Quite location, good connection to buses. Good base for Isle of White and Portsmouth
Hotel OK. Southsea a bit quite at night. No pubs in walking distance. Limited car parking
Like the whole place, good area, excellent room and bathroom. Nice area for breakfast.
The staff on the reception desk were not very friendly and didn't really make you feel welcome. The wait staff were very good
The situation The decor Friendly staff Free wifi Easy parking
Beds not very comfortable (but we got used to them!) Small teapot in bedroom Thin orange juice
We had a very nice and spacious room on the ground floor with a nice bath room. The Wifi works perfect. The breakfast was very nice. The fresh fruit plate delicious for me and my boyfriend felt in love with the cheese omlett. Everything was fresh cooked by the Chef himself. When we arrived we had a problem a problem with our car and the owner helped us the next day to arrange the car pick up on the next working day and found for us a good and reasonable priced tyre dealer.
The very strict breakfast time. 8-9 during the week and half an hour later for the weekend. We are no early birds and in holidays!!!!!
freshly cooked breakfast every morning staff wonderful bus stop 5 minuets away hotel quiet

Excellent quiet location close to all the amenities.Friendly proprietor & staff, very clean & comfortable en-suite room with adequate breakfast menu available, if required.
Room was clean, comfortable, spacious and also quiet. We liked the two sinks (his and hers) and loved the birds in the garden! The staff at breakfast were courteous and we loved the homemade jams.
We felt the host made us feel awkward when asking f
Everything was as it should be, Clean spacious rooms with en-suite facilities. Delightful and varied breakfast menu served by the wonderful staff nothing was too much trouble. The Hosts were welcoming, informative, and relaxed and left you to enjoy your stay just the way i like it
Unfortunatley we had to leave but all holidays finish at some point.
Rooms very clean. Staff helpful. Beautiful breakfast, loved the homemade jams.
Didnt have a bar to have a glass of wine etc
Well situated for beach front Comfortable bed and sheets changed mid week
Small attic room 4' high wardrobe Tiny drab en-suite No warning of being 3 floors up and no lift Not the usual B & B where breakfast cereals/fruit etc laid out to help yourself Cooked breakfast not served on normal size dinner plate. More like large side plate. 2 of us so we got 2 slices of toast. All a bit meagre compared to other places we stayed. This was 4 star but we had more variety of breakfast and better room in 3 star b&b's
Great for just the weekend
The people that owned it wasn't very happy, just a bit off putting !!
The room is very cozy and stylish.
The staff is not particularly impressive. When we just arrived and the front door is locked, we rang the bell twice, and the person who came out said "I heard you the first time" with a cold expression.
Spacious room. Car parking available. Tv and wifi available. Breakfast nice.
The bed in our room was quite noisy when turning!
nothing to say
Location close to Bus stop and a short distance to town.
The furnishings in the bedroom and ensuite bathroom were well above average. We especially enjoyed the fresh air from our open windows overlooking a lovely garden. Quiet, clean, cozy, even the bed linens were simply beautiful. And the service was just great--competent, friendly, but not at all pushy.
The bedroom was spacious and decorated in a fresh and cheerful style
Good quality room, good staff over breakfast and helpful local info given.
Couldn't get Wi-Fi in my room as promised, had to go down two flights of stairs to get a weak signal in hallway. Also probs with the shower, apparently caused by other guests overuse of water, which left me delayed. No apology or regret stated over this.
The location was very good for canoe lake and Southsea promenade and a pleasant walk to the historic dockyard and Portsmouth shops and harbour. The breakfast was very fresh and tasty. The bedroom was clean and nicely decorated with a large ensuite bathroom.
very close to bus stop which we used daily to get into centre and were able to use bus pass
beds were not very comfy and shower was not very powerful
