As we were walking along the South coast it was a perfect location for us. The room was very nice with a lovely sea view, although the windows needed cleaning. Be aware that most if not all bedrooms on the 4th floor have a narrow staircase up to the bathroom. A couple of minor niggles about the breakfast.Although a good variety of food the scrambled egg was more like egg custard and the bacon was always spotted with white scummy bits.

The staff were very pleasant and helpful My wife, in her single room, received a nasty cut and bruise on her foot when a poorly fixed metal cup holder in the bathroom fell

I stayed in this hotel as I used to stay there 25 years ago on business. Then it was always busy with a nice atmosphere, good dining room with good meals. Now it is not a patch on what it once was mainly due I feel to the lack on internet facilities for the business people and the rooms are small and cramped. The hotel needs serious updating if it is to regain its former reputation. I was very disappointed all round. Then in the morning we had to wait 15 mins for our breakfast when there was no-one else, bar a couple who came in after us, to serve. I could have cooked a dozen breakfasts in that time. The breakfast wasn't very good when it did come and the coffee was disgusting! Very Poor.

Great location, friendly staff and a reasonable price. The hotel was obviously operating on a skeleton staff. Returning from a night out at midnight we had to key a code into a very battered entry phone to summon someone to let us in. The connections were slightly loose and we had to try several l times before it dialed through successfully. This seemed a little

Friendly helpful staff , very willing to help in any way they could. Good location with lovely sea views(from our room). Reasonably priced. Very clean room. The overall decor and ambiance is a little tired, the The building shows its age and would benefit from some modernisation. There was quite a pungent smell , perhaps from the restaurant below, radiating through the place, to be fair it didn't really bother me, but one of our party who is pregnant at present found it sickening.

Price In need of huge modernisation, breakfast was awful, most of it tasted like it was out of a tin and dinged in a microwave.

This hotel was very disappointing. It looks very dated and tired with worn carpets and a pervading smell of curry throughout. The room was clean but very small and the radiator did not work. We were given a convector heater. The tv signal was weak with some free view channels not available. Wifi was advertised as available throughout the hotel, it did not work in room 104, dial up would have been faster. The smell in the corridor reminded one of the disinfected smell in an old people's home! Single glazed metal framed windows meant heavy condensation on the windows in the morning. Other than being located a few metres from the beach this hotel has little to offer. Not recommended.

Very cold weather especially being on sea front. We found the hotel rather cold, therefore, did not feel comfortable on arrival. The hotel would have felt more welcoming if the first impression was warmth instead of chilly.

The location was excellent for us. The hotel needs a major overhaul--lift not working, stairs and corridors creaked, elderly person had to scale 6 flights of stairs for room on 3rd floor, reception ?????, front door opened and closed with a clatter, Shower in one of the rooms did not work at all, breakfast was fair, but milk was sour. Chaotic!

Reasonable price. Good breakfast, lots of choice. Friendly staff. Sea view. Indian restaurant in the hotel - so the smell of curry lingers everywhere! Very dated decor. Quite a creeky hotel with thin walls - can hear other people walking around and talking sometimes. We travelled with another young couple, we booked both rooms at the same time and paid the same amount of money, but one room was much bigger than the other - strange and inconsistent.

Location. Near to Port Lympne wildlife park which we wanted to vsit. Near enough to London.Good fish restaurant next door. Did need a bit of cleaning on the stairs and other public areas. Lift did not work and we were on the 2nd floor.Wasn't clear from the road where the car-park entrance was so we parked outside.
