel also offers fine Scottish breakfast.

In a peaceful yet convenient location, this 19th-century farmhouse is close to highway A78 and about 15 minutes from Prestwick Airport and 40 minutes from Glasgow International Airport.

Good kitchen Reasonable space in bedroom No bunk beds Clean Easy access
Excellent value for money and close to town centre. Comfortable rooms and good facilities.
No staff presence.
The room was clean and the facilities were good. The staff were helpful. It really felt like home away from home. The location was good for getting to the town centre and station with ease if you enjoy a brisk walk. Very good value for money.
the room, facilities and location were excellent
We arrived late evening, there was no staff onsite, had to contact them via phone to get in, didn't see any staff at all.
Good bed, nice ensuite.
Missed a continetal breakfast
It was warm, and being able to use a full kitchen was useful. It was in a fairly quiet area and it was run by friendly people.
The walls were fairly thin and it would have been nice to have silencers on the doors. Also maybe notices to put on outside of the doors would be useful. Quite a number of times, people either came in or tried to enter our room while we were resting.
Good Wi-Fi on the whole. Plenty of room to park nearby. Plenty of room to hang the towels after a shower and nice soap. I would recommend this place to single friends rather than families.
Room was quite dingy and all the beds were single beds - no double bed for a couple to sleep in. I thought I requested a family room?! The milk for the coffee tasted "off" even though they were in-date (Nov 2014). No shampoo provided, but luckily I brought my own.
Easy, convenient for our purpose, great value.
clean, good kitchen, good size room,
staff not on site after 5pm and in morning to assist with any problems.
Furnishings, lay-out, location.
Excessive noise from adjoining rooms
clean, good Wi-Fi, good kitchen equipment,
Staff not available if any problems
Not far from Irvine - walkable with lovely sea-front. Communal area well-equiped with coffee-maker, microwave etc. Relaxed environment.
Given instructions for access but did not see anyone. Arrived at 19.00. left at 08.30. the following day. No breakfast.
The email conformation said we could check in from 12.00 - 00.00. We arrived at 12.15 to find our room wasn't ready. Phoned reception and was told check in was from 14.00. So had to wait over an hour and a half to get into our room.
Spacious rooms, located in town.
No staff, could not get in to property: should have had an email that gave details but did not receive it. No reception, no-one to welcome you.
Cheap & cheerful.
It's called a guest house, but I would describe it as a hostel, more suitable for backpackers. Pillows & duvets awful, beds uncomfortable. I suppose you get what you pay for.
Great base for a short stay
House is old and noise from other rooms is annoying especially when trying to sleep
A good place with everything you need for a short stay. good shops and food outlets in the area.
On street parking
Good kitchen aeea available for use Good sized room
I like the fact that you have use of the kitchen facilities which is useful when you have small children with you.
Everything can be heard from room above.
Room had everything you needed.Compact sower room, towels, kettle, plenty of tea, coffee and mugs.
Noise floor boards which creeked everytime people moved above us. Not the most comfortable of beds.
I stayed in St Andrews Guest House roughly seven years ago, and when i stayed this time, i found it was refurbished which was good. I liked the self catering aspect of it, and the easy code door entry. You were left to do your own thing with no early morning cleaning if you fancied a bit of a lay in. All in all i enjoyed my stay.
I did not like the 10am room vacate, as i was catching my bus home to Inverness at 11.10am, which meant i had to wait at the bus stop for over an hour in the cold and rain, I asked the cleaner if i could hang about for an extra 15mts and explained why, and was told no, that guests were arriving at 11am, but i checked on the site and check in is at 12 noon. I know that they have to get the rooms cleaned for the next people, but i was not stopping the cleaning as i was all packed and ready to leave. What harm could 15mnts have done as i am 70 years old.
Great little place to stay overnight, it had everything we needed. We arrived late, and although there is no reception, they had provided clear instruction on how to access your room.
A towel rail or a hook in the bathroom would have been handy.
The location is good, not far from City centre, maybe 30 mins walk to harbour. Kitchen was useful. Quiet.
The room did its job, very dark though and the beds were terrible. 2 single beds which were squeaking as soon as you moved a foot or hand and the springs in the mattresses actually left imprints on the back.Very uncomfy. Can't say anything about staff or owners, because we didn't see anyone. In the bathroom sink were some left over shaved hairs from a previous guest. Would not come back.
The location was perfect and room was well cleaned. We arrived very late but, through a phone call to booking.com we got our room number and entry code; which made it possible for us to enter even though the staff wasn't there. The staff were very friendly to us. Thanks a lot Carmen and Andy. Keep up the good job.
